We checked in with expectations, in the title it says resort. When I read online there was a fishing pond and a hot tub I was excited to relax. My husband wanted a pull thru which we got AWAY from the resort. We found out, after check in, you have to pay $12. A day plus $5. a fish from their inlet/pond off the river, not incl in the price (Disappointed) Planned on dropping a line there, while the guys were off at the many mines and panning. Brought a bottle of wine for myself to sit in a hot tub too. Nope, somehow hot tub is a sauna to them. (Disappointed) When we checked in the camp man said we weren't going to have water (in my mind, I was oh? Well u can give me 1/2 my $ back too) because when you go to a full hook up place when your camping(that's a given) If I wanted to dry camp there are viable options- right off the river. And last but not least there's a food truck in there- serves breakfast till 9am - because we showed up round that time and they were on their last of everything(his wife- had stepped away and w/o her there's no more fresh cooked food?) wow 😲 disappointing for a resort? Now, something I didn't expect was the town of Creede is closed on Sunday and Monday. (Gas station & grocery store is open) So as a women wanting to grab a coffee, book, shopping etc maybe a pedi not till Tuesday. So the underground museum mine was cool on Tuesday and Last chance mine was awesome 💯 on Saturday. Sure like anywhere in Colorado you can go ATV riding, renting jeeps, fishing, fly fishing, hiking etc.. but, when I go on vacation and purposefully book a resort, I expect it to be different and of that quality no matter what spot I rent and I also expect everything in that site to work including the water hooked up to my camper and it to not taste like fish.

We have been taking our trailer to many places , but this one felt like a 5 star hotel for RVs ! 2 dog parks , incredible views , river walking distance , food truck , post office and well equipped office on site, super friendly staff , and what a wonderful RV community! I am in love with the town of Creede, this RV spot , as well as the locals and those who visit !

Booked several riverside/creekside RV parks on our long trip through Colorado. Looked forward to this experience because it looked a bit more upscale and we were curious about ownership opportunities. Unfortunately disappointed in the condition of the RV park- weeds, overgrown grass, broken fences, etc. Can’t even see the river, much less get to it without an unpleasant walk by the sewage area. Lots of manmade ponds and water features which we suspect contribute to a major mosquito problem that left our daughter miserably covered in bites & itchy despite using bug spray. Seems to be a common issue when talking to other campers/owners. Because of this we left early. Otherwise, the dog park was grassy which was nice, clean laundry, ice cream & food truck onsite, and the mountains are gorgeous. I don’t usually leave reviews as campgrounds/RV parks are typically a case of personal preference, but just want to help others know what to actually expect in terms of the river & rv park condition.

Stayed here 2 glorious weeks and never wanted to leave. Wonderful base camp location for exploring in and around Creede and vicinity. The camp sites were plenty wide enough, and although not paved, they were level. Loved the quietness of the campground so you could just sit and enjoy the incredible beauty surrounding it. There are trees planted all throughout, and although not full grown, within a few years will provide excellent shade. The laundry facilities were clean and functional, and the office staff was friendly and very informative. Already planning next year's trip!

We have stayed here a number of times before their new “management” took over. The original owner was a wonderful gentleman. He then gave ownership to his children and it’s gone downhill pretty fast. The area of Creede is gorgeous. The park itself appears stunning as you arrive, but you’ll quickly learn that there are 2 sides…the RV side and the ownership side. The RV sites are pretty poorly maintained. The last time we were there, the rail ties that separate the sites were rotted out and we were lucky enough to have a wasp’s nest in ours. They hadn’t weeded in quite some time. Sites were gravel and not level. Their wi-fi is below par if you are needing that. They boasted of having an afternoon ice cream social time, but 3 years in a row when we were there it was closed due to staff issues. I did have opportunity to meet the laundry police mentioned (🤣🤣), and truly, this man does sit there to make sure you do not leave your laundry unattended. He does threaten you if you walk out. Our last time there, they had tripled their prices. Many of their long-time clients were complaining and word got out that only certain clients were being given a break in price that appeared to set off an on-property feud. I was vocal with other RV’ers as to being disappointed in their management and we were approached by management that we “might be happy elsewhere”. I agreed to meet with them 4 times at their request, each time being cancelled on their end. Very sad to slowly watch this park be ruined by incompetent management. When mentioning the problems in town, business owners were not surprised. We have found another very enjoyable park close by without any of the petty issues of management. Word to the wise, if you have a negative review for this RV park, wait until you leave or you may find a knock at your door.
