This was our second time to stay here and we loved it AGAIN! The staff is so kind, the residents are kind and everything was tidy and comfortable. The manager Stacey is an absolute jewel and made sure our stay was great. The location is PERFECT for kiddos, shopping and the baseball game. We had a blast and look forward to our 3rd trip!

MAKE SURE YOU READ THE ALL OF THE REVIEWS! The Good: Therefore is a nice play area for the kids. The Rest: We considered moving our home to this place, which I definitely wouldn't consider it a resort. The maintenance on the buildings and landscaping was terrible. The owner tried convincing us to purchase the "membership" so we could get a discount on our monthly lot rent. When he first priced it and we said we wouldn't pay that much, he lowered the price twice after that. In the end, we decided we would be too embarrassed to invite family to visit us there because of the run-down condition of the buildings. The shady way he tried selling us his "membership" was the final straw. Beware❗️

The stars are somewhat good because of staff and their kindness, they were nice, showed they cared about their portion of the jobs and wanted things right and better. I saw and heard some staff say basically they need certain things they use and more of it at their disposal. Owners go and buy it and don’t get a lot or enough and staff has to work with what they got and stretch it to all even if it only covers half. I cannot and will not call this place a resort, far from that. The beginning of our stay was nice and quiet for the most part. One morning while on our porch talking about things to do over coffee a live in from the RV side came walking his dogs to go to the office. The maintenance man was there they got into an argument about something and maintenance man shoved the other guy and he went to the ground. Police came it was dealt with and done. But still we were a bit taken back not expecting that kind of situation at 9 am. So quiet again for a little while then the long time renters in the cabins beside us came in. Some quiet and relaxed like us. Others not at all! With long time renters like that they’ll never have a lot of or any new renters around like us. Never been here to stay before. They really did help us on making the decision on coming back though! Not even 12 hrs into one families arrival, 3:30 am they were drunker than Kooter Brown ever thought about being and began fighting amongst themselves. Lovely vacation this is. Only one person from that family said 2 words to us and said the same 2 words but different situations was,”I’m sorry”. Still haven’t said hello or had an introduction but got an apology twice. So for us we thought about staying again because we saw work being done everyday. Until the renters from hell come in and because they have rented there so long they act like they owned the place themselves, were rude and acted like they hated us. If we rent here again it’ll be because every hotel and house is all rented up and rented out. I loved having the pool, lake, and ocean accessibility also loved how quiet it was in the beginning of the stay. Thankfully it was the last couple of days of our time there when all of the quiet and relaxation was chased away with loud and obnoxious. The best thing at this place is and was and will always be the playground. It was in great condition and kept very clean. Our kids loved it and loved it was so close to us.

Guys, this place is awful, we had a membership there for years and we moved to Arizona for five years and moved back, so we decided to take our family to a "Great" place to swim and enjoy, so during the time we were there I had to yell at the maintenance because he was weed eating too close to our area slinging grass in our food that we had to trash and grass hitting my very young toddler grand daughters. Then a hour after the security asked us for more money after being there for 4 hours. My family is disgusted with this place. Since New owners this place is trash. I do NOT recommend.

How anyone is giving this place more than 1 star, I have no idea! It's a dump! The sites are concrete and level, but that's about the only thing it has going for it. The hookups are in the grass, which is swampy. They must have some kind of drainage problem because the grass area is puddled even days after it rains. The "bath house" is untouchable. There is a window missing from the women's, so you can see through. And it looks like you might want to be up to date on your shots before you step inside. The laundry looks like your clothes would come out dirtier than when you went in. But, the real kicker is the residents. We had someone wander through our site with their pajama pants halfway down, so there was a full moon during the day. And it wasn't a fashion statement. She looked very out of it, and had no idea what was going on. Substance abuse is most definitely happening on these grounds. The smell is strong, and it's not the just mild, recreational stuff. Most of the campers look like you couldn't take them on the road. They are in various states of disrepair with tarps and cement blocks everywhere. We were supposed to stay 6 nights, but after seeing all this and then hearing gunshots our first night, we hightailed it outta there after just 1. We have never felt unsafe at a campground until this one. Just don't go here. It's not worth it.

This place when we bought into it they had a policy no one could live here or stay here longer than two weeks and now we just drove though the park and it looks like a trailer park it’s awful iam ashamed to say we have been members since the 90’s I would not or will never recommend this place to anyone

We visited for a week. I cannot say enough about how enjoyable this place was. We arrived very late and the staff not only directed us to our lot but helped us park. We have a bigger truck and it tends to take up alot of space. The staff was very courteous when they asked me to move my vehicle for whatever reason. This is going to be our spot for visiting the area. We just can't say enough good things about it.

Pro - Friendly helpful staff. Con- Appearance resembles the homeless encampments I see in major cities. Maybe two or three RVs in the place were road worthy, ours being one. Don’t recommend and will not be returning. See photos of our stay.

Very quiet and friendly park♥︎ love the playground and the view of the lake from it. Love love love the pool and they let you swim until 9 which is awesome for cool night swims. Other places closed the pools at 6 or 7 which was a let down. We really enjoy being able to swim into the night. Very close to Biloxi beach and downtown OS which is awesome! Will come back soon

We went to pick up a family member from there. Well the GPS took me to the out entrance and I went in. In no time a man was behind me on a golf cart. Well he got up beside me and was very rude because I came in the out entrance. I told him this was My first time there was that is where the GPS took me. He was very rude. I had to get rude back to him. It definitely didn't look like a nice place to live.

IF I COULD RATE THIS DUMP NEGATIVE INFINITY I WOULD!! AVOID THIS DUMP TILL THE MAJORITY HOLDER OF STOCK RETIRES OR SELLS IT. HE IS JUST RUNNING IT INTO THE GROUND JUST LIKE BIDEN IS DOING TO THIS COUNTRY!!! DON'T EVEN THINK OF RENTING A CAMPER HERE! Much less staying here for any time. It's a dump!! If you’re going into the office, be prepared to have your time WASTED! The ladies are extremely unprofessional and will carry on with their conversation and gossip about residents and other employees right in front of you. If you have anything of value, be prepared to store it inside your camper(cheap $50 grill was stolen by the friendly neighbors). A majority of the people here are dope heads. The local teens hang out at the park talking about their privates right in front of children. If you’re looking for something simple but lovely KEEP LOOKING!

We relocated here a month ago. Everyone has been very accommodating. Would be nice to see a little more love in the property. Its a beautiful location.

Simple to navigate with accommodations for those in wheelchairs! (Ramps ie.) Very fun place to take thr family for a nice swim in either the lake or the pool! There are free roaming ducks but I feel that makes the experience better.
