Living here for 2 years, I continuously pay rent, yet never notified of turning off water, locking showers, anything about the community. My mail has been sent back. Im almost totally paperless, but tax documents and registration I’ve never received. All return to sender. Lot rent at $678 per month? Doesnt include electricity, water or a trash bill of almost $35 per month. Showers are filthy. Washers and dryers smell of stagnant water and take your coins. All new tenants to rent a space are allowed at $450 per month. Just don’t do it. I have another choice, but driving from New Braunfels to SA airport area as my daily commute, I cannot.

Great staff! This place feels like home! They let you make your space your own, where you actually live here not just camp. Friendly neighbors, I couldn’t have asked for better ones. Tina, Rachel, and Tobias, have been more than accommodating when you need something just friendly And down home good people. I would encourage people who are looking for a quiet, secure and livable, RV and mobile home park. For a spacious as the property is in as many people from all different places live here it’s pretty well maintained.

The grounds are very well taken care of. Management is very caring and understanding. There has never been an issue that could not be resolved. Tobias is my favorite to come across. Dude is always In a good mood,friendly and USEFUL. He's helped fix a few things of mine or walked me through how to do it myself. All around great and professional staff.

I stopped by today to check out the unit prices and ended up getting a little lost. Luckily, I came across a staff member named Joe who was working on what looked like an electrical issue. He was incredibly respectful and kind, and he took the time to guide me to the office. Once I got there, every member of the staff greeted me with warmth and positivity. The kindness and great vibes from everyone really stood out. I already love this community—and I haven’t even moved in yet! Looking forward to what’s ahead. Great place!

⭐️⭐️⭐️⭐️⭐️ Just wanted to take a moment to shout out Rachel and Tina at Greentree Village. I recently stopped by and had the chance to speak with both of them—and honestly, they were amazing. Super friendly, easy to talk to, and genuinely helpful. You can tell they care about the people who walk through the door. It wasn’t even a long visit, but they made a great impression just through conversation and how they carried themselves. If you’re thinking about checking the place out, know you’re in good hands with those two. Appreciate the warm welcome!

The staff were very nice & helpful and the bath house & laundry facilities were very clean and the showers hot. However it is very noisy with traffic & railroad right on top of you, and some of the people who live there full time do not keep their sites up very nicely. Stray cats running around too.

We stayed overnight two separate nights. The staff is friendly, the park is clean. Rv spots have plenty of room. Residents a guest were friendly. San Antonio is one of our favorite get aways. Will be returning

Shades Off - Eyes Wide Open

Booked 4 nights, 2 adults & 2 kids. My grandson has downs and my granddaughter is in a wheelchair. After 3 nights the kids wanted to leave so we packed up and went to the office before 11 am (check out time). I asked about a refund for the extra night and was denied. The lady said "sorry, no refunds". I found this to be unprofessional and lacking in any compassion. $50 would have bought the g-kids a lot of fun somewhere else. We wont be staying here again when we visit Morgans Wonderland (handicapped amusement park) again.

KOA rejected us because of our dog. (They were kind enough to give us a complete refund however). Good thing because this place is great and for far less money. More of a long term rv’ers park but is very pleasant. Will stay again.

This is a clean RV Park w water, sewage, power hookups. There's a laundromat. Plenty of places to eat, even a few bars for weekend fun. Most of the park is permanent residence, w temp spots found more towards the entrance side. There's some noise from the main road on that side, but not so much that you cant sleep, with the loudest road noise infrequent. Each spot comes with a wood picnic table that seats 8. Lots of trees a w some large enough to also provide shade. I think I noticed a pool? I would recommend this Park.
