I need to express my opinion on the customer service here. I will be staying for a month or two looking for a house. I spoke with Harrison, customer service manager, and it was like nothing I have experienced. I have NEVER received customer service at this level. It is unparalleled, even by a five star hotel. This is a very small motel/RV park in Howard, CO. Remodeled country style, but small. The effort and attention to customer satisfaction in amazing. Thank you Sir for all that you do! I have not checked in yet, so I will be updating this review. But I have no doubt it will be as good of an experience.

This place is a dive. There was no service to speak of. I didn't know where to find the host. The place was dirty and in poor repair. Bathroom wasn't cleaned in the 3 days I was there. There were bits of trash littering the entire place. There were open sewer access holes everywhere. Our site had 3 choices the one we chose didn't work and sewage spilled out. Most were not capped. The electric was jerry rigged and looked unsafe and not to any code. There was an electrical outlet fastened to a water spigot where water could flow over it. Trash bins were locked. There was dog poop in our campsite. The sites themselves were so small there was barely room to exit our small trailer. No picnic tables and no room to put a table if you have one. No room to erect or open an awning. Most campers were people living there in run down rigs. Drives so narrow that it's hard to drive down them.

this properties saving grace are the property Mangers, Sam and her husband. The reservation system is horrible so book through the website. It was a convenient place for us to stay, but needed touch ups in cleaning. Overall we had a good experience.

This place is awesome with great views and great service. Any questions I've had were answered within a few minutes of texting the main number or the resident host. I thought I'd have internet issues but they resolved that quickly. The highway noise is not great but the rooms are insulated enough not to hear it too much when the door is closed. The laundry on site is awesome and much better priced than a typical laundromat. There's a medium sized fridge which is great if you're long term. A/C or mini-split is newer and works great. This is a quiet place most hours of the day but if you work long hours like I do, you miss a lot of the neighbor's chatter.

Very kind & friendly booking agent & camp host. Noteworthy: pictures imply an Arkansas River front view, it’s not. The river is across the road. That being said, they have porches setup for each room with glorious Mountain View’s & a fire pit. Dog friendly & less than 10m from Salida! Would stay again!

Arrived late 11pm or so in a 35' RV even though full let us stay the night to get off the road! Gave us some water to flush toilet due to holding tank empty. Very accommodating thank you so much!

Recreated and Remarkable. Absolute appreciation for this RV Park Owner and Black Bear. I beg to differ with Any negative reviews out there for Black Bear they are I don’t know what? I’ve become a repeat customer. I’m a Full time traveler and never in all my travels have I ever witnessed the outstanding dedication , love and hard work of this little so Welcoming Woman who against all odds and the elements of the Rocky Mountains whom I watched dig by hand in these Rocky Mountains to repair the 8 year old broken water lines on a penny by penny budget. Look up the old photos and see what has been done here. You can’t always judge a mission before it’s complete. Pamela would not quit despite all the negative reviews or the horrific challenges before her. Never a day went by that she wasn’t working. Thumbs up to a gal that gets on an excavator with no experience and gets the job done! I appreciate the once work in progress and this gals down right determination to flip this place into the best little place I’ve found in Colorado. Every growing Business needs support and supportive customers. For myself I’d rather support a vision of against the odds than one that is sustained by the backing of funds at hand. Celebration to you Pamela you have done a fantastic job. I don’t think there’s another female out there that could have won this fight! Much success to you and hopefully your new customers will appreciate every bit of it. See you again down the road.

Absolutely beautiful and very accommodating! Pamela had communicated with us multiple times prior to arrival to make sure everything was handled smoothly. She let us pick our site. She has done an amazing job of building an RV park by hand herself. She made sure to let us know about heated water hoses and what accommodations they would provide. We were grateful the weather for Christmas was in the 60s so we never had any freezing issues. View from inside our camper window.

Absolutely love this place. Pamela has created a real gem here. Her hard work and love show up everywhere. The cabins are clean and cozy and the grounds are just lovely, especially at night. There's such a reverence for the land and natural beauty, with gardens and bench swings everywhere to encourage you to pause and take it all in. Pamela is such a gracious and thoughtful host and has paid careful attention to creating a safe and welcoming place for women travelers. It's places like the Black Bear that you go for an actual experience.
