My group of 4 stayed at Dutch John wrangler cabin 8/19 - 8/27/25. My group is are flexible and adaptable. We made this reservation on short notice and were told that there were no accommodations. However, we were contacted shortly thereafter with an available unit. The unit somehow was not listed on their website, though others were. We made multiple calls to clarify what was available and being provided. We were assured that this was a newer unit that matched the other accommodations, though not yet listed, with all the features we needed (4 beds, 2 baths, full kitchen stocked with cookware and basic supplies, gas grill, washer, dryer, heat and AC, wifi, etc). This was the basis for our decision to stay, at a premium rate, and subsequent plan. This plan included stopping for a mass grocery order so that we could fish all day and cook planned meals all week. I’ll provide specifics below, but here is the bottom line: This unit was not as advertised, nor as clarified during multiple phone calls. It was extremely substandard. The lack of honesty adversely affected our entire stay and plan. The front desk staff were cordial and attempted to rectify some items (no complaints with the on-site staff). However, management has failed to respond to numerous email and phone requests from our designated point of contact. We’ve been cordial and given them every opportunity to work with us, but have been met with radio silence. Here are the specific shortfalls: 1) The neighboring units were demolished or being demolished. It appears this WRANGLER unit was likely scheduled for demolition as well, which would not have been a show stopper by itself. The unit was surrounded by waist high weeds, like it had not been occupied (not a big deal). The interior was run down, dirty, with unpainted plaster repairs and plaster across the floors (again not a big deal by itself). The unit was not supplied with adequate cookware as clarified and only had a 1 person coffee pot. The front desk staff did provide some additional cookware and their help was appreciated. We did make a 2 hour round trip to buy an appropriate coffee pot and supplies, impacting our fishing. None of this was a show stopper; again my group is adaptable and flexible. 2) After finally getting to the water late the next day, we returned late to make dinner. This is when we discovered the stove top and oven did not work. Both reached Luke warm temperatures only. When we inquired about fixing this, we were informed that it had a “phase issue” and could not be repaired. Again, not as advertised or disclosed and they were aware of the breakdown prior. And this massively impacted our trip as we had a cooking plan and purchased food for a group of 4 for a week. We attempted to use the grill, only to learn that it was empty. After staff brought us fuel, the grill was so run down and covered in grease that it caught fire. We put the fire out and identified an additional leak in the gas hose. We now had to delay our plans again to make another 2 hour round trip for some plug in hot plates just so we could prepare our already purchased groceries. The circuit breakers tripped (conveniently located behind inaccessible wood framing). This left us with the ability to cook from a single hot plate for the entire trip. My group is cordial, flexible, and can adapt as needed. However, we do expect some basic honesty and management that is willing to respond to multiple cordial requests for discourse. With an honest disclosure and fair rate, we may have chosen to stay anyways…but certainly would have been able to make an informed decision and plan appropriately. At this point, I am still desiring management to reach out to our point of contact to discuss and provide a partial refund. I believe this is more than a fair request given the circumstances. We spent a lot of money on airfare, rentals, food, wasted food, and lodging only to have our trip adversely impacted. I will update my review if and when that occurs.

My party of four anglers stayed there from 8/19-8/27. We should have been suspicious because we attempted to make reservations only a few days in advance and were originally told there was no availability, but then they surprisingly found accommodations. While we were appreciative of their efforts, the condition of the Wrangler Cabin in which we stayed was completely unacceptable. Here is a listing of our complaints: 1) The cabin had not been cleaned and bordered on being in what I would call a filthy condition. There was dog hair throughout and even sheet rock mud deposits on the floor. The floor had clearly not been mopped or swept before our arrival. 2) The cabin’s kitchen was poorly provisioned with cookware (we had to call for more pots, which they kindly brought) and serviceware and cutlery (only four forks and one sharp knife) and insufficient for cooking for a week. There were no ice trays and only one single serve brew pot coffee maker. We had to purchase a coffee maker sufficient for four people at Walmart. There was no dish drying rack, only one dishwashing pod (they brought two more), one rag and one hand/dish towel. 3) The stove and oven didn’t work above the medium range due to an issue with the 220V cycle. We had to purchase two hot plates at Walmart in order to cook. When we ran the two hot plates the fuse would trip. The fusebox was located behind the bunk bed with the mattress and bed frame blocking it. This must be a safety code violation to have a fuse box blocked by bedding. 4) We had to use the gas grill to do any baking or broiling or roasting, yet there was no gas when we arrived. They did replace the tank, but when we used it, a grease fire started because the drip tray in the grill hadn’t been emptied in what looked like months, and overflowed and caused a fire. 5) The washing machine had a broken dial and was problematic to use. 6) The wifi was constantly going out which made working problematic. I suspect that this cabin had been identified for renovations and likely taken offline. But a week-long rental was compelling, so my guess is their staff put us into a subpar unit and charged a premium rate. I attempted to email management four times and called them once to discuss these issues and seek an adjustment/refund. To this date, no one has ever returned my emails or calls.

Very run down property, nothing on roads so if it’s dry there is red dust EVERYWHERE! If it’s raining you get red mud everywhere, that’s what we had. We only stayed 1 night and would never stay there again. I did try to do laundry out of 8 washers and 8 dryers only 2 worked. Most of them had dirty clothes in them. We spent $24 for 2 loads because you have to buy tokens $4 each in the office. When we saw the condition of the laundry room we tried to get our money back but they said no. There is another park just up the road and I would definitely check it out before booking here. It is beautiful country and recommend seeing it but not at Dutch John RV resort. Should have to qualify to be called a resort in my opinion. This is far from resort and just plain nasty. Also if you are in a larger unit it is horrible to try and park. We have 45’ motorhome pulling a jeep, we had to unhook jeep to get in spot.

I unfortunately had a bad stay this past weekend. When I arrived late Friday night the cabin smelled of a gas and sewer leak. I was able to get the maintenance man over and he confirmed a gas leak. At one point he told us we could probably stay there with proper ventilation, but I declined because it was not safe and the cabin did not have a Co2 detector or smoke detector. I asked for another room and he said we could use another room. He took us to a 3 bedroom and said it was very nice. It was unfortunately not clean, smelled of smoke, had loaded mouse traps behind the toilets, dirty bedding etc. We were certainly grateful to have a bed but this is unacceptable for our 3 night stay. This cabin also did not have co2 or smoke detectors! Because the office was closed and I had been told no other rooms were available for the weekend, I booked our remaining 2 nights elsewhere assuming a refund would be available. Unfortunately they have declined multiple requests for a refund,via email and me personally stopping in and speaking with management and front desk help. They did offer credit but I have no interest in returning due to the lack of concern for safety and cleanliness. I spend 30-40 nights per year in Dutch John and this place is terrible.

My husband and I booked a quick trip to Dutch John Resort on the spur of the moment. We got a "cowboy cabin" and found the accommodations to be very nice. The staff at the restaurant and convenience store are really nice foreign exchange students from all over the world. They were very friendly and customer service oriented. The ice cream and pizza here was yummy! Best of all we got to fish with Rhett and he was just delightful. We fished the B Section of the Green and couldn't have been more pleased with Rhett's knowledge of the river, his fly fishing skills and rowing skills. He also made us an amazing lunch on the river - grilled cheeseburgers! It was an awesome day and we appreciate the team at Dutch John Resort! We will definitely be back in the spring!
