Ive lived here for over a year full time, after they sold to the new company things have gone extremely down hill, there once was so many things go on at night between classes and bands and games and food trucks, but now there is nothing, when things break they dont fix it, the same washing machines and dryers have been broken for months, the pool has issues staying clean or the hottub staying hot or even remotely warm. Packages have been going missing. I had an emergency come up and need to leave, I would of come back after, and they are keeping my deposit because I couldn't give a 30 day. I know its in there contract but they should allow certain circumstances im giving a 15day notice and have been there for a year and half. They are loosing long term people, their bread an butter, that carries them through the summer. I will not be going back under these owners. I miss the old ones.

Great park, but came for a hot tub and it’s been down for a good while. It’s a simple fix. It needs a pump. Without a pump it’s not even being filtered, but it’s still open. Very disappointed in the length of time it’s taken to repair. A good pool service and swap a pump in ten minutes, and they are in stock all over town. Super please with everything else. It’s just a bit pricey to be having hot tub issues.

This is our second Winter Texas year at Southern Oaks. We are extremely pleased with the staff and management. Pat Roberts does an amazing job taking care of the park and making sure there is satisfying activities for us during the winter. The facilities are the nicest and most complete we have found in the Rockport - Aransas Pass area. We love it and will be back this next fall.

If I could give this place a million stars we would! We spent 9 months there and LOVED IT. Super kid friendly with two playgrounds, the activities director did a fantastic job planning events for all ages. Laundry facilities were great, love that they use the speed queen app instead of using quarters (you can do that too if you want). All the office staff was top notch. The updates to the pool were a wonderful addition to daily activities. The only thing I can say is, watch coming in the back entrance needs to be repaved (it's in the works). Great job Chris and all the staff!

Lovely park! Grounds are well kept, sites are spacious with grassy areas. Clubhouse & laundry are clean and well maintained. Staff is helpful and welcoming. Plenty of activities, you can do as much as you want to stay active or just relax. The only drawback for us was the traffic noise from Hwy 35 during the day, but it didn't interrupt sleep.

Very Beautiful Park! Facility's are always VERY clean. Workers outside always have a smile on their face and very friendly and keep the park looking great! Office staff are pleasant and helpful! We will definitely be back! Thank you Southern Oaks for making our stay feel like home 😀

We enjoyed our stay. RV spots are wide with grassy areas in between. Lots to do in the area and many activities are held at the resort.We met lots of people and made new friends. The staff was nice and knowledgeable. Our first trip to Texas was enjoyable and we will definitely be back staying at this resort!

This place is 5 stars all the way. I've never seen such a nice RV resort before. It's so clean, lots of space, so many activities, the people are friendly as well as the staff. The club house has a nice workout room if you can't get out to walk around the grounds for some reason. There are plenty of washers and dryers in the laundry room. And the pool is located right there too! They are just finishing up the new dog park. I can't wait to get my pup out there. I haven't tried the pickleball or the shuffle board yet, but plan to very soon. The office staff are always so helpful. When we had to make some changes to our reservation or ask other questions, they were right there to help us. And the grounds crew are always out cleaning the place up, mowing and working on new improvements. The owners defiantly take pride in their park!

This Rv resort is wonderful. It is a newer resort. The clubhouse is very nice with lots of planned activities that you can join or not. The community is very welcoming. The office is very flexible and accommodating. The laundry is small but light and airy. The pool is heated. But there is no hot tub. Planned for the future. The dog area is now finished and lovely. The kids play area looks like a fun time. Highly recommend this resort. There is a required background check!
