This is trailer park not an RV resort. Rode our bikes to store and did not feel safe. Lots of shady characters in and surrounding area. Confused about where to go when we arrived. Gate is an open door with cars coming in and out. PLEASE do the RV’ER a favor and advertise as a trailer park. We will not be returning. Very disappointed.

We arrived today, August 31, 2025. We are Thousand Trails members and we pay extra for the Trails Collection, we were not given any instructions on how to get into the park, and no one is in the park office, no gate code, we contacted Thousand Trails office and were told they were supposed to have sent an email and didn't; only a text message with a confirmation number in it. We met THREE residents as we were trying to get into the park who were helpful. The spots are very small and they put 2 pull through sites per spot and nowhere to park your tow vehicle. The hookups are on the opposite side than in any other park, the sewer hookup is right outside the front door. If there are 2 RVs with slides, there's no way they will fit in these spots. We are very disappointed so far, if it gets better I will update, but the stress level is through the roof. The codes for the buildings aren't right and I didn't see any bathrooms around the pool area. So far we will not be coming back here, we're not picky people so it takes a lot to upset us, but this park did that from the moment we arrived.

This is a very shabby run down RV park in a very sketchy neighborhood. Our site was a converted mobile home site. The sewer hook up was on one side, water and electric on the other. We had booked for 5 nights. We left after one night and forfeited our entire payment willingly.

Lived here for a little over 1 year, not exactly by choice. Let me start off by saying I've lived in South Florida for 10+ years. 3 years ago I bought my dream fifth wheel. 42' Vanleigh Vilano. I'm also a local business owner. My family and I decided to take a 1 year vacation using Thousand Trails. We visited 23 states and countless campgrounds in that time. When we decided to come back home we settled on Sunshine Holiday. What an absolute mistake SMH. It's been an absolutely horrible experience since day 1. Started off month to month First week we got here we were welcomed "home" by getting one our E-bikes stolen. The one with the child carrier on the back. Whoever stole it took the child carrier off the bike and left it in the parking lot on the other side of the wall towards the gate. Police report was made but no type of compensation was offered. Week 2 we were told our spot was only for 1 car. My neighbor only had 1 car but was in a spot that offered 2 spots. He had told me I could use it since it was open and unused. Office told me that's not how it works and I would need to pay $150 a month and park the other car in storage. Ultimately the neighbor ended up leaving the park all together and the office made us move our entire rig 1 spot over so we could have the 2 parking spots. Why move an entire rig 1 spot over when we could have just used the spot? Whatever we moved it over. Month 4 we were told our new spot had been rented by a Canadian family long term and we would have to leave the park all together because there were no more spots. We had signed for 6 months by this point. We stood our ground and miraculously a spot opened up. We had to move the rig again this time closer to the pool. This spot only offered 1 spot. We were forced to pay the $150 for storage every month from this point forward. Month 6 all of sudden we could no longer rent the spot under our name. Now we were told it would have to go under someone else name that had a valid driver's license. I flew my mother down from PA and signed another 6 months under her name. We were told in 6 months it could go back in my name. And we would just need to switch it back and forth. Fine. Month 8 my other E-bike was stolen. Again police report filed. Again no type of compensation. 3 cameras were than installed on our rig. Month 12 all office staff were fired. Michael gone. Anthony gone. Sade was fired a few months prior. All gone except the one that should have been fired first. We were all told there was no management at the moment as corporate was taking the park over and sending one of their people. Month 12. My rig was hit on one of the slide outs as another camper was trying to pull his rig into the spot next to mine. Light damage. Office called the police and accident report filed. Month 14. I show up 1 week early to pay for the next 6 months. Due date June 6. It's May 30. Payment schedule for 6 months to stay here. Month 1 $3750 Month 2 $1875 Month 3 $1875 Plus electric Plus storage (if applicable) I walk in to the office 1 week early to give them a little over $4000 for their parking spot and they tell me I have to leave for 30 days and come back! I now have 6 days before I'm homeless and nobody thought it would have been a good idea to let me know this new rule has come into play! The park is almost completely empty since all the Canadians left. Many of which won't be returning. This campground has great potential but management is ruining the experience. The crime doesn't help it any. The cost is extremely exuberant for what you get. The gate is broken more than it's working. The park floods every time it rains. The park caters to the Canadians and screws over the locals. The new manager Joe Rivera is going to ruin it further. Nasty attitude over the phone. I will take Joe's advice "there are a lot of other parks in florida where you can stay... go find one" you're right joe. Thousand Trails/Encore you should be ashamed of yourselves. I understand this is a business like any other but take one look at your own reviews!

0/100 The only compliment I will give this place is to the photographer who took the pictures for the website. Fantastic photos, they make you think you're staying somewhere nice. This place is a trailer park!! Not a mobile home community, a TRAILER PARK. Not an RV resort either. We called and told them we were going to show up an hour after the office closed, they said no problem. Our problem was they did not leave us any information, no site number, we had to find an empty spot to park for the night. The hookups are on the wrong side at every site. Used laundry house water drains in the street daily. The front gate is broken so the property is not secure. I need to stop thinking about the other issues with this place, it's causing my blood pressure to rise. Does not live up the Encore name. I hope someone turns the place around. Couldn't get out of here fast enough. Beware, they give violations without communication. Their connections are backward, so we had to reverse our camper. Got a violation the next day threatening to tow because we were parked wrong. Nothing in their documents states any guidelines or expectations of this nor was this communicated to us. Majority of the park are Canadians and not very friendly. The one staff member we ran into also not very friendly. Not sure how they can call this an Encore park. It's terrible.

