Very rundown. YOU CAN TELL, they band aid alot of things instead of fixing it. Bathrooms get cleaned but they need to be updated and painted as paints peeling and you can see black spots on the wood. The kitchen area is gross def needs a good cleaning. Workers are very childish and rude. Spend time there and you can watch people come and go very quickly. Ones I talked to made there trip short or reserved someplace else. Pool is tiny.

We looked for over an hour to find our campsite. There aren't any numbers on the posts. The site we never did find, so we just pulled into a site. On this sight there wasn't any electricity that work. We plugged in to another site. We went to get water and it looked like ice tea! The office said that was the water here. They would not give a refund or reduce the rates. It wasn't a good camping experience!

This is an older rv resort with mature trees gravel laneways in an informal layout with sites a bit tight in some areas but then there are lots of open spaces mix in it all too, with an overall nice feel to the place. If you like those manicured resorts with paved lanes and a subdivision like layout then this place isn't for you. It has more of a camping atmosphere to it, which I like. There are a few items holding it back from getting a 4 star rating from me. One is the water quality. The water source is high in minerals and what I might guess to be iron since there are orange rust like stains at the spigots if they've been dripping and when I did a load of whites in the laundry facility, everything came out with a slight orange/beige hue to it. Ruined all my white clothes. Then there is the back part of the site where I'm guessing the long term residents stay. It's a little bit run down looking with some run down looking RVs. And if you're living in your RV you tend to have more stuff then space to keep it, so some sites have some stuff outdoors. It wouldn't take much to clean up the resort and bring a cleaner overall appearance to it by cleaning up vegetation and trimming, particularly in the back area where the long term residents are. And I'm sure they plan on doing just that. But when you're a family business like this is, I'm sure they just don't have an abundance of time and need to prioritize their efforts. With it being an older resort, it also has older amenities like electric power. I'm not sure how many of the sites are 30 amp but it's a bunch and modern RVs require 50amps. It's just a bit of an inconvenience when it gets really hot or cold since you're limited on AC and Electric heat you can use. Also the WiFi isn't useable. I've not been able to use it for anything. Then there is the pool, it's small and not overly inviting looking but you can't use it anyway, it's only for the owners of the resort who live here. They are very nice people and I enjoy staying here, because like I said, I like these older camping style resorts and I really dislike the modern subdivision style resorts that are way over priced. They charge as much as renting a condo these days. The price here is less than those modern resorts and in my opinion it's well worth what you pay. It's located about 10 minutes outside the City of Cedar Key. Which isn't a city at all, it's a very small town that is right on the Gulf, and kind of in the middle of nowhere. Which is difficult to find these days in Florida unless your inland. It's a very unique town that's part fishing village and part artisan touristy town. Very cool waterfront with bars, restaurants and shops built on piers and literally in the Gulf. There's a small a very nice beach right in the downtown adjacent to the bars and restaurants. Then a block away there are older buildings with artisan shops hotels and restaurants. Very unique and quaint. There are few nice features about this town that brings me back every winter to stay since 2017. I love it here and plan on returning for a bunch more years to go.

Owners are awesome. Loved this quiet little park. If you're looking for a resort, this isn't it yet - they're adding on, but if it's peace and quiet, this is it. Fenced dog area, clean bath house, clean laundry, lots of shade. I was looking for a place to park for a couple of nights with my two dogs. This place was perfect, Drove in to Cedar Key for dinner at Steamers.
