I'm not a resident, but I did assist a friend today with difficult things & a brief meeting with the park manager (Eva) & staff was necessary to take care of some unfortunate business. Eva, as was her office staff, was attentive, caring, helpful, kind, & empathetic to my friend (& to me, too!) I accompanied him as a support person, to ask questions that he may forget to ask, & remember the answers we were given. My first impression upon pulling in (& it's what i actually said) was, "Wow, this is a nice park!" The property is extremely well-maintained. There are a mixture of campers {travel trailers, 5th wheels, RVs), as well as brand new lofted & modern park models & a few of the older style, more "traditional" single-wide trailer type homes. All of them, newer or older, blended in well with each other & created a very nice, comfortable well-mixed, shaken, & stirred type vibe. Everything felt extremely safe, the people were friendly & quick to wave & smile while walking their mini-dogs as we drove past them. This is a 55+ community. I saw youthful 55+ folks! I also saw groundskeepers with dirt on their clothes (so that means they were WORKIN!). There appears to be fantastic amenities that are included in the lot rent. Also worth mentioning is their price/value. In the area I live (about 30-40 minutes North up 301/98), similar lot rents are AT LEAST $100 more per month, minimum. Similar/on par or sub par amenities when compared to this property. If you are looking for a seasonal or year round spot that is a fair distance from the environment-destroying, entitled Villagers (but only for now 😔 bc you can see the land they've purchased & are already tearing up...absolute sadness!!), this is a fantastic park. It's a quiet place & a stellar value, 𝒑𝒍𝒖𝒔 it's close enough to tourist attractions & nature adventures to be a top contender for a place to call home...or home for a short time.

No rooms here. It's at a nice peaceful location. Very nicely kept up and the lot fees are as good as or lower than other RV parks in the area.

I have had it with sun outdoor, they have no empathy towards 55+ people, they treat us like we are stupid and everything is a joke with them. The electric goes out in different parts of the park because their electric grid is old and they refuse to upgrade it. They have 6 houses on 1 100 amp breaker and try and tell us we are using too much electricity but it is their breaker that trips not ours. They have yards and houses that flood because of a lack of drainage in this park. Then they never tell us about our rent increase until it goes up . They even put up a canopy and a fan to cool off their breaker panel and charge people who are not here for the electric. There are elderly and disabled people in this park who rely on electricity to survive and they don't care. I would stay away from here.

Hoping to buy my mother her retirement home here. Very beautiful. Well maintained. Clean. Carrie who helped us out to see the house is an absolute sweetheart. She gave us a awesome tour of the place.
