Patriot RV Park is, hands down, the best RV park I’ve lived in throughout my time as a full time RV’er! The facilities are very well maintained, the property is clean, and overall, it’s a very quiet and peaceful place to live. Everyone is extremely friendly and welcoming. Ron and Becky are the best!!

Wow where do I even begin? My husband and I with our 2 kids have stayed here for about 4 months already. We are so in love with this park. They have a very nice and clean bath house, park and well kept pool! The monthly prices are the cheapest! Spots are always full and we know why! It’s the best! They keep the grass mowed and so clean! Internet does cut out but with that many people at the park that’s expected. Just buy your own WiFi! So amazing for little ones! Becky and Ron are the kindest people I’ve met. They truly make you feel like family, I am so sad we are leaving due to another job else where it’s bitter sweet. But this place is the absolute best! You’ll make friends/family you didn’t even know you had!

As soon as we pulled into the park we knew something was very wrong. There were too many empty spaces! Not so long ago this park had a waiting list of over a month or more but that's back when they had WiFi and even television service. A couple of years ago we went back and intended to stay a month but we left after only 2 days because the new owners disconnected the television service, the internet never worked and they raised rental fees significantly. On a trip last year, we hoped things had improved so we decided to try again. Like most campers we intended to stay at least a month. During last years stay the WiFi internet worked great and we could stream videos so the missing TV service didn't matter anymore but they jacked up the rental fees yet again. For what? We all know that those "amenities" are standard in the industry folks! On Memorial Day 2025 we decided to give Patriot one last chance. As soon as we pulled into the park, we saw numerous empty spaces and we automatically knew things were still bad but we were very tired. With no WiFi, single bathrooms, an over crowed tiny pool with no chlorine we left for the FINAL time! What a horrible shame! Riverview used to have it all but now Patriot's greed ruined it for everyone! So sad to see such a great, quiet camping spot get ruined by the pure greed of new owners!! Good WiFi has long been the minimum standard in all RV parks but NOT at Patriot and let's not forget their new outrageous rental fees on Riverview road in Waco!!! No amenities! Not even WiFi?

TL;DR: Centrally located. Amazing staff. Clean. Quiet. Rated E for Everyone. SAFE!!! City life with the Country Life feeling. You're gonna love it. After searching several locations, we knew this was the place for us. Even my dad said this is one of the nicest parks he has ever seen and he has been a traveler for as long as I can remember. After some recent storms, there were some issues with branches breaking and falling due to the high winds and heavy rain. As soon as the storm was over, Ron and Becky were out checking on everyone and cleaning up road hazards and fallen branches. Mind you, these trees are well maintained so you know the storms were bad. My second week of being here, I had a pipe burst. I am new to the RV life so I didn't know what to do. I asked Ron if he had any advice and this man crawled under my camper and told me exactly what to do and how to fix it. He doesn't have to do this and I'm sure he didn't want to due to the type of pipe it was. Not only did he save me the damages that would definitely come with a broken pipe, but also saved me the trouble of having to call a tech out to help me. The grounds are well maintained. Grass is cut AT LEAST every two weeks, if not sooner. The dog park is amazing and well kept. Waste emptied everyday and IT IS HUGE. Your fur babies will not want to leave. As with any place, there are rules. You have to keep your area clean, free of excess clutter and trash and you MUST have a side winder. No stinky Slinky's on the ground. The noise is always kept to a minimum and you aren't all piled on top of each other like in other places I have seen. Hook-ups and power box are clean and well maintained and if there is an issue, call the desk and Becky will send Ron out within minutes. The pool is so clean and I don't feel like I took a dip in a bottle of Clorox when I get out. The bathhouse, although only two, are cleaned after every use. The laundry room is clean and the machines always work. Inside you will find a small library, a food pantry and a small donation center. I promise you, you won't want to visit anywhere else. There may be cheaper options, but that's exactly what you'll get...CHEAP. Everyone is piled on top of each other, it's messy, or no grass in sight. Just a gravel plot and some hookups. And of course you may find some with faster internet or more amenities, but you will be paying so much more and you don't have the option to rent for more that three weeks at a time, so long stay, whether business or pleasure, will be a hassle. I do just fine with my T-Mobile and $30 a month plan that I can take anywhere with me. PERKS: 5 minutes from downtown Waco. 8 minutes from both malls. 5 minutes from Home Depot, Walmart, HEB and much more. DOOR DASH DELIVERS OUT HERE! I'm so glad we chose to stay here. It's beautiful and definitely worth it for the view.

As a new RV tech in Waco I try to make contact with every RV park owner or property manager. Last week I decided to drop some business cards off at Patriot RV Park in Waco. The person that manages the park was very rude and unprofessional. And I am almost certain he was inebriated. And in response of what was said in the owners reply to this review: he had a park shirt on, had access to your locked office and another guest at your park is who pointed him out when I asked to speak to a manager. He was a park employee. An employee who would not introduce himself when I introduced myself. When I asked if he was the property manager, he stated "That doesn't matter". I asked if he was the property owner and received the same reply. He then proceeded to lie to me about rate that other techs charge in the area to try and lowball me for services. And the cards I gave him. Pretty sure I saw him toss those. On my way to the car he made yet another rude and unprofessional comment to which I responded "I appreciate your time. I will contact the owners". Turns out it is owned by a group out of Georgetown, TX. So I sent them an email letting them know about the poor excuse for a property manager they have at this location. But of course I never received a reply from them. THERE ARE OTHER PARKS IN WACO. BETTER AND COMPETITIVELY PRICED! And in much better locations, managed by professional people. Response to owner reply: He had a park shirt on and had access to your locked office. He was a park employee. Also, I contacted your company via your website. Also, you are not a small business. You have 16 parks across Texas. You may be family owned but small you are not. Instead of excuses, try looking into the matter so no one else has this experience.

Great for some, I suppose, but overpriced at $50 per night and run down in my book. Apparently, the park sold in late 2021, and new owners are touting new upgrades. It seems the only upgrades are pricing so far. Sites are very close; pads are cement and level, but approaches are low and almost dragged tail getting in. No picnic table or fire pit.

Staff was more then helpful. The place is quiet and restful. We enjoyed the quiet. Great sites to set up on. Wish we could have stayed longer. They have a laundry room. And two showers. Again it's a very quiet place. Dog run for our fur babies. Playground for the children. Wifi too.

Had a very nice month, people in office and on the grounds were very nice. Could use a few more bathrooms or shower rooms. But other than that they were clean. Laundry room could use a little updating but for a little bit we were there it worked out just fine. Would recommend to my friends and stay again if I had come that way.

In response to the person who said a white dog advanced on their dog, first of all, that dog has a name, his name is Fender. He has been there and around since the day he was born! He is probably 10 years or older. He has NEVER "advanced" towards any dog or any one other than in a friendly manner. He has always greeted new comers. He loves to walk with everyone! He has never met a bad person until YOU apparently..and because you left that comment without knowing ANYTHING about Fender and of what your perception was of "advancing", they are now going to get rid of him!! And as far as the owners, if you are losing business, it's NOT because of Fender..it's because you do not know how to be personable, you run that place like a chain business. Why don't you just put up a privacy fence all the way around it with electronic gates with a code to keep Fender out. And please make sure you tell your RV people that there is NO fishing or river access there unless you get the private property owners permission which you wont now for sure!! Very sad, you are only about making money.

We were there less than 12 hours but they were extremely helpful. We were driving in during the rain on Thanksgiving weekend and needed a place to stay. They were eager to help and found us a spot that was open. Unfortunately we didn’t get to see much of the park but were grateful for the stay!
