I was not expecting a pond with a fountain. The lack of trash, weeds, and cars with no wheels was refreshing. My judgement settles at 4.8 stars on a technical element of the property. 0.2 deduction for placing the speed bumps too close together to safely snatch a wheelie.

The foundation failed, forcing us to relocate. The landlord allowed residents to break in and steal everything, from our clothing to our stove and refrigerator, among other things. They refused to let us address any issues, opting instead for eviction. They took us to court to collect past lot fees even though we were no longer living there. They evicted us with police escort, yet they lied in court, claiming they had not evicted us. Essentially, they rendered us homeless and misrepresented the situation in court, with the judge ruling in their favor, which I find to be heartless, revealing a corrupt court system. We proposed to repair the mobile home to a better condition so we could continue living there, as we had never missed rent payments and had no issues until the foundation collapsed. However, they denied our return. They informed the judge that they had not evicted us because the landlord present was not the signed landlord for that area but for Sellersburg Mobile Home Park. Thus, they attempted to convince the judge that we were not evicted. The judge refused to consider any of our evidence and barely allowed us to speak, demonstrating bias and a one-sided judgment. While we were evicted, the home remained on their property, and we received daily calls from the police because they were permitting people to break into our home and steal everything. When we were finally permitted to return and retrieve our belongings, we found ourselves with virtually nothing. We could not remove the mobile home as we were completely broke, having spent all our money on hotel fees due to our homelessness. They demolished the home and destroyed everything inside. I strongly advise caution when considering buying, renting, or engaging in any business dealings with these individuals.

Very nice place to live, only complaint would be certain families like to cook out and have no respect for other peoples yards. Play loud music, and will be practically sitting leaning on your trailer. Most of the time, 4 cars in their driveway and more usually show up. Usually like this every weekend. Don’t want to complain or say anything because I don’t want to targeted by the community and make a group of people mad.

My friends that live there just went through a major hail storm. It damaged a lot of trailers. Most of them were new trailers. The tenants are being told they have to fix the trailers themselves. Is it not the trailor owners, not the renters that are responsible to file this on their insurance? Thinking about a law suit! Since there is a large amount of extensive damage to many trailers, why have you not had the community insurance claim adjuster onsite to evaluate? Until then and the repairs, it’s not a false statement. If it’s not true, you should speak to your manager. I would be happy to post some pictures if you like.

When living there ownership Changed 3 times in one year. They jacked up lot fees like every 6 months . then they started to charge for trash and water and sewer making the lot fee even higher. Started to bring in new homes then we started to notice all the people who lived hear for years moving or having there home removed. Every winter no one salts or plows the snow at all. The new owner don't care at all about the people and the newer landlords are rude or they act like they naver ran a mobile home park ever. I personally believe they make up the water bill they give you because i had someone come out and say they are over charging some way. The 5 years i lived there i say my lot fee went up double plus all the other fees. The people are super noisy out there they report or call the cops for the smallest things. I had a fuse blow and people called the cops saying it was a gun shot.
