It's no frills but it's excellent. People were friendly and accommodating (we needed to come in a day early). Although close to 24 pretty quiet at night. Can't beat the location for not being too close to the city but still an easy drive to the base of the Peak, Manitou springs and garden of the gods. Both spots were perfect and pretty level but ask when you reserve for a suggestion for the best views. Would 100% stay again.

Safe location to lay your head in your camper at night and stay a few days. Close to falcon and Colorado springs. Campgrounds kept clean, mowed, and regular maintenance. No mosquitoes and few flies to be expected. Basic amenities zvailable: trash, toilets, showers, laundry, and office to buy snacks. Propane and kerosene available onsite. Priced right for the campground. RV repair company across street for parts, better to call mobile RV service for quicker repairs. Look up mobile RV online.

Very loud, unclean bathrooms, staff don’t care and will give you the wrong number for the bathroom. And no one here to take care of the place after hours. You only have an after hours number to call but no one in person at the location.

Overpriced slow service and barely any new merch for at least the last 5 years if not 10. Lacking in products that are made well. Pretty much same old stuff with a price hike

Asked for a site that was at the back of the park was told it was none available. They put me by the office where all the traffic is. There were many sites away from everything that were not occupied either nights we were here. Could be a nice place buts needs allot of work and up keep
