It is a big rv park, site is spacious, quiet and convenient. Washer and dryer are clean, fees payable by scanning the QR code on the machines, cost 3.25 per load. Staff was nice and helpful.

This TT park has some crazy rules for parking your RV, which we have never seen anything like it before and we travel all over the Country. The way you park in a back-in spot is either front-in or back-in….whichever way you choose and the spots are super tight....like sardines. The hookups are located at the back end of the spot and leveling was not good. You have to see it to believe it. They have a mix of 30 amp electric with 50 amp so you have big rigs trying to get into a small spot to use the 50 amp. Crazy! They also tell you, you can drive either direction on the road to go to your spot. They have no one-way direction. So look out if you have two big rigs driving in opposite directions down the road and the roads are not that wide. But the phase 2 section is a much nicer section and the spots are spacious. So if you are lucky to get in the phase 2 section, I am sure you will have a much better experience at this park. It is a shame that they don't put some TLC into the older section because it would be a much nicer park. It is a good location with a lot to do around the area.

We were really impressed with this campsite. We have a 35 foot trailer and rented a full hook up for 3 days. The property is one of the best maintained properties I’ve seen with a fantastic community room for children and families. Everything was very clean and we noticed that when one trailer left next to us the crew were there with the golf cart within 5 minutes picking up and making sure everything was clean We will definitely be back and highly recommend. I also really appreciated that they had recycling bins and clearly marked garbage for plastic glass cans and paper. Shout out to taking care of the environment.We are Thousand trail members.

Birch Bay staff are amazing! Orchids to the manager and all her employees! We needed help with our reservations and they were so accommodating. I have a disability and the staff goes out of their way to assist. Facilities are clean and kept up! Because of the top notch management, we bought an annual membership two years ago. What a great decision that has been! The park is quiet and secure. The bathrooms sparkle thanks to Cheryl and her crew! Judy helps with crafts with a positive cheerful attitude. We adore Vanessa who is a shining star at the front desk and the main office. The manager deserves top kudos for what she does to make this a perfect destination for this Thousand Trails member! A million thanks!

We've stayed at three Thousand Trails locations since becoming members, and until Birch Bay, we hadn’t encountered any issues. Unfortunately, our experience here may significantly impact whether we choose to renew our membership. Management was consistently rude, the campsites were poorly laid out and extremely cramped, and we were unable to hook up to the sewer system because the connections were positioned incorrectly. Despite explaining this, our request to move was denied without courtesy. Additionally, the check-in process felt unnecessarily strict—requiring both proof of insurance (I understand this) and vehicle registration, which wasn’t clearly communicated ahead of time. (we have current tags) We stayed eight days and truly hoped for a better experience. Upon departure, we were again treated rudely by staff. We weren’t given a clear checkout time, so we consulted the website—which listed three times: one as a 12 PM check-in, another as an 11 AM checkout, and a third that simply stated “peak dates (summer? I would think) 12 PM,” which could easily be interpreted as either check-in or check-out for seasonal stays. We had everything packed and hooked up by 11 AM but hadn’t yet pulled out because we needed to use the restroom. At 11:15, a staff member in a golf cart sped over and shouted, “Is there a reason you’re still here? Checkout is 11.” I explained we were about to leave and pointed out the 12 PM time on the website. Her only response was, “That’s check-in,” before speeding off without further explanation. While staying at the park, we spoke with several other campers who shared similar concerns, noting that management was consistently unfriendly and overly strict—penalizing even the smallest rule infraction. As a paying member—spending over $800 annually—I don’t expect to be treated with hostility or disrespect, especially over a minor misunderstanding involving 15 minutes. I’ve stayed at countless campsites and hotels and have never had this kind of experience. This felt entirely unjustified. A week later, we received a violation notice regarding our checkout time , leaving at 11:15 am. Below is the content of the letter, copied and pasted as received.- please read where it says check-in time and check-out time is 12 noon. Rule le. For campsites at all preserves, check-in time and check-out time is 12 noon (enforced at high use preserves and as needed at other preserves). Quiet hours begin at 11 p.m., so members who arrive after 11 p.m. will be directed to park their recreational vehicle in an overflow or designated parking area until the next morning when they may move to a campsite after quiet hours are over. Members may remain on the preserve after check-out time, but they must vacate the campsite by check-out time (if required). Please consider this letter as notification of the rules violations which occurred during your stay with Birch Bay Preserve. Due to the nature of the incidents, this is a letter of warning for member rule violations. Should this continue, your membership may be suspended or terminated and you will not be allowed access to any Thousand Trails Preserve as a member and/or guest.
