Never in my life have I had WORSE experiences with customer service. I can assure you there are FAKE REVIEWS or it would not be 4 star. We’ve been coming here for 10 yrs, and like a lot of the reviews will tell you, since the new ownership, it has deteriorated rapidly. They do not maintain the cabins, sites, or disc golf course. The store is empty. The worst part is the management, owner, and workers. They will yell at you for little things and cannot have a civil discussion. If you want to have a good time stay inside your RV and watch TV. Will not return unless I find out things change a lot. Beautiful property completely wasted

This is my review and should be taken as such. This was a pretty good place to stay. Lots of wineries and breweries around. We had arrived after a morning of rain and a lot of the sites were pretty wet. We found out when we backed in and sunk the tires. Luckily the awesome staff was able to place is onto a different site. We were given a free bundle of wood and a package of home made cookies upon check in. Not sure if this is an everyday thing or they pick random days. The staff was superb. Always chatting with us as they drove buy. Sites are fairly level and decent size. I would stay here again.
The Bates Motel RV
We stayed here for a Grand Design Rally. It's actually a very big campground, sites are much bigger then most KOA locations. It's clean, and very quiet here. They have a nice store, event hall, larger dog park area, and other amenities. We met one of the staff, her name was Kimberly. She was extremely friendly and welcoming. We had a great time and were sad to leave. Hoping they will have this event there next year!

Visit again: Probably not as Empty Nesters. Convenient location but too pricey since we did not use any of the "resort" options. Campground for the “Mature” RVers: Yes as far as being well maintained, nice location, upper scaled. Felt safe: Yes. Site condition: Very well maintained. Spacing between sites: Generous in our section. Views: set within Amish farmland, very pleasant. Hook-ups: easy & well maintained. Water & Electric were at the back of our site. Noise (road or campground): We had an end site (F1) right next to the main "drag". Lots of campground traffic with cars coming & going plus all the golf carts. LOTS of golf cart noise. Staff: Nice & always visible bringing firewood to sites, cleaning & preparing for the next visitor. I've never seen a KOA with so many staff members. Services: Full hook-up, mini-golf, 2 swimming pools (mostly for the kids), bouncing (for kids), fire pits, we enjoyed a Saturday concert. Ease of drive to grounds: Easy to locate and easy to get to our site. Things to do: (see photos) Corning Glass Museum (30 minute drive east). Very well laid out and a must see. Self paced. We opted to make our own glass ornaments, more fun than just buying something in the gift shop. Free Parking. Glenn Curtis Museum (10 minute drive north), a REAL SURPRISE. I'm not a motorcycle or airplane person but I learned a lot and really enjoyed it. Be sure to start with the movie presentation at the beginning. Free Parking. Rockwell Museum (3 minutes from Corning Glass), not Norman Rockwell. It wasn't our style of art but a quick walk thru on a steamy summer day was ok. Free parking. Windmill Amish Market (45 minute drive north). Very crowded at 10am on a Saturday. 1st barn is produce and local works. Page Street Fibers is wonderful place to stop in, beautiful fibers & lovely owner. However, the rest is all "flea market" stuff.

Cabins are nice! Love the full bathroom inside. TV, Mini Fridge and Microwave also. Great place for family camping! Our only issue was the heating unit didn't work. They did provide us with small heater but it didn't heat up enough.

The front desk check in teller's Mrs Marcia and the young lady Ms Reagan were two of the best host I've ever encountered. Talk about being helpful but very polite, professional and kind!! Love this KOA best one I've been too yet!!! ...
