This is our very first year of being a Michigan Snowbird and we were looking for a 55+ RV Community to spend our first winter. We visited and investigated several RV parks in the central Florida area prior to my retirement. With Zephyrhills being centrally located and within about an hour’s drive of the places we have friends and family we knew Zephyrhills was where we should be looking. We are happy to say….. The Landing RV Resort met and continues to meet our needs. The facilities are consistently clean, maintained and updated as needed, which is #1 on my priority list. Debbie (park manager) and Mike (head of maintenance) have been fantastic to work with and consistently show pride in their work and the overall appearance and maintenance of the parks facilities. Also the residents in the park are some of the nicest people you would ever meet and have made us feel welcome from day one. We feel like we are part of a big happy family and feeling sad when it comes time to leave and head back home for the summer. This is a very active 55+ community with numerous activities and events planned throughout the week. Needless to say…. We didn’t hesitate one bit when it came time to reserve our lot for the next winter season. We are also looking forward to staying in touch and reuniting with all the friends we have made since day one. I would not hesitate one bit to recommend The Landing RV Resort to anyone looking for someplace to call home as a Winter Snowbird. It truly is an amazing place.

My two year and three month visit has come to an end in this very well maintained park thanks to Debbie the manager and hubby Mike in maintenance. My stay was comfortable, just time to be moving on and see new faces. The majority of the people i meet and befriend in these parks I hope to be friends with forever and I’m happy to say, that has been the case. I’m now in my third park in four years and I have high hopes. I would like to give a shout out with a word of praise for Cobblestone for all they did for the hurricane victims. Feeding a community that’s been flooded and has no power for wks is beyond any praise I can come up with, so I will just say God will bless you for caring when other parks here in this very town was charging their flooded victims a 1000 dollars just to sell or just walk away with nothing.😏 I must add though it was very bad timing to be raising lot rents in November in Zephyrhills for the above reason, people are hurting already financially they don’t need added grief. These 55 and older parks are retired individuals living off set incomes. Not to mention the traffic here in Zephyrhills is horrible 5 1/2 months out of the year because this town isn’t built for all the traffic like Tampa and Orlando. We have more access to secondary roads than interstates. That being said some of us chose this area thinking we were far enough away from the threat of hurricanes but were we fooled. Lol

I had the pleasure of staying at The Landing Resort in January-February 2024, located in Zephyrhills. I loved the country-like location with mall shopping, restaurants and golf courses just minutes away. There are plenty of activities to participate in all day long. There’s something for everyone from dancing to playing cards, parties, bingo, etc. I enjoyed the pool exercise classes in the heated pool, the putting green and walking/bicycling throughout the park. What stood out to me the most about The Landing was how friendly and hospitable everyone was, including guests and staff. I have to say that the people I met there were the nicest people I’ve ever met! Sales Manager Deborah Johnson is amazing, and goes above and beyond as do the other staff members who make Southern hospitality a part of everyday life. Whether you spend the winter, live year round or are just passing through, you’ll enjoy your stay at the Landing.

55+ community with quite an Activity board! Games, parties, gatherings. Pool, Shuffleboard, pool tables, exercise equipment. The residents are so nice, walking their dogs, riding in their golf carts or bikes, always greeting everyone they pass. Management (Debbie, our Mgr, and Mike our maintenence go-to guy) are always taking care of the property, and upgrades. This is a great community to live in!

Love our home here ❤ Park manager Debbie is awesome informative and very helpful. Maintenance man Mike is on the spot with repairs to your lot and surrounding areas attentive to the community and keeps it clean and functional . Centrally located close to beaches, theme parks lots of resturants , hospitals and doctors. Allot of upgrades happening all positive. Quick response from park manager Debbie and Maintenance Super Mike if and when a problem is imminent; construction workers hit a water line causing an outage and electric also - kudos to Mike for having fixed these in record time 20 minutes . Love Love Love our home in Landing..

Great park and very friendly. Lots of good entertainment and free breakfasts and ice cream. Don't know why the three most recent negative reviews seem to get attention. They left the park and not because of the park.

I love this place. It is one of the cleanest park around with nice wide roads and big lots. The laundry room always smells so good and very clean. No change machine but who's counting quarters since coins are hard to get nowadays. Club house is very clean and cute as can be. The game room, showers and restrooms are clean. Actually, one of the cleanest I have seen in a good bit. The pool is nice too! The folks in this park take their shuffleboard very serious along with their Bingo and Corn hole. People in the park for the most part are friendly. Like all places there are those few that love to stir the pot over things they created on their own. And God bless the managers heart. She remains so sweet, nice and very polite, professional and always smiling despite the pot stirring going on against her and the maintenance guy. He works his tail off everyday, all day. He was very helpful getting us backed into our spot and making sure we got hooked up okay. He would wave and ask how we were if we were out or taking a stroll through the park. We consider ourselves very fortunate to have found this place and blessed beyond words that we got to spend it here for six months with the best management and neighbors. We have reserved for next season and can't wait to come back.

This park is toxic. Do not make a reservation at this park. The management is unfriendly and locked behind closed doors. We had a blast our first 2 years while wintering at this park; however, this has been a terrible winter (2022). Save yourself a lot of grief and drama, book your stay somewhere else. Many are selling their units and others like us are leaving to find a nicer place to enjoy. We actually left a month early.

I call with concerns. I find if you live here your all on your own. I had people flick my breaker because they could.....NEW people take priority over people that barely made the rent increase of 1200.00 in a year. Now very stressed about rent hike again. Like the managers very well. It is just a lot. When you feel like it doesn't matter. But I realize some of the pressures on managers. Just love this quiet place.
