The gentleman I’ve dealt with at the front desk on two occasions was rude and condescending to me on two consecutive occasions. The first incident was when I was attempting rent my 3rd space at this location and the other was when I was simply trying to get some quarters. The tone and attitude overall is not what I expect or tolerate as I do expect to be talked to and treated like an adult, which I was not. I’ll go somewhere else where my business is appreciated.

At this community, management fails to uphold fairness or professionalism, enforcing rules and shared space access in biased and retaliatory ways. The office acts unaccountable, shifting policies based on favoritism, while staff gossip openly about residents’ private issues, even mental health, both past and present. I witnessed this firsthand, including staff celebrating when a troubled resident was leaving, and I have also seen staff or those close to them break rules openly, including drug use, without accountability. Public amenities and the dog park are neglected, often dirty and full of dog poop, while other spaces, doors, gravel areas, and awnings are ignored. Instead of clean and welcoming surroundings, residents face declining amenities, unfair treatment, and gossip at the office. These thoughts come from a place of long-term connection and care. After several years of living here, I share this in hopes of contributing to a stronger, more open community. It’s not about looking for a way out, but about honoring the reasons people choose to stay. 🫂 Update, in response to management’s reply: This is not a personal dispute — and framing it that way is both dismissive and inaccurate. The concerns raised in my original review focus on observable patterns of exclusion, inconsistent application of community guidelines, and how authority is exercised in ways that affect resident access and participation. These are not personal matters — they are issues of leadership standards, community cohesion, and resident trust. Attempts to reduce this to a neighborly disagreement overlook the substance of the feedback: when residents raise thoughtful concerns, the response is often to deflect or marginalize rather than address the issue directly. That kind of approach discourages open dialogue and sends a message that raising concerns may result in social or procedural consequences. This review was written in support of transparency, equitable treatment, and consistent access to shared resources — not in reaction to any personal history. When inclusion in a residential community appears conditional on compliance or silence, it signals a need for deeper reflection on how leadership impacts the overall environment.

I'm putting a three star review just for MY experience. Yours may or may not be different. First of all, the area of the rv park is great, it's around many nice businesses and about 15-20 minutes from dallas(fun). The people here are okay, and the amenities are worth the priceish. I stayed here for only a couple of weeks and let me tell you, people here HATE/are allergic to picking up their dog poop. Not that many people drive the recommended speed limit so if you have little kids or like to walk just be wary. The rv park is less of a resort and more like a suburban neighborhood with rvs, modular and tiny homes. The dumpsters are pretty far away and there really isn't much grass for your dog to use the bathroom on walks or any sidewalks to walk on. The spots for the rvs are really tiny. Like, you're in your neighbors yard once you step out the front door tiny. No space for really any long term outdoor items unless you're really close to your neighbor. The park is quiet and people are either friendly or keep to themselves which is great 👍. Also, the time I was there it was clean enough and didn't seem dirty outside or any of the facilities, just the dog poo. Not the best rv park I stayed at but not the absolute worst.

Me and my family have been coming to Sandy lake for the last past several years and they never fail to amaze me, it’s a must stay at when visiting Texas, my family looks forward to staying at Sandy Lake we all enjoy the staff, Ashby and Scott are awesome.Veronica is always pleasant and very helpful , my grandchildren love coming here the kitchen was so immaculate this time around everything was so inviting and peaceful. We really enjoyed our stay Father’s Day weekend was a blessing. I highly recommend this place it’s quiet and everyone is so polite and helpful let me also say my dogs love the dog park I wish our stay was longer ….will be back soon that’s for sure anyone who comes here will love coming back.thank you SANDY LAKE STAFF

Veronica was cool, calm and friendly with an office full of people wanting her assistance when we arrived. She handled everyone with respect and efficiency. This campground has easy access to businesses and highways 35 and 635.

Are the spots tight? Sure, but this place is clean, has a nice clean laundry room, clean showers/ bathrooms, clean park, large clubhouse, allows large breed dogs, and was overall a great stay! Excellent location making it easy to get to anywhere, the park itself was quiet although you do get airport noise. And the staff was friendly. The pool looked nice but it was too cold for us to use, and the playground was a bonus for my 2 year old, it would be nice if they added swings but that's no big deal. We'd definitely stay here again.

Staying there for work in Dallas. Spots are close together, but other than that it is a well run park. Nothing fancy. The location is an easy drive to Dallas. I will stay here again.

I have not personally stayed at this RV park but I did talk to Scott when calling to get information. This gentleman can answer any question you have (about rv parks), he is very polite and you can tell he is very people oriented and enjoys helping the potential customer or guest, Very friendly / polite and Easy to talk to.. If you're looking for a great place to stay give them a call and maybe a couple months out if they are full but that tells you that this place is a great place to live and the wait is worth it! thanks again guys!

Stayed here for about a week when visiting family in Irving. I read the reviews and was a little hesitant to stay here but, I'm glad we did! Price is decent, park is clean and quiet. Yes, the spots are a little tight, but we were able to get a pull through spot for our Grand Design Solitude (41 ft) and have out all of our slides with no issue.

The office was not open at 2 pm on Sunday and no paperwork left for us in the box. Luckily, the email confirmation gave us the site number but we had to walk around to find it. The site was very tight with no place to park our tow car and no one to ask where to park it. Not the camping experience that we were looking for - mostly long term people living here. If you just looking for a place to park, it will work but if your looking to camp it’s not really the place as far as I can see. Hopefully, my car is safe tonight. To be fair, I haven’t checked out the facilities.
