Absolutely the worst RV Park Campground in Colorado Springs. Traveling through, been here since mid March and staying here for a couple more months. My friend rents a space and has for some time now. Now I do not pay them and I admit, using the showers. Never took advantage or misused the facility, and never gave out their code. After this evening.... Beware people.... Never walk up on a vehicle. Especially not knowing the unknown. Never try to block a vehicle and I advise not following a vehicle. Today's world could get a person SHOT and/or KILLED.. Not smart thinking.... The RV park Seriously need some updating, the bathrooms are dirty, hair left in the shower drains & toilet's are dirty, Numerous of homeless in and out at any giving hours of the day & night. Stealing, make noise and acting crazy. RV Park owners should be more attended to their surroundings.And there dog shouldn't follow the unknown. Crazy World

My e trike was stolen during the early morning of the 1st of July right off the concrete pad. Very sketchy in terms of several people and sites. Should have refused to stay there in hindsight. El Paso County Law enforcement was prompt and friendly though.

*UPDATE: It's not a bad place. As with anywhere else there are good & bad people. Its close to just about everything you could need. Prices aren't bad compared to others. Don't leave anything outside & keep your underside storage locked, including your propane bottles. The owners & staff were good to the tenants. Larry & Jeremy are & will be missed.

This is a very small basic campground. It is really old but well maintained and kept really clean. There are a lot of long-term people here and many have very old RVs and campers but we had no issues with the other residents. Everyone is just here minding their own business and living their lives. The campground staff were really friendly as were the people in the campground. They do have basic services (bathrooms, showers, laundry room) and while we did not need any of them, we saw other people using them quite a bit and they seemed to be kept very clean. There are a number of homeless people just outside the campground but they did not cause any issues and did not come into the campground. Some people have made comments about feeling safe but we had no issues at all. Everyone just seemed to be minding their own business. AT&T service and Verizon service were good at times and really bad at times. It seems like there are some capacity issues on the network. Sites are dirt as are the roads and the roads are a bit rough. Hookups were really good. Well placed and very functional. The campground is a bit pricy but it is a very convenient location. It is a short distance to Garden of the Gods, Manitou Cliff Dwellings, and historic Colorado City. I would not hesitate to stay here again. I would give this a 4 for location and a 3 for price.

Very concerned for family safety. The fence around park had been cut and was not secure. There were homeless at the front with cart load of belongings. The walking path behind park had more homeless camped out. Drinking and drug exchanges. Park itself was outdated. Very close spots. Many RV in the park were ran down. I definitely would not recommend. Easily the most horrible park we have encountered.

In the world of unrealistic expectations, this is my take. Great location, minutes away from old Colorado city, garden of the gods, Manitou springs and more! Camp ground is In the middle of the city and built over half a century ago. Friendly staff and full time residents, the camp ground does a good job of keeping your typical inter city issues outside the gate.

This place!!! Hahahahaha, IS NOT A CAMPGROUND! Unless you consider a third world country experience... Don't waste your time.. I don't say this, But, Complete Trailer Trash Community, with it's very own homeless encampment at the entrance.... 🤢 We pulled through and right back out. This place needs a makeover badly

I’m a person that has to look at reviews on a place before I decide to book their. When I looked at the reviews on this place I was kinda nervous to book because a lot of people had negative things to say about it but I had to stay a week and they where the only people that had availability for a week so I booked it. When I showed up the guy working at the front I didn’t catch his name but he was on oxygen, was amazing! Such a nice guy every time I came in to ask about something! The site was pretty good also! The only negative part which is everyone’s comment on here is the monthly people around the park, there trailers make they park trashy but those people are actually nice so you don’t need to be worried. They also have a lovely trail right next to there park which is a nice walk! So over all don’t be scared by the comments it’s a pretty good park over all, I recommend! Thank you guys again for my first Colorado experience!
