Privacy Water, Electric, sewer 30 amp/50 amp No tents QUITE PEOPLE LIVE HERE Water pressure great Leveled gravel lots Security everywhere The owners like monthly renters and they have spots for over nighters. No one hangs out in groups outside Next to 3 different rv service parts centers Truck stop 4 miles down road to weigh rig Upgrades made within last year They require a heated watered feed during winter and everyone has to wash their rigs once a year (you can do it on your lot) so everything is clean!! EDIT: NEW SITES ARE BEING BUILT I see people are worried about the trains. 2 per hr. and during the summer you cant hear them due to the trees. Thats not bad. No pit bulls which is great. RV lot does not have showers or a restroom so no smells! We were lucky enough to buy a new RV December 2019 and was told by the locals to head here to get packed in and use to the trailer. As we are new to the RV life, we were very grateful for the owners and property manager as they were always at hand. Its safe here. And everyone stays to themselves. It's been such a great experience that it convinced us to stay a lot longer. The other lots were either segregated (5th wheels near the nice part and travel trailers and old rvs in a ditch in the back of lot) or are just plain scary. The train over the bridge is absolutely beautiful and many upgrades to the property are being made as we speak. The trees during the summer dampen almost all the train noise. Ive been here for six years and I had to sit and focus to hear and count the trains for this post as I'm so use to the sound. My tv and the rain sound i play at night mutes all of the noise anyways.

It’s a love hate relationship honestly. The town is known for their train ports so you expect it, but this is a whole new level of learning trains lol. It’s not like the people there are bad. I wouldn’t go back just because of the trains being so active and being to close to a crossing, so the train starts blowing its horn right at the site (you can hear it loud and clear in the camper). We were on one of the sites that were farthest away from the tracks but I couldn’t imagine being the campers 100ft from the tracks (I tried to get a picture to show). They make you sign a contract whether it’s a week or a month etc. and that states no refunds and they mean it when they say it, which I could see why. I stay home full time so I got to really know the trains well and they come by frequently (every half an hour to an hour). The dog park is a maybe 20 x 10 area that’s all gravel and that’s so close to the train tracks that the one day I saw the conductor in the train. Cool but crazy and luckily it was going slow because a lot of them send you running for the camper hearing the nails on a chalk board sound rolling by. I did kind of feel bad for my dog because the month we were there she basically had to poop and pee on gravel the whole time. Expect for the 3 places we could take her to use the bathroom where there was a little bit of grass. The hook ups seem farther away from the campers and are some what odd. We shared a water spicket with the people next to us (picture below), weird but never gave a problem. They advertise the pricing as $600 a month plus electric, but with the $150 deposit they have you pay and the taxes, it’s comes out to $870 the first month, they put your deposit towards the first electric bill and per SC state law they can charge you taxes for the first three months. So if you stay that long it’s never actually $600 until month 4. Over all though the site is in close proximity to downtown Greer, it’s super cute and has some fun places to go!

If I could give 0 stars, I would. I’m not sure where the positive reviews are coming from but this place is horrible. There is no way the pictures on here are accurate. First, trying to get in is pretty tough. Next, you enter what seems like a Trailer Storage place. The original asphalt driveway that was there many moons ago has now broken up and being made to look like gravel. Not a tree anywhere. Very minimal grass but only on a site or two. They have an application process that made us feel like we were going to stay at a somewhat nice/ safe place. Total opposite. We prepaid for a week. Got there, hooked up because we paid and stayed and hour and half and finally said, no way! Found another place and are much happier. It says “Absolutely No Refunds” on their contract because they know once you see the place, you’re turning around. Trust me, DO NOT STAY HERE!!!

We stayed at this campground from 9/9 to when we left on 9/12/2021 to judge at an Antique Automobile Club of America event in Greenville. This is one of the best maintained RV parks we have ever stayed in. And definitely quiet as far as other campers. There were some trains that went through but we are used to that where we live so it didn't bother is. The lots are nice and wide and with plenty of clean gravel. And pretty level which is fairly rare. They have a nice dog park area. The only reason I am not giving them five stars is there isn't any bath room/shower/laundry facility at all. So you better be able to use the bathroom in your camper.
