I have rented here for last 2 Februarys. Enjoy the pool, walking the park.

Our experience here was absolutely dreadful, the RV sites are set up face to face so there is no privacy at all. We had to share space with our neighbor!!! It is more low income housing than a resort. The homeless wander thru at all hours of the night stealing anything they want. Management knows it and does nothing to stop it. DO NOT stay here.

The location is great and close to the beach, but there are some serious issues to be aware of. There is no security whatsoever — no gate, no parking passes, and no one monitoring who comes and goes. There is also no staff on the grounds or in the office on weekends, which makes the security problems even worse. Our electric bike was stolen off the back of our car in the middle of the night. After talking with the manager and several residents, we learned this is a very common problem here. If you stay, make sure absolutely everything is locked up, even items in the back of your truck. We also had one of the most unfriendly neighbors we’ve ever encountered. He came onto our site without permission and even touched our belongings. I believe he assumed no one was home because the car was gone — but I was inside while my husband was out. We’ve been coming here for at least 13+ years, and it’s sad to say, but this will be our last visit. The lack of security, lack of weekend staff, and uncomfortable interactions made this trip extremely disappointing. We’re happy to leave and won’t be returning.

There’s no one available on the weekends, we arrived at night for check-in with no assistance. The shared bathrooms were locked, and the courts were closed with no access. I do not recommend it

We are staying in a little trailer rental in this RV Park. Very nice pool and laundry facilities right by the entrance. Cute little park. It is a mix of RV's, park models and small trailer homes. It is close to Aldis and other grocery options. Lots of restaurants in the area. It is a 15-20 minute drive out to the beaches on Anna Maria Island.

I went to rent a park model for my daughter and her family that’s coming down from North Carolina for a visit and when less than 24 hours later, they will not allow me to cancel, and they did not inform me of their policies at the time of purchase, nor will they give me a full refund, and my daughter and them are not gonna stay there because they didn’t even have the keys in the office before I made the purchase and after I made the purchase, I went to take a look at it and it was a dump. Their park models are horrible

I tried to add photos to this review, but they are not showing up….. but just drive around and see for yourself. We had multiple complaints from our guests that stayed in our Airbnb in the last 12 months about the look and lack rules of clutter and cleanliness. What is supposed to be an RV Resort, has turned into low income housing with disheveled campers and all of their junk to stored outside…. Trash bins overflowing with garbage,fences put up to keep animals in, old furniture left outside. All on deaf ears with hallow promises to address it. There are beautiful RV resorts all over the Tampa Bay Area, Arbor Terrace certainly isn’t one of them, look elsewhere

Our Premium Site was not so premium. We stayed on the back row Site 315, unfortunately it was extremely tight probably 2 feet from the next door camper. The little 3'x6' concrete pad that we had was cracked and sinking into the ground. The smell of sewer was awful. It was my in-laws first time camping with us, we would've loved to be outside a little bit more but the tight space and the smell did not let us. Wish i could've had a better experience. I suggest looking this campground up on google earth to see it from an aerial view.

I contacted the company regarding a friend's trailer, which is over 10 years old. They indicated they typically do not rent to owners of trailers older than 10 years, but requested photos, which were provided. Following confirmation of receipt, I was informed that they would respond shortly. However, five days later, there has been no response. While I understand their preference for newer units, the lack of a response, even a negative one, demonstrates a significant lack of professionalism and courtesy.

My sister lives here. It's a really great place. Lots of things to do. Not crazy about the neighborhood around it, but it's very nice if you have an RV and want to spend some long-term time here

My husband and I stayed with Arbor Terrace for 6 months. Absolutely great and helpful staff, top notch! Always something to do, seasonal get togethers, a good time. Would recommend to anyone looking for a reasonable campground/seasonal home.

Love our community! We started off as seasonal in 2015. Loved it so much we bought a little place annually. Thought we would want a 55 and over community so we sold. Then came back after a year. A lot of life here and the management is excellent. Couldn’t think of a better place to live the Florida lifestyle

Use to own a trailer there in recent yrs everything has changed now for the better. The park is always busy during season with a nice heated pool

This place should have everything right going for it but its lacking in many places. I thoroughly enjoyed the other renters that lived around me, but the office staff has zero communications with each other, one person tells you one thing and the other something entirely different, so don't ever trust what they tell you. My husband and I stayed in a cottage for 5 months. The bed seriously needs to be replaced, in fact I slept the last 3 moths I was there sleeping on the couch. Yhe washing machine leaked water all over the bathroom floor and after telling the office staff that the bed needed replacing, the washing machine needed fixing and the a lightbulb in the bathroom needed to be replaced many times, I just gave up. The wall in the bathroom was so swollen that we could no longer close the bathroom door, nor could i do our laundry any longer in the cottage, but instead had to pay a for it in the laundry room after already paying for it in the cottage. They did finally replace the light bulb after 2 months of asking for them to do it. There are plenty of people working in the office but they are generally busy planning what they will be wearing to the next big event in the park rather than doing what really needs to be done. The company that owns Arbor Terrace would be wise to pay a higher caliber office manager and maintenance workers, that know how to communicate with the patrons and with each other. Arbor Terrace is over priced, over booked, and money hungry enough to pack people in like sardines. So if you like this sort of thing...enjoy your stay. But I would think twice.

We have been coming to Arbor Terrace for 9 years and have seen many changes. All of them for the better. The park has improved by leaps and bounds. Sonya and her staff try very hard to make it a wonderful place to stay. They have always treated us fairly and with great attitudes. Amber plans some unique and awesome events that we really enjoy. There are many upgrades planned for the park but as with everything else it takes time. I choose to see the good. I choose to be positive and see the direction the park is going. We are here for 6 months every year and we love it. When we arrive it is like coming home. Any place is only as good as you make it. This is not the perfect place for everyone but it is the perfect place for us. Thank you Sonya, Luz and Mercy we appreciate everything that you do for us.
