This is a mobile home and rv park. The site is stay at is shady and quiet. The staff at Shady Acres are helpful, friendly, and professional. I have been coming here for 4 years. There is a heated pool and hottub. Horseshoe court . And great people that usually either stay yearly or come back in the winter. Stag and ladies breakfast weekly. Organized activities thru the week.

The park was easy to find. It is located in the older section of Yuma on 3rd Street . There is pavement all the way including inside the park. Signage is adequate. Check in was efficient, friendly but a little time consuming as one is required to prove age eligibility as well as provide proof of insurance etc.. The rules are fairly basic but you must agree to abide with signatures. This park is mostly long term snow birds with some permanents. We were greeted by everyone we encountered. It is a very friendly park. Our site, 89, was a gravel based back in that was just long enough for our Coach and Towed. Services (30/50amp, water, sewer and cable) were to the left side. Distancing is close as is normal for an urban park. Some sites had a vegetation privacy barrier. Each site has a concrete patio along with a grassy area and ours had a table. There are NO fire pits. Our site was flat and even. Overall the park was clean and well manicured. The interior roads are in good condition with a number of speed bumps to keep traffic slow. Noise was minimal considering it is an urban park. There is park included wifi and cable TV. We did not use either nor did we search for any OTA channels. Satellite might be difficult in some spots due to the tree canopy. We did not use the washrooms, showers or pool but we checked and found them clean and in good condition. There are no restaurants or stores within easy walking distance but just a short drive away you can find food, shopping and convenience stores. We found this park to be a very good base close to what Yuma has to offer. We paid $49.67 per night (inc Tax) using a Good Sam discount and we feel we received good value. We will be back if in the area again. Close by is Food City on 8th Street. It is a Grocery Store specializing in serving the Mexican population. Go to the meat meat counter and ask for Catfish Chunks. They will deep fry them for you while you wait. You can take them home and make the very best fish tacos.
