Rose Bay Campground was a nice park but too close to operating train track. Three times during the night it goes through and, a couple of times through the day. Otherwise, the campground is clean and staff were accommodating.

If I could provide 0 stars I would. We camp across the country and this was by far the worst campground we have been at. The first site they assigned us to had 1 foot muddy ruts with pieces of plywood layed over parts of the site and tree branches lower than our camper rooftop. After calling to request a different site they moved us to a site that was so uneven we had to park the wheels of our camper on the concrete patio slab. The grass hadn't been mowed and was about 6 inches tall. The bathroom was not clean, so bad that we would not use it. It felt more like a mobile home park and less of a campground. My family does not plan on returning to this campground.

The office lady was very rude and we caught her lying to us several times. When we called to book she told us that if we didn't sign a six month or year lease we would have to move each month if others came in. So we told her we would do the six months. When we asked about mail she told us to wait till we got here to make sure we liked our site first. When we arrived she wouldn't answer any questions until we got paper work done. Than we asked about the mail and she told us since we didn't sign a year lease we couldn't get our mail there. We stayed there once before for just the winter and were able to get our mail. This was our worst experience and won't be going back. I DO NOT RECOMMEND THIS CAMP GROUND.

The park is in an area with plenty to do. Many restaurants, grocery stores, shops, close to lots of options. We absolutely loved the area. The TRAIN, however, is frequent and very loud. The price is fair and the sites are a good size. 2 negative encounters with the maintenance person that appears to only want to drive around on a Cushman. 1st encounter, I was at the maintenance gate asking a person sitting on a golf cart if he worked there. The person pointed to a guy literally coming in skidding on a Cushman, laughing. I said hi and he acknowledged me. He immediately walked past me to the golf cart and kept his back to me while speaking with the guy on the golf cart…. for way too long. He was mostly bitching about his supervisor. The guy in the golf cart eventually pointed to me. The maintenance person then looked towards me. I ask if it were possible to get a picnic table. He said that he would find one ‘tomorrow’ and deliver it. He did at 3:30 pm. The next day. 2nd encounter. He was in the middle of the road talking to someone. I waited for an oncoming vehicle to pass so I could drive around him. There are several RV’s in the park that should be repaired or removed. The guest were very friendly and the park was a nice place to walk the dogs.

Stayed here for a month long stay as we travel full time and move regularly. The majority of our stay was honestly pretty good. We enjoyed the small fishing area at the back of the park. Our site was fairly large and plenty deep for our 40ft unit. It is sad to leave such a negative review on this place but, the front office woman is VERY RUDE. I completely understand the other reviews stating similar. I think most of our interaction with other residents was fairly positive and some are very nice. Others can be very rude as well. Almost half the units in the park are either for sale or flat out abandoned and falling apart. Poorly run park, which is sad because it is such a great location. Bathrooms are clean, but randomly closed without reason. We will not return even if in the area again.

Don’t waste your time money at this location! We arrived only to learn that there was no 50 amp sites available only 30 although according to Thousand Trails we were at a 50 amp site. We told they had none so we took the 30 amp site only to find it was only putting out 15 amps. I called to request someone come look at it and was told the park’ s maintenance worker was offsite at another location and they would have to call out an electrician (never happened). The next morning the maintenance worker arrived and was EXTREMELY rude, telling us that nothing was wrong with the box, and refused to discuss the issue with me. He admitted to not being an electrician. My perspective - old park with outdated electrical that can’ t accommodate the load capacity, bad attitudes!

This was our first experience with a Thousand Trails RV park and we were not impressed. The sites were sparse and the electric hookups were dated, intermittent power at one site. The bathrooms were very hot and the water was cool, for Florida! The pool looks clean, but upon further inspection the tiles were cracked and need to be redone. The office ladies were very helpful as we were encouraged to look for a decent spot. This is a basic trailer park with some pleasant people and a few that might not belong there. Shade was not available at most campsites.

The ladies at the office were very helpful to my family with a celebration of life for my mother. They went out of their way to help, bought table cloths and had beautiful Silk flowers for us. Great people!!🤗😏

Older park with lots of long term residents who were all friendly. Very narrow roads with one narrow bridge to get to the back of the park where our site was located. A little hairy driving a large class A over it with about a foot clearance on either side but just close your eyes and gun it. We did not use the bathhouse but saw lots of clean, shiny people who did. Dumpsters were overflowing but it was a holiday so that's to be expected. We walked our dog daily through the park for several days. There are some dogs that appear to be left out on chains that were aggressive but the leads or chains held the pit bulls in check. Site was good, hookups were as advertised. This older park is well maintained and clean. It is close to Daytona and you can get around quickly while staying in a safe environment. The train? What train? After a day or so, you don't even hear it.
