Being honest was a bit worried when we pulled but leaving I will miss it. Mostly a live in community but a few transient spots by month only. Great community. Folks all nice. Safe. Almost felt like old fashion community where neighbours look out for each other. Great location too. Near everything you would need or want.

*DO NOT MOVE HERE! PLEASE READ AND SAVE YOURSELF THE TROUBLE!!!!* READ ALL REVIEWS I rarely write reviews but felt compelled to share my experience to WARN others about this RV park. After months of checking on long-term availability at Kosmo Village, I was thrilled when the manager confirmed availability here. I promptly made all necessary payments through their residents' portal and moved in, expecting a stable stay as discussed. However, just four weeks into my stay, I received a shocking notice on my RV instructing me to vacate within less than 24 HOURS! Confused and concerned, I immediately contacted the office seeking clarity, as I had been assured upon moving in that my stay would be long-term. The manager, informed me that I hadn't done anything wrong but that my spot was needed for another resident. This is completely random as I was already in the spot for 4 weeks. Promises were made for a callback after checking with an assistant, which never happened. My follow up emails were met with vague responses, no apologies and the original agreement to long-term stay was blatantly disregarded. This experience was not just inconvenient but also incredibly stressful, highlighting a severe lack of management integrity and reliability. If you value stability and clear communication, I strongly advise looking elsewhere. DO NOT COME HERE. This park’s management does not stick to their word, and you may very well find yourself scrambling for a new place to stay as I did. There is nothing worse than a business that does not value their word or customer service and boils down to them blatantly lying to me stating that I could be there for a few months. Thankfully, my previous RV park welcomed me back with open arms. Heed the warnings in other reviews as I failed to—this place is best AVOIDED if you’re looking for a trustworthy and stress-free living environment.

Manager harassed and there is nothing for the kids to do there. They make it look good, but run down and very discusting for a trailer park with over 200 trailers in the park. Manager is a harrasing person and does NOT need to be a manager. LOVES the MEXICANS. FAVORTISM. Leaves notes to evict people living there. NOT worth the money at all. Wish I could give a NEGATIVE instead of a star. NO stars here.

**WARNING: DO NOT STAY AT KOSMO/STONY RUN VILLAGE RV PARK & CAMPGROUND** We unfortunately made the worst mistake ever by choosing to stay at Kosmo/Stony Run Village Campground in the travel trailer a family member graciously gave to us because we were homeless and couldn't find anyone to rent to us (because we lost out home and have three large dogs, even though they trained and well-behaved). We were so relieved and thankful to be safe and have a roof over our heads... until the first rainfall, approximately two days after we got here. The lot space they assigned to us is much lower and more compromised than any other space in this "park" (which, by the way, is just a large gravel/dirt parking lot) even though the ENTIRE LOT is muddy/wet, our space just happens to be the worst, and is now a literal LAKE OF WATER. There is nothing else here. Just a parking lot. Not even restrooms/hot showers. Nothing. Just gravel, dirt and tons and tons of thick mud and POOLS OF WATER THREE TO SIX INCHES DEEP. And they charge $700 a month for the "privilege" of placing an RV/travel trailer in a flooded parking lot. That price also includes the ability to hook up to basic water and sewer lines and plug into electricity, and "free Wifi," which barely worked at all the first three weeks we were here and just recently got better... but it still repeatedly connects and disconnects every minute or so at certain times of the day/night making it impossible to complete a simple phone call or send an email. There is also NONSTOP noise from tractor trailers clanging, banging and backfiring past every minute of the day/night, since the parking lot is RIGHT SMACK UP AGAINST busy Route 1 without any buffer at all. We asked management for help as soon as we saw the lake of water forming around us and realized a very noticeable shift in the stability of our trailer that was now sinking to one side and shaking whenever we - or one of our dogs - took a step. We had no idea what to do because we've never stayed in a trailer before and we haven't the slightest clue how to rebalance/stabilize one... which we SHOULDN'T HAVE HAD TO DO ONCE OUR FAMILY MEMBER SET IT UP PROPERLY FOR US... if we had been placed on a proper, safe lot, which we were not. They waited almost 24 hours to drop off some pieces of hay and a few flat cement "stepping blocks" to place under our steps so that when we exit the camper, we don't sink ankle-deep into mud/water. However, it's still a complete muddy, flooded mess around our entire camper and we are still sinking, but at least we can step outside with only minimal damage and then try our best to leap from the block to a slightly higher piece of ground that isn't as deeply flooded. Unfortunately, though, my 15-year, sick dog cannot make that leap, so every time we take him out to potty, which is all hours of the day and night, he is literally drenched in mud and water every single time. We've been here four weeks and it gets worse every day. We now have irreparable damage to our camper from the imbalance/sinking (cracked and weakened floor/walls) and they refuse to move us or refund our money so we go somewhere else that won't further damage the only home we have now. We are stuck here, helplessly waiting for our home to crack in half or tip completely over and no one cares. TRUST US...STEER CLEAR OF THIS PLACE or you may wind up like us.

It is a very nice and quiet community. I have met several friendly people. Great to live or just for vacation. Just wish they had more spaces.

Not so cosmic Kosmo Attn all Canadians ( or anyone really)...if you plan on traveling to Virginia for any reason... DO NOT plan your stay here, especially if you plan on arriving on a weekend or holiday. There will be NO ONE here to assist you. We drove 10 hours on labour day only to arrive here to find a trailer in our spot .. A spot we pre paid for 3 months in advance. With no where to go, and no one available to contact at the time, we had no choice but to take another spot which was reserved for someone else who was to show Thursday. So on TuesDay (apparently during "office hours" we received a call back from the office (which was about 50 feet away but apparently too far to come out to see us ) to advise we would have to move by Thursday by noon. Apparently they don't keep tabs on check in and check out times. No real apology or any type of compensation for our inconvenience of having to move. Furthermore, the only thing this camp ground has going is full hookups. There is nothing else of value besides some spotty Internet. The view included a junkyard behind the office, which includes backhoes, and the extremely bright security light which flickers on and off during the evening. I would never go here again. Six years of camping and we have NEVER experienced anything like this. Would never go there again.
