I moved into Los Arcos at the end of October 2024, I have nothing but great things to say about this neighborhood! I had the opportunity to move into a brand new home and have really enjoyed how quiet the area is. Los Arcos is conveniently located too which is an added bonus. Management has been easy to work with and responsive when any issues have arisen. Quinton

The pool is only open between 10-5 and not everyday. Effectively unusable for residents wanting to swim before or after work hours. Do not trust Traci Contreras to be a faithful landlord. Stated she would return security deposit 2 weeks after move out. A week after move out to follow up, she states she won't return security deposit. Forcing us to go through legal proceedings. On top of that, she does not address maintenance issues.

The park is nice and remodeled. That is about all that can be said about this property. Though we have come across issues with the maintenance staff's quality in their work(have had to them come back to the same work order 3 times coz didn't install properly first time) and the landlord is not addressing all defects/issues of the "brand new" trailer we moved into. 3rd month now and still have issues reported on move-in inspection form that are not addressed. UPDATE: It is now 5 months into our lease. The original issues still haven't been addressed. These issues are caused by cats that live freely around here. At least 10 feral cats have colonized here on the premises that do not have a home. I have observed the landlord encouraging such behavior rather than deterring tenants. When we first moved in... 3 weeks later I had to rescue a litter of 3 kittens. The landlord did not provide help beyond referring to the local rescue organization and leaving me with this mess underside caused by the litter. Nevermind the fact they did not do anything about the cat feces from the litter and I do not have permission to remove the trailer skirting to deal with that health hazard. In addition, the pool is only there for aesthetics. As it's only open from 10 to office close which is 5, sometimes before. So that means on hot summer days, that pretty much makes the pool unusable for several months. It is often closed all days. As there is only one office person while the landlord goes on errands or is out for the day. On top of that, there was an unreasonable amount of delay in the recent pool season opening due to a leak. They had relied on their own maintenance staff of 2 to repair the leak, and that set aside needed home repairs for tenants as a whole, while that pool leak repair took longer than expected. The operating hours is not reasonable for a community pool in this region. (Speaking from pool technician perspective)

I am warning anyone and everyone who is thinking about getting a trailer in this moble home park to rethink! The property manager is always extremely rude or not at the office, both maintenance men are not qualified for there jobs, one of them tried to fist fight me in the middle of the day while he was on not only on my property but in the park and on the clock as well he constantly drives past my trailer and revs his truck. The trailers are all beat up, unless you're willing to pay upwards of $1,000 in rent +utilitys. I wish I was warned before I moved in 4 years ago. Pictures I have posted were from when we were renting. None of these problems were fixed when we bought the house or before we bought the house. This is how the property manager had us living while we were renting. I bought the trailer so I could fix it up without having to wait on them. She also will let you know how much rent is the day before rent is due or literally the day it's due!
