I tried to post good about them. Honestly though, they are filled with bed bugs EVERYWHERE and there is RAW SEWAGE flowing out. Also, if you get a little behind, they will take your car and camper and this is why there are abandoned cars and campers all over the lot. It is NOTHING like they advertise on their website. Homza is a slumlord. He recently had me trespassed and arrested illegally . I was on a lease with my uncle. And he had Thackervill p.d. come and trespassed with out warning and with out being legally evicted even though I am on the lease with my uncle. I plan to sue this man for putting me on the streets and locking me out of my own personal property. ((My opinion)The place is run down to the ground. It has steadily went down hill the past 4 years I have Ben there . Hamza makes up the rules as he goes. The place is full of stickers. The grass is way to high. And he only hires people he can take advantage of at $10. An hour . The man needs to be put in his place.. he charged me for a car I never received. And thin took me to court for back rent and added the car note to the back rent. I got the $3700.00 paid down to $2700.00 and then he violated a court order for me to pay X amount each month. But I missed one payments and he calls the not telling me I have 24 hours to pay the remaining $1000.00 so I do it just to keep the peace. Then 5 months later does an give me any formal notice. He just calls the cops and tells them he wants me trespassed. Tho officers don't do THAIR job and ask if Im on the lease . That just take it upon themselves to come and forcefully remove me from the property . Ending up with me going to jail. For trespassing and assault on a police officer. When all I was trying to do was tell the officers that I was on the lease they had no legal right to do what they was doing. But of course the officers wouldn't listen and took me to jail for no legal reason I really hope you think four or five times before leasing or renting any kind of spaces from Mr Homza. The man is a thief. If you rent a space from them I can control it from him half of the stuff in the trailer does not work such as refrigerator stove AC unit etc I hope you like my review all I do is talk the truth. I am a chosen One by God. And that is my mission on earth to tell and BRANG back the REAL TRUTH TELLERS . THANK YOU MAY GOD BLESS YOU AND YOURS.

Easy to get to off the freeway. Unkept grounds. Have two dogs, we had to carry to the gravel area because of all the stickers in I guess what would be called the grass area around the RV. Lots of junk piles around. Rooster crowing waking us up at 2:30 AM. Also a train near by. Dog park area over grown and had holes in the fence so unable to let our small dog off the leash. The. office was to be open until 3: we arrived a little after 2: and the office was closed. However, a very nice lady helped us and showed us where our check-in papers were. Someone was in our assigned space so she told us just pick another spot. I think if you just want to get in, sleep and get up and leave it would be fine.

They hired a new man to maintain the grounds . He keeps the grass mowed down and is cleaning the place up , it’s looking good .

I enjoy being here . People are friendly and it's clean. The showers are nice and internet works well in most spots . It's very pet friendly and kid friendly!!!!

It could be a nice park if they would take care of their sand burr stickers! When we arrived I did not take five steps until my shoes were totally covered in stickers. There was absolutely nowhere in the park on grass that you could walk your pet. Furthermore the price was crazy. For $48 we should’ve been on a concrete slab with no stickers. We will never return to this park. The second night of our journey south we stayed in Colorado landing RV Park in La Grange Texas. It was a beautiful park very well-maintained tons of trees and less money than the park at red River Ranch.

A beautiful park. Not very busy, but open and easy parking for our 44 ft fifth wheel and truck. Plenty of room. They have sold the goats and bought a couple of steers and a bunch of chickens. The chickens came running up to our site while we were setting up as if to say Hello. Easy access o the Winstar Casino for those who like to gamble and eat. And there are medical Marijuana dispensaries all around for those who indulge. The only real downside to this place and the reason that I downgraded my rating 1 star are all the sand spurs. They are throughout the park and get into everything. No improvement over the past year since we were here before in fact the sand spurs seem even worse. But other than that it is a good, safe place.

this has to be the worst place I have ever rented from. the property manager doesn't know how to run a business. I have a lease with these people that has our agreement in black and white. He has selected to ignore my signed a legal binding lease to try and intimidate me in paying for his failing business. the thing to watch out for that some of the other tenants have expressed the same thing happening, he will over charge $10 on payments hoping you don't notice and if you do it's a five-minute argument to get your $10 back. the operation of his maintenance manager is one that is overwhelming with rudeness. on fixing pipes in one of the units he decided to turn the (ENTIRE) parks water system off not knowing that there is individual cut off valves for each separate unit. So, if one person is having issues with their plumbing expect your water to be shut off for half a day. I would highly encourage looking at some of the other RV parks in the area, there are plenty to choose from other than this place.

Not very eye appealing. Lots of stickers. Bathrooms and showers are clean. My wife liked the goats that roam the RV park. They are friendly.
