This is a family owned RV park. My wife and I lived here for 2 years. We had good neighbors that always greeted us with a wave and a smile. We still have our motorhome parked there. Plenty of room around most of the lots. Room to roam down to the river. The only downside in two years was water repairs to the well being done regularly.

I have been a full time RV'er for over 15 years, and there are tons of "kinds" of parks to stay in. I prefer ones that are off the main highways, quiet, serene, as well as clean and well cared for. This park is all of that, and more. The owner takes impeccable care of the place, keeping the grounds mowed, trimmed and the amenities (water, electric, etc.) are reliable. When something does go wrong (like a power outage during a storm) he is on it immediately and has it restored as soon as he possibly can. If that is what you are looking for, a place to truly unwind and get away from the hubbub -- this is one of the best I have found in all these years A note about a couple of the negative reviews. This park was run by an older gentleman and his wife. He passed away and his wife was not able to keep up. The man running things now is their son -- who worked VERY HARD to get the park back into shape and has it running amazingly well now.

Please disregard the 4 and 5 stars people have left here, they are absolutely incorrect. I trusted the people who left these reviews and thought the others who left 1 or 2 stars were just being negative, but they couldn't have been more right. We stayed here for a month, and the only good thing about it was the month was only $350, but after our stay, we would have tripled that just to stay somewhere else. To start with, the host was not knowledgable nor did she give us the information we needed. I will list items below of the issues with this place, I do not even think it should be called a business, because there was nothing professional about this place. Problems/Issues: 1. One of the long-term residents regularly got drunk and argued with adjacent neighbor. 2. Another neighbor next to us argued and threatened to "kill" the person they stayed with. Through his arguing with his room mate and the person in item 1, we found out he was "on parole" and was very concerning. I did not want to leave my spouse alone there. 3. The path to the "river" is cluttered with old couches, furniture and trash. 4. Laundry facilities were very dirty and hazardous to be in. Only 1 washer worked. 5. Another resident would keep her music really loud at midnight from her car. 6. We were woken up many nights by loud music coming from the maintenance golf carts that would drive around (happened at 2:30 AM once). 7. There were mounds of dog feces all around our campsite. I am just being objective, but I genuinely encourage people to not stay here, seriously. Never should you have to fear for your safety in the RV Community. River Oaks RV Ranch sets a terrible example and I hope remains the outlier in this lifestyle.

If your looking for a remote area with friendly staff , this is your place. Very nice view and RV spots are not stacked on top of each other

RV RENTAL EXTREME WARNING!!! This guy is a slum lord... He rented me a used ??? year old trailer.. Air conditioner broken. No key to the front door Refrigerator broken Toilet broken and making the whole place smell horribly. Be careful going to the river the "stairs" are a law suit waiting to happen... The place it self is alrighy the firsts are great. This situation sucked huge! I even waited over 10 days for things to be fixed trying to be nice about things, everything that was attempted to be done made things worse. By the end. I had to buy my own window AC from Walmart fir $150 dollars. The owner and wife like to drive around and "Check in" bur that's them just being nosey. Hell our neighbors left because prices went up. Its not like it is anywhere near $1000 a month. Don't stay here!!!!!

Very quiet rural setting with full hookups. Easy to sleep at night and relax during the day. Large oaks provide lots of great shade. No road noise here. A great place to enjoy life.

Quiet peaceful campground situated in the beautiful hills. Roomy sites some with shade and nice view. The owners Jim and Sandee were very pleasing and accommodating . The area has lots of nice cozy places to visit.

River Oaks Riverside RV Ranch Beautiful property with a mile long walkable nature trail. Friendly and accommodating owners. We had a quiet and peaceful site.

The owners are wonderful people, friendly, & helpful. The resort has beautiful river access, nice hiking, & is just remote enough to get away from town. Enjoy this beautiful 30 acre get away, with it's beautiful Texas Hill Country views.
