Overrated and overpriced. Lots are not level and you’re parking in dirt. It's more frustrating than relaxation. It's a dog park, possibly more dogs than people; BARKING, barking, BARKING, dog fights, free running dogs, dog sh.. and pi.. on neighbor's lots and when we are eating, dogs on beach and not in dog swim areas, our neighbor uses their lot as a dog kennel (sitting for other people's dogs), dog people think they are entitled, we do not appreciate or like your pet so stay away! High speed travel, speed bumps not working, Dust from high-speed travel. Sewage smells. Park rangers do not enforce rules. Facilities are nice when not crowded. Bluffs facilities are being used by all (non 50+ and non-Bluffs residents). Seasonal residents are clicky so plan on relationships taking time. The family management feel is gone.

This was our first year as seasonal and we had no idea that we would enjoy it so much. Made may new friends and the entertainment every weekend was great.
