The worst place you can rent a lot at, they bring up the prices every couple of months. You cannot do ANYTHING on your lot that you’re paying over $500 dollars by the way for. They get your cars towed, constantly change the rules of the community. Even though the rent is over $500 they love to give fees for EVERYTHING. You’re paying for a pool that is green. You’re paying for a gated community where the gate is broken. It’s trash. They’re money hungry.

I would not recommend it! Front gate is always opened the pool is really dirty! keep bumping up the prices for the lot rent they tell you a price but when it’s ready to make a payment it’s $150 more lol always want to charge you a fee not worth it people!

This place has gone down hill. Been a resident for about 6 years. Everything needs to be run by management that isn’t even on the premise. This is a horrible place to live in. Let me start by saying that we called for an electrical issue that spectrum told us about since it caused the wire to burn. Management said it was our responsibility because the warranty of our house ran out. Note, we are renting the lot and would think that they would have common courtesy to send a technician to check if it’s our problem or not. Without hesitation they said it was our problem. We then called the electric company and were told by the techs from the electric company that the wire had burned. We were left without any power since the electric company has to cut it because it was dangerous to leave on. We were left without power for more than 12 hours. We said we would pay an electrician as we have a child, and no reply. This is our primary home with nowhere else to go. They showed no sympathy even though it was their problem. Avoid this place at all costs.

This place has been a disappointment for the 5 years we have been here. A total of 5 managers throughout those 5 years. Tells you a lot. Managers tend to target people. Maintenance doesn’t even do anything, as we are now responsible to cut our own grass. Pool is dirty with algae ( they don’t hire professionals to properly clean it). This place has gone down hill drastically. You’re also obligated to stay for 5 years on the premise upon on purchasing. I can’t wait to move out!!

Great place to live. I have an awesome park mgr, terrific neighbors. Family park which is wonderful since the majority are 55 & over. Close to shopping, the beach & the airport. If you’re looking for a first time home this is a good start

I wanted to invest money and Gulf Breeze Manufactured Home Community has the best, clean and with the proper maintenance mobile homes available! I share my experience so you won't hesitate and give them a chance to assist you with a purchase! The people in this community are all respectful! I'm happy with this opportunity!

Well the garbage is right at the entrance of the place and smells traffic never stops in and out at all hours..the staff is not very helpful..the lady we rented from never fixed any problems we had..I give this place 0stars

Prior to relocating to Gulf Breeze, my wife and I visited on a Friday night. We expected to hear people partying, and out of control like other areas of Brownsville that we had visited. However, it wasn’t like that at all. Not only was it quiet, it was pleasant! Neighbors waving, and the lake area on the backside of the park was very appealing! We’ve lived here a year now, and feel we made a wise choice! The management (Tara), and staff are pleasant and easy to work with! I honestly can’t saw anything negative about the Gulf Breeze community! It’s a Great community!