If you're Canadian, this is the perfect campground for you. If you are American, this campground is not fit for us. The campers that I encountered were not friendly at all, they don't even wave hello or acknowledged me and are very clicky. If you travel with "American" dogs, they are not allowed to bark, only "Canadian" dogs can bark. I do have a small dog which barks a lot, I did put her inside whenever she did start barking, but still, I had a very mean lady come out and yell at me even though she saw me putting the dog inside the RV and she still complained to the office, says a lot! I also had a Canadian women who started talking crap to me about the USA. When you go to another country, be humble! I stayed 2 weeks in February 2025.

This park is definitely a different camping experience then what I am used to in other States. This park is in-town so convenience to stores, etc are nice. On the other side, it is also very busy with cars constantly coming in and out with their loud music and not adhering to the speed limit AT ALL! Only 1 shower is available. Your neighbors either speak french or spanish and are not as friendly of campers like other campgrounds. A lot of folks are from Canada and are quite clicky. Check in was easy, staff was nice, and assisted me to my site. Sites are concrete which is nice. Yes, hookups are on the opposite side so make sure you have two sewage hoses. My water hose and electrical cord only required one. Yes, rigs are LITERALLY touching slide out to slide out, but depending on the size of your rig, you may be able to pull forward a bit to avoid touching your neighbor. To sum it up as a FL native, this park is not bad but typical South FL living; over populated, over rated, and over crowded with lots of traffic. Not my idea of camping. I'll stick to visiting and/or living in the northern states. Happy camping!

0/10 - DO NOT RECOMMEND. I arrived ahead of my husband who had our rig, went into the office to check in. First thing the man in the office (Michael) said is that they don’t do check ins, they do arrivals. 🙄 Okay, great tone to start off. He told me that having 2 vehicles was going to be a problem. My husband pulled in and Michael came out of the office and first thing he said was “you better lock those bikes up”. Of course we would but that right off gives the feeling that this is not a very safe place. The gate to come in to this place is permanently open. The “sites” are very narrow and difficult to get in. The utilities are on the wrong side. So, after unloading I drove my car back to the office, went in smiling and giggling and acting dumber than I was - looking for where I could park. Michael then became very friendly and took me outside by my arm and gave me a couple of options. First one was that I could park in the reserved office parking spaces when the office was closed (5 pm to 8am only), inconvenient. Or I could park down by one of there 2 small pools, on the street. No problem, that’s what I did. There’s a list of 13 different ways that can have your car towed LOL. I had already decided in my mind that we were leaving asap and when I got back to my husband at the camper he asked me to call Thousand Trails and get us out of here. Done. We’re out of here in an hour. We had read the reviews a couple of days ago but thought it’s an Encore location, how bad could it really be? Save yourself the trouble and go somewhere else.

Very narrow spaces, practically touching neighbors. All utilities are on the wrong side. Many permanent residents and most are unfriendly. Will not let you store your RV short term (1 week). We went on a cruise and had park reservations on both sides. We had to seek other options at the last minute, very stressful. They have a huge storage area, but won't let you use it unless you're a permanent resident.

Not a really good place to be and if you're from afar, you are better off elsewhere so you can ensure you have peace of mind; The Rv sites are extremely small and tight, utilities are on the wrong side, and no picnic table is provided. The residents who stay here were very unfriendly and combative with us, while being loud and smoking weed all over the park. Thus we felt unsafe and unwelcome in our own RV site. The place requires a lot of landscaping maintenance; the front area will fool you by looking fairly nice, until you go further in and see how terrible things are. Smoke and mirrors; it's run down with all old broken down RV's and trailers. The most important is that it features no real management; it's a RESIDENTIAL community with people that behave like they're in a third world country. I'm glad there's no picnic tables since the area is unsafe to begin with. There's no security, just a trash can gate that is always broken and cars get in anyway by breaking the pole. They upgraded the gate system!!! OH HOW NICE!! for nothing. They should invest as much interest in a QUALITY community, not trying to look like one, instead. The pool is not really a pool, more like a little pond.

We booked our stay through Thousand Trails. Though the park can accommodate only 40' and below, our 44ft was booked anyway. Long and short, we did not have a site upon arrival that would fit our unit. Staff was very polite and helpful as they could be, hence a rating.

This place is an abysmal dump. Campground sign on the main road is small and easy to miss. Gate call box is situated too low for Class A RVs so you have to get out to notify the office upon arrival. Terrible setup folks! Old park with very skinny sites. Rigs over 30 feet should stay away. Hookups are on the wrong side so you have to drag your power cord, water hose and sewer hose (what?) under your RV to connect. Stayed in site 306 for 1 night and we didn't even open our slide outs. Park is located in a rough area of town and there are lots of sketchy looking residents. Bathrooms were dirty and there was no hand soap. The only good thing was an employee named Harrison. He took us to our site and was very nice. Other than that our stay was a complete disaster. Definitely won't be back.

Location is in rough area but security in the park is excellent. Lots are very small and amenities could use upgrades. Marie is an excellent manager and worked with us when we were reassigned to another area of the state. Other staff members dud a great job. Anthony, Harrison and Richard all did an outstanding job. Thanks to all.
