Poor signage. Got lost and had to have a neighbor tell me directions. He said "yah, happens all the time." Nobody there to check in, no response to phone call. CC charged. I moved on. Just got a call (a week late). They are issuing a refund. The place was very clean and had a laundry, so I increased my stars to reflect that.

Great RV park, albeit a "bare bones" park with no shower facilities (just beware of that) *Decently sized spaces with level gravel. *No problems with power. Water pressure varies a bit from time to time. *Wi-Fi is weak with a weak Verizon signal (one bar). Starlink works. (Area is in a bit of a depression) *Laundry room is decent with 24 hr. AC and a coin dispenser. *Beautiful country in the back with multiple trails for 4-wheeling or rucking (35 minutes to ruck down to the Pecos River with 30 lbs. on your back) *Decently priced that includes electric (450/mo at the time of this post. *A few minutes out of town, which means no nut cases wandering around, except for me. *Quiet at night. Most residence work the oil industry. Overall a friendly place that is safe/quiet/comfortable.

A nice overnight stop. This place is mostly long term but we were able to get an overnight space on our way to the Carlsbad Caverns. Very clean and well maintained, felt very safe. The laundry room was very clean and much appreciated at this point in our roadtrip! We walked up to the pond and my kids thought the playground was great.

A really nice quiet park

Small park, outside of Carlsbad. Very clean and for a short stay it was good. There is a sand tank station for fracking right behind the park. We got to watch them set up some tanks and it was amazing.

Quite, clean, nice laundry mat, & has nice pond full of fish & a park for the kids. Don't like all the rock's for roads but they're keeping them mainted well. Overall it's a nice place to stay.

Very clean, very quiet. Nice new laundry. Little playground for kids with ducks in pond. Very level. Manager said it is named B&C because there is a foundation to a gas station close by where it is believed the famous pair kidnapped the sheriff. For a park to be 5 stars I say it need a fenced dog park, and pool. With the lack of water I can understand that is difficult. Plus it would be awesome if they would be in Passport, Good Sam’s, or RPI.

The employee who checked us in via text was wonderful and friendly. The playground across the way was ok, but you can’t walk there due to it being across a big road. Our site wasn’t clean which was disappointing while traveling with a toddler. There was cigarette butts and dog poop all over, but besides this it was an alright place to rest our heads for an evening. Probably wouldn’t return just due to the cleanliness factor.
