Please take the time to read thier rules before booking. This place operates like a minimum security Prison run by an HOA. No starlink, age restrictions for parental age not childrens age. No electric Vehicles for over a week. There are better more camper friendly places elswhere.

The most well maintained campground I've ever seen. Especially considering what they had to go through to recover from hurricane Helene. Very friendly community of residents. (Except for the one elderly gentleman that wanted to rumble when he felt like I had taken "his usual spot"). Some people have rated the management as rigid but I didn't find that to be the case. They have rules that are clearly made known for anyone staying there and expect everyone to uphold those rules. I personally like that because it keeps the park at a consistent standard. WiFi seem to have complete coverage for the whole park. So much to do within a 30 to 45 minute drive.

You won’t find a more pristine and well kept 55+ RV community in WNC. Beautifully maintained and manicured. Our decision to lease was based equally on the beauty and the friendly residents 😊

Very FLAT with full concrete slabs. Lots of grass around. Nicely manicured! They have a "thing" with putting pet fencing on grass, but don't enforce it on "others" while we were there!? But it's OK to park on grass? See pictures of ours on the concrete.

If you like to be treated extremely rude by the owner help yourself. He is a tiny little dark haired guy. If you decide to go anyway avoid him for sure!!!!!

WAS THERE TODAY (5-16-25) DELIVERING A NEW CAMPER FOR AN ELDERLY COUPLE. THE OLD MAN JUST WANTED TO SPEAK WITH THE OWNER OF THE CAMPGROUND AND WHEN THE OWNER CAME OVER, HE WAS SO RUDE TO THE OLD MAN. I HONESTLY COULDN'T BELIEVE AT HOW HE WAS SPEAKING TO THIS OLD MAN. KEEP IN MIND HE WASN'T QUITE ABOUT THE WAY HE WAS SPEAKING. I HEARD IT AS WELL AS OTHERS THAT ARE CURRENTLY STAYING AT THE CAMPGROUND. FIRST IMPRESSIONS MEAN EVERYTHING AND THIS WAS MY FIRST ENCOUNTER WITH THE CAMPGROUND OWNER. ABSOLUTELY UNBELIEVABLE !!! I WOULDN'T STAY AT THIS CAMPGROUND IF IT WAS THE ONLY CAMPGROUND IN THE ENTIRE STATE OF NC. SHAME ON YOU MR. CAMPGROUND OWNER. EVERYBODY PLEASE BEWARE OF THIS PLACE AND ITS OWNERS.

This is an over 55 community, My dad camped with us 😁, so there aren't kid amenities and that's ok. It is peaceful, clean, and the river is wonderful! The fireplace in the shelter is so relaxing with the sound of river. The dogs enjoyed walking and the little dog park. Level spots and a Great place to stay!

Clean, quiet and spacious. It caters to 55+ so if you like a quite, friendly and well maintained campground this is perfect.

We have been coming to Down By the River Campground for short visits for three years and last year decided to become seasonal campers from April to October and happy for it. There is so much to do in Western North Carolina. We make a small trip each day exploring the small cities, large mountains and great hiking trails plus festivals and events to choose from almost every weekend. And don't forget the mountain laurel and rhododendron displays in the spring and early summer and the indescribable beauty of the falls colors later in the year. Others choose to just sit in their rigs and enjoy the beauty of the campground itself with manicured sites, a huge, clean activity center, party inducing pavilion right on the river and take leisurely walks around the paved streets enjoying the lovely flowers so many sites display. The resort offers two buildings that provide clean restrooms with showers and laundry facilities. If you are looking for a place to stop and enjoy just for a weekend, a months stay or even the whole season, Down By the River offers everything you need in one of the cleanest and best kept campgrounds you will ever visit.

For us there are two key elements to enjoying our campground stay. Like anything in real estate, location is most important. This beautifully manicured campground is nestled in a key tourist area, High Country, North Carolina. Within a short drive this campground offers campers Blue Ridge Parkway drives, hiking with awesome views and many memorable township experiences. The second vital component to a camping experiences is the community the campers create. Possible because of the large number of long-term seasonal residents this campground feels more like a neighborhood with common interest friendships. As a 55+ community the campground owners and residents invite newbie campers to join in on activities as well as share their area knowledge and favorite experiences. Five-star rating for Down By The River Campground in the areas of maintenance, location and community living.
