⚠️🚫 Overpriced & Neglected! 💸 This was the worst “resort” experience I’ve ever had at a campground at end of August 2025. From the very start, check-in was a mess—no one was in the office, and I had to call and wait until someone showed up. On their website, they claim to have a strict 10-year RV policy unless you pass a visual inspection, but in reality, the park is full of very old, falling-apart trailers (90% of trailer were over that policy) We were allowed to pick our site and chose the only one with a small concrete pad. Unfortunately, the rest of the grounds were nothing but overgrown weeds, dirt, and no grass at all. The site itself was infested with insects—spiders and ants everywhere, with at least four ant mounds right on our spot. It was clear there’s zero maintenance happening across the campground. Most of the park seems to be full of people living there long-term, and it doesn’t feel like a resort at all. Trash service was another huge disappointment. They advertise that you can leave your garbage out before 10am for pickup, but during our 8-day stay, the bags were only picked up once. I left several messages nearly every day, but no one ever came. By the end, we had to leave several bags sitting out that were never collected. The dumpsters they do have are in very inconvenient spots, surrounded by dirt and rocks. Damaged electrical outlets. On top of that, their dog policies are not enforced. I saw a couple of pit bulls and other medium-sized dogs unleashed and roaming around the campground. This made me feel unsafe walking my own dog, since there seemed to be no control or enforcement from management. For all this, they charge an outrageous $ per night—pricing it like a resort, when in reality it’s not worth even half that. Save your money and look elsewhere.

Great place. Open Air has it all. Quiet, very clean and organized. Beautiful natural area with very nice and clean restrooms and showers. Nice little pond with tree swings so you relax and enjoy the view. Very friendly staff . Looking forward to coming back. Highly recommended .

I would definitely recommend for long term renters. It seems like it's near a safe neighborhood, quiet, and clean. I don't recommend for a fun getaway. The tiktok I saw about this place really ramped up the fun factor. The pool was broken and the pond was low. That didn't leave much for us to do with a 7 year old. The office even forgot to leave our welcome packet in the mailbox like they said they would, even after I called to let them know we would arrive after 5pm. The confirmation email says trash pickup at the curb in the morning which never happen either. Probably won't be back for what we got.

Because of unexpected work being done on our home we had to move out for 24 hours. Open Air Resort is located just 5 minutes from our home. We loaded up our RV, took the dogs and moved to Open Air. The park is well maintained, very quiet. It offers .a lot of amenities that we didn’t utilize because of our short stay. It’s a very pleasant park that I gladly recommend.

I have camped for years, but this is my first experience going full time. I visited several parks in the area and ended up choosing Open Air. I have a small camper so I chose this park because of its facilities and location. It’s located in a beautiful area. The facilities here are excellent. Since I have a small camper, I do not like the shower. The facilities here are in excellent shape and well maintained! Nice laundry facilities too. Whoever does the housekeeping (I believe her name is Nancy) does an excellent job! The park hosts are extremely nice and helpful - very friendly and welcoming. The walk around the park is a half mile. It’s very peaceful and quiet out here. It’s nice to sit out at the pond at night. So, overall, after two weeks here, I am very pleased and feel right at home.

The trailers were unique and special. The staff in general were great. But the fact the trailers are not cleaned or maintained with fresh towels and toilet paper and our stove top didnt really work as well as shower had low pressure was ultimately frustrating for someone on vacation. I hope these elements can be improved because there is so much potential.

So I can only speak about our attempt at a two night stay in one of the tiny homes. Positives: The tiny home looks fairly new, has the amenities you'd like, is at the back of the property so it's a little isolated, overlooking an open field. Negatives: The queen bed had a damaged mattress that kept subsiding as we lay in it. It became so uncomfortable that within an hour, neither my wife nor I could sleep. I moved out to the sofa, which in the listing is described as a sofa bed. It's not. It's a modular sofa, and the modules aren't connected, so as you lie on the sofa, the modules gradually slide apart. The sleep situation was so bad, we cut our stay short by a night and headed home. I dropped the keys off at the front desk, explained why we were leaving a day early, and it was a little surprised not to get a refund or at least a partial credit. The person at the front desk said they were sorry for our experience, and that's as far as it went. I saw a lot of RVs that clearly were staying around for a while, saw lots of happy families using the amenities, and so I'm not going to tear the property apart. I would just be careful booking one of the tiny homes.

This place is excellent- we have stayed here multiple times. Several times in the rentals- tiny homes as well as campers- and we have stayed in our own fifth wheel as well. Great place, great hosts/management, clean- the team is always cleaning, I have even seen them spray down and wipe down all of the outdoor chairs daily- does anyone do that to their own chairs?! The team and place are just great. Pool, volleyball, dog park, all paved spots, showers are EXCELLENT- clean and spacious, the store has a bit of everything in case you forget something and the location is perfect. Springs, hiking, fishing, rivers, lakes, vineyards, all within literal minutes of the resort.

This was an overall amazing first experience! All the people were super nice and willing to help me and my large party. We had a group of three family's and the people here accommodated us so wonderfully. The pool, bathrooms and showers were spotless, you could tell that they were checked often! Definitely will come here again. Thanks for a wonderful experience!
