Perspective leased land property investor. Folks, This an unfortunate story of Sadness and heartbreak at the hands of an inexperienced and incompetent “manager” at a 55+ retirement community. This is not fiction and it could even happen to you, believe it or not. This is a story of how a seemingly idyllic setting can turn more horrific and more devastating than a Hollywood producer could ever dream up! This involves a family that not only lived and worked in this community but actively gave back to the community with their time, expertise and even their own money. This family loved the community dearly until a very inexperienced/incompetent “manager” took over. It wasn’t good enough to just replace this guy. They than decided that they wanted their land back as well, so this couple was evicted for no other reason than “we want our land back”. Now, it could be argued that the reason they so desperately needed their land back was due to the fact that this family had built a very nice shop with an awning on this particular piece of property. So….since they had heavily invested into the park in many, many ways, for several years, this was the thanks that they received, not only from the “manager” but the land owner as well. The end result is, you absolutely must vet these communities very, very closely, especially, if you don’t own your land. Be very careful on what permanent improvements you make on the property as once you do, it’s no longer yours. This family ended up losing their awning and a very nice two story shop that they had heavily invested in. Folks, before investing in property that’s on leased land (land that you pay rent on). It is most imperative that you do your due diligence. At least ask yourself these questions: Is the Manager of the park experienced or competent? Talk to a cross section of residents or perhaps even the employees to get an overall feeling on this. Remember this is your community. Not his, many times he/she puts absolutely no money into it. He/she is just a taker. They take money out of the park without ever putting anything into it. Is the park ran by an advisory board or group or is the single manager the sole authority? Too much authority in any one person is not only foolish but a very bad business practice. History has proven this thousands of times! Who oversees the monies for park activities? This is one area that unscrupulous folks can and often will badly take advantage of the community as there is very little oversight, especially if just one guy has all the authority. Is the park being consistently improved or just maintained? This particular park has had multiple roof leaks in the hall for at least the last ten years. I can’t even imagine the mold that is hiding behind the walls there. Is there a large percentage and consistent turn over in regards to the employees? If so, why? Remember the old adage, people leave incompetent “managers”, not jobs. Who actually owns the land that your property is sitting on? Look at their business reviews from former employees, many times that right there will tell you all you need to know. Sometimes it’s uglier than you can imagine. Many times the land owners of these communities have only purchased the land as an investment, many don’t intend to throw much money at it but to just simply maintain it. It’s basically just a cash cow for them. They recruit “managers” at close to the lowest bid with no regard to their experience or principles, because again, any money out is less in their pocket. Regardless of the impact on the community itself. Remember folks some of these “managers” will be as nice as Apple pie to you at first, but given enough time and patience, they will show you who they really are. Be warned folks and don’t think it can’t happen to you! I know this family definitely didn’t ever think it would happen to them! Remember Folks, There are many, many parks in South Texas, choose carefully! Your mental and financial health will thank you! Goodluck and Godspeed.

The residents here really great. But we found out that the corporate owners really have no concern for the people paying rent. The current managers have let there attitudes run off the excellent park staff in the past year. Drama is very high in this park. Would not recommend

I was here visiting my parents. I noticed all the activities that they had going on for the residence to participate in and get to know people in the park. They have bingo, water aerobics, cribbage, shuffle board, pickle ball, crafting and weekly musical entertainment in the winter/spring. If I were of age and could financially retire, I would make this my permanent home.
