If you like your property stolen by other tenant or the staff move here!! If u like living in black mold and sewage move here!!! If ur a man caught outside in the heat with no shirt they kick u out!!! Other tenant can look through ur windows sneak around ur house the owner nor management does nothing but get drunk all day!!! They allow grown men to watch woman and children and said man was denied to live there now there floors r falling in they move them to different units but people with black mold they kick u out instead!! Pics to prove it all!!’ It’s sad they the owners and there so called manager would rather make people with children small children at that live like that but yet move grown adults that isn’t supposed to live there to other units while babies and people with health problems live in bad conditions!!! So if any one enjoys landlords like this go ahead move there!! Yes they have the state involved in more than on way!!! Sad allow people to live worse than animals!!! While y’all set and take or steal there money and never fix on thing to make those places better loving conditions!! They all so allow other renters to steal ur stuff and does nothing about it won’t even talk to others

This is poorly ran. Keep telling them my mom allergic to bees and wasps and she has nests in her mobile home. Took 8 months for my parents to get mail there. Mold is a problem for other people and a sewage leak where sewage tank is now above ground.

Steer clear of this place, my camper is older but not in bad shape and these people won’t even rent me a spot. They have a molded and busted up camper there but mine with nothing wrong except it’s age isn’t allowed there. This is the worst setup around these parts and they are telling me I can’t stay…y’all have some serious problems to figure out. How’s a molded and busted camper allowed but mine with nothing but it’s age against it isn’t??

The owners and staff are running drugs or something illegal through this business. If your thinking of moving here. You will be highly disappointed with this mobile home park. Cable and internet is supposed to be included but Its not. You'll be lucky to get a window AC unit During the winter, They will never plow. If any problems ever arise, They will not handle any of them in a timely manner or correctly. Main problem is current Management ! They are NOT professional and very childish. Horrible bug problem Definitely some drug dealing going on at this establishment. Definitely some suspicious people at Bates city mobile home park. Stay away from this mobile home park at all cost!

We had no problems with this place. We just got behind cause of COVID and moved to Texas. But the manger fixed everything and the only problem I ever had was with the office lady named Amy she is a bit snotty

Terrible experience, they stole our money we had to leave one week early on our stay, we let them know a week in advance, although we paid a full month ahead of time we couldn't get any of the money back , and on top of that they kept our deposit of one hundred dollars and refused to give it back because we had not stayed the entire time even though it was already paid in advance... I don't recommend that anyone go there just to be robbed...

Who is running this place? This place is full of drug user, theirs and God know what else! They keep coming into ballerina and theifing and running a muck! There only open 1 day out of 7? Again whom runs this place? Someone else need to run it other than whomever is running it know!!!

Don't even stay overnight here. New owner will not fix anything and you don't even get 30amp service all rv power poles are daisy chained together. He lets predators move in and does drugs himself. Water lines are not even 12" in the ground so they're frozen solid, the laundrymat only has a couple dryers and washers that really work. Only improvement the new owner did make was put in vending machines so when you're water's frozen you can go buy a couple can sodas
