This property needs serious yard/lawn/grounds maintenance. Bushes are way overgrown. Our site was narrow. There is a dog park and a playground that both need attention. The views of the foothills are beautiful.

We were going to dry camp in the mountains nearby. But when the weather report called for snow in the low elevations we cancelled and came here for a few days. We've been to a number of KOA's, they're not always great. But this one was on the low end. When I pulled in there was a sign with an arrow saying to stay to the right for check-in parking. But there are no designated parking spaces. You just have to block the road. Went to the office, all the lights were off. Store has barely any merchandise. One cooler is unplugged and the other has just some soda and water in it. Several flags, including their American flag, are torn and tattered. Everywhere you look there are things that are broken that no one fixes. I paid for a premium site, what I got was a broken concrete picnic table pad and a mud-pit of a site. Hookups are all the way at the back so I parked as far back as I could to be able to hook up. There was trash in my site as well as some old metal plumbing pipes that look like they just got dumped there when they were replaced. Trash everywhere. In two days I never say any maintenance people, no one ever even walking the grounds checking on stuff, or inspecting sites when guests left. Restrooms have nice tile, but are dark and dingy, and dirty. Showers and toilets just labeled as out-of-order instead of being fixed. They use hook latches on the toilet and shower stall doors which is not ADA compliant, nor I believe is it to code. The sinks and soap dispensers are also not ADA compliant. The vent covers are dirty and rusty, and the vent fans never came on. The walls are worn, and parts of the ceiling are hanging down. My wife didn't feel comfortable because the shower in the women's didn't have a hook. In the men's room one shower has a handle that doesn't full turn off water so their solution was to add a PVC valve on the shower head to stop the water. I did use the shower and had good pressure and hot water, but it was still dirty. Went into the laundry room and my glasses immediately fogged up. Several machines were in use and one or more dryers do not vent to the outside. Filling the room with hot humid air. So, there has to be mold growing somewhere. There was trash everywhere. Pool is closed, sign says it is for the season. Nice newer playground. Dog park is ok. But maintenance everywhere is lacking. Things that are broken and never fixed. Wood rot on buildings. Painting doesn't get done. The back half of the property is fenced off and used to store about a hundred RV's under huge solar roofs. Another one of those places where they've given up. I won't be back.

This has been the single worst KOA I have experienced - ever! It is a mix of tiny homes, year round trailer park, homeless camp with a KOA sign. Piles of garbage between year round homes and property line. No security fence. Very aggressive dog on a cotton rope. Dog park has obvious differed maintenance, broken gate latch, over grown grass, excessive waste on the ground. Truly I will say, if this were my first stay at a KOA I would never visit another! My wife and I stay at KOAs because the grounds, facilities , and staff are top shelf. This location is the extreme exception. Avoid at all cost.

This is a KOA RV site. Very pleased with the pull-through site for our 30 foot TT. Room enough at the site to park our TV and a small car. The site has gravel so it's a little unlevel but easy enough to remedy. The Wi-Fi is great and has allowed us to stream our favorite TV apps. The price for a two week stay is agreeable, notably in August there aren't a lot of neighbors. The only complaint I have is the dead bush adjacent to our site that I keep scratching my leg on. Grrr. But that's probably more of a 'me' issue than a 'them' issue.

For what you pay fair amenities. There is a dog park. Swimming pool that is clean. Bathrooms are decent. Close to many shopping. Close to Oak Glen Apple farms. Looking at other reviews with lower ratings, perhaps they were tired and unable to enjoy what this place offers. Definitely stay here again with my 32 ft Class C and a GMC Acadia tow vehicle. Thank you.
