***Update*** I have been having issues for MONTHS with plumbing and have spent at least a thousand dollars out of pocket for what turns out to be the parks plumbing - all documentation has been sent to the manager Kevin a month ago, it is still not resolved, when your unable to use any water in your home do to a back up sewage issue this is consider an emergency and will be reported to Pasco Health Department if not resolved. I'm now told there is no Sun approved/authorized plumber that can be used, I know that Bahr's plumbing was a contracted plumber with Rainbow Village. I am done living in these conditions NO ONE should be forced to live in these conditions. A concession needs to be given all receipts have been given to the manager. I expect a phone call or an email from upper management so we can get this resolved immediately. Please look at the drainage system after hurricane Milton hit there is sand and dirt coming up from every drain in my home and the neighbors. Daybright Lane. I know everyone is struggling right now just making sure you know of the issue.

I flew in from out-of-town to visit this property for an annual site. The field visit was great, however when it came time to review the annual lease agreement is when I discovered "deceptive" business practice regarding the lease agreement. My personal advice is to stay far-away from any Sun Outdoors properties as an option for an annual stay. Unfortunately Sun Outdoors owns majority of the properties in Zephyrills, Florida. Hire an attorney before you sign any agreement! As always READ the agreement before you sign anything. To be safe, just stay away!

The people here are so friendly . We were in town for a week and would stay there anytime in the area . They make you feel so welcome. It was nice and clean. We arrived very late as we got caught up in a storm and had to pull over several times . We never would have dreamed pulling into a rv park so late but exhausted and tired we did (sorry) we explained to our neighbors sorry about that. But the people in the park are amazing they had a soup and chili night it you had to buy your tickets in advance the woman in the office (I forgot her name sorry ) was so great she got us 2 tickets. And it was very good! Next year we will be back and I would mind staying there all winter the people are fantastic and the park is nice and well kept.

When we first got here it was a very nice park . Within a years time it's going downhill. No maintenance in the park other maintenance person got hurt hasn't replaced them . The cleaning in the public areas halls bathrooms things like that have alot to be desired. The big sale was the enclosed pool it was very nice in the winter to get out of a heated pool and be inside a green house covering you stayed warm while you dried off. But that gone now . And management is none here . Once inawhile a manager from another park comes on for a day but that is the extent of it. It's really turning into a joke

I have lived at this park for seven years. I have seen six managers in seven years. The manager that we have in this park has got to be the worst manager I have ever seen. She’s rude , not friendly, and even turns her head so she doesn’t half to recognize you. There has been so many rule changes in the park we have lost over 40 residents last year, and there are probably 15 homes for sale now as people are not happy with the park. Yesterday the manager went around putting notices on peoples doors if they have anything at all sitting outside if there was a little bit of grass coming through the concrete if you need to pressure wash your concrete or your home and you had seven days to get this fixed. This is a beautiful park and many people try Maintain their property in a beautiful manner. Many residents come down for the winter months to enjoy them self and to visit longtime friends. It’s horrible when somebody sits over your head and tells you that you can’t leave something sitting outside, like a ladder leaned up against your storage building, A bicycle that you ride frequently, My pressure washer was sitting out by my building Tucktaway where you cannot see it but I was told that it cannot be outside of the shed, building, as I was in the process of using it. It seems as if this manager is always looking for something to write you up about. My neighbor had a small hole in her siding From the lawn company weed eated around her mobile home. I once loved this park. She was told she had to have it repaired and was left at seven day notice. It seems if the residents are consistently harassed, and it’s hard to enjoy the time here with your friends. I think she needs to find and pick her battles. We are losing such great people here in the park. If you are looking for a fun loving park with with no drama a manager that respects you go somewhere else. There are several parks in this area. I will continually make comments from here on out good or bad until this park become a fun loving park again. I just want to enjoy my time here, drama free ! Can’t swim after dusk. All other parks can. Not Rainbow they won’t fix the lighting. Rent goes up every year. Always changing rules but they only apply to certain people!!

Nice 55+ mobile home park. We weren't thrilled with the whole Zephyrhills area. Other than the main shopping area, everywhere else looks run down or shady.
