What a beautiful and VERY CLEAN RV park. We were headed south and stayed here for a week on our way. We are traveling with friends and the way our sites were set up had us facing each other, we liked that we had a nice yard to share. Laundry room was clean and maintained, nice showers, nice walking path as well. There is wifi in the park, however, we travel with our own so we didn't use it. It is nice to have for guests that do not travel with it. We enjoyed seeing the cows across the creek in the mornings. We met the maintenance man and he was very friendly. Great customer service from time of booking and throughout our stay. Plenty of things to do in the area that are only short drives from the park. Thank you for a wonderful stay!

Take John Bowden Pkwy off I35 instead. This is more a review of Google Maps. Google maps routed us on 3 miles of rough county roads when there is a brand new John Bowden Pkwy that puts with in a 1/8 mile of this RV park. Once there it's a real nice park.

This place is pretty nice, the grounds are well taken care of, and it is one of the nicer RV Parks in the area. The creek is beautiful, and in certain areas the sunset it gorgeous. It is centrally located to town, and easy to access Central and Downtown Waco (via LaSalle, as the interstate is under construction for the next 3 years), which offers a feeling of being out in the country, while also being within the city limits and easy to commute. The sunset views are great towards the Greig side of the park. The big field in front has a LOT of flying insects, which is annoying so bring bug spray, BUT it does attract lots of birds, and they are pleasant to watch. I would have left more stars however, specific factors lowered my rating. One is the Internet. While they do offer wi-fi, it is through Nomad and is spotty. I could not connect my printer due to the network setup, and needed to be able to print things for work and school which were very important. Unfortunately, there was not a way to troubleshoot the issue with management. Tonight, the wi-fi is not connecting at all. Thankfully my neighbor let me borrow theirs. Second, there is one poop station for dogs located towards the front, near the bathhouse. The expectation is for you to pick up your dog waste immediately. Bring bags with you because if you don't you may be warned on your way to get a bag, which could be far away from where your dog poops. I also suggest getting a small receptacle to keep outside your camper, so you don't have to walk often to the station. Third, the washer and dryer are $2 each, and the basin is small. This adds up quickly if you have to do multiple loads. You might be better off going to laundry mat in Robinson, however it is very inconvenient, especially if there are multiple people using only one car. Fourth, the shower room is not air conditioned, and ventilation is not that great. I had hoped to use this room to get ready for evening with friends. However, I found myself sweating a lot, and had to go back to my camper quickly. While I love camping, I expect to encounter this more at a state park rather than somewhere that is for temporary housing. At a state park, one of the perks is being able to leave the door open to the shower area, so the humidity doesn't accumulate as fast, without forfeiting your privacy. The way this showers are set up, that is not possible. Fourth, the bridges are closed. On the reviews, others boasted about being able to walk around the creek, and another pond or tank, with pictures! Unfortunately both bridges are closed off. I suspect this is because the sheep that were also noted as being across the creek, are no longer there, or were moved and/or replaced with cattle. Lastly, I grew up around cattle ranching, my family ranched. It is not foreign to me. However, I am not a fan of the cattle industry. Had I known that they were raising cattle across the way, and I would have to listen to the distress calls from cows in the evening, I would not have camped here. The park is cute and it is quaint, and it's obvious the owners care a lot about it, which is great. It is a good place to stay, I just think there is room for improvement!

My family and I stayed here while passing through. We were driving a 32 foot RV that needed 30 amp service. We reserved a pull through RV site for two nights but ended up staying one night due to a shift in travel plans. This is an up and coming RV park. We enjoyed our stay, including the fact that this park was about 8 miles from downtown Waco. We were able to catch an Uber to the Silos District with ease. The laundry facilities were clean and reasonably priced. The two shower rooms were clean as were both restrooms. Our site had water, waste, and electronical hookups. The site had both 30 amp and 50 amp hookups. There was wireless internet throughout the park. The rating on rooms above reflects that there were many campsites available instead of actual rooms. We would stay here again given the chance; we had a fabulous time. There was no staff on site during our stay but ownership was prompt in responding to email communications.

Cute little park along a river. The back in spots are definitely best (there weren’t any when we stayed but we got a side spot next to the river). Site was nice and we had morning shade to enjoy our coffee. Second day there was an issue with the sprinklers that impacted our ability to use the site (but the owner did make it right!). Laundry was decent and everything was really clean. Side note - no tables, etc in the sites, so bring your own.

I would definitely stay again. The residents are super friendly, at least the people I met were, the quiet was very nice as were the views and sounds of farm animals. All of this and still minutes from the necessary shopping and dining options.

It is inexpensive due to no amenities other than bathrooms and showers. There are back in creek sites or side by side pull throughs. The park is clean, and the sheep across the stream are fun to watch. There is no management on site even though there is an office. Some people speed down the streets despite a few speed bumps. There is construction on the area streets so use your most up to date GPS to avoid detours. The downtown area and freeways are all torn up due to construction ( as of March 2022) and is a major pain so be prepared. Since there is no pool or playground equipment, this is not the best place to bring kids but is great for couples looking for quiet

Very serene along a creek. Nice trees and grassy areas. Big grass pasture to walk your dogs. If you can, try and get sites 59 or 60, they are right along the creek and all you have to do is pull in, no backing up or anything. This park is off the beaten track, but well worth the stay if you’re visiting Waco or just need a few days respite from road travel.

“Bo” Takes his job seriously. Seems totally committed to making sure that visitors are treated like family and have a memorable stay. The fishing tanks and stream provide a nice fishing experience and have a pretty good population of largemouth bass. This place is the only option we consider in the Waco area.

Never met the management but was easy to set up the reservation. We stayed four nights along the creek. Close to Waco, nice quiet spot. Country atmosphere. Park was spotless, we didn't use the laundry or anything else but would definitely stay there again. Way better than rv parks!
