The Flannel Camper

We stayed here while on our family road trip. This place was such a nice and pleasant place to stay overnight. Talking with Cindy on the phone she was so friendly, the owners really take pride in their establishment. The place was immaculate. No need to look for laundry facilities, restrooms or pools, you will not find them. We stayed in pull through site #2 and there was tons of room. They were flat and level and offered full hook up's. We will add this place to our "places to stay" when we are in the area again. I made a short video of the facility. Great RV park when on the road. The pull through is easy to navigate and the hookups are super easy to use. The spots are wide and level. No landscaping but that means nothing to maneuver around. I think the back in spots have grass etc. The owners, Cindy and Randy were incredibly helpful as we were having truck issues. Will definitely stay again.

Located in a great part of town with access to many amenities such as a walking path, fishing pond, and skatepark. The staff at Trailing edge were great about communication before hand and let us know about events going on in town. Groceries were in walking distance. There is also some neat history in the area. If you are a birder you will also enjoy the wildlife along the creek. I’m very thankful for this place and the staff.

We pulled in after a long day of driving through storms. She was full on pull-through sites but came back to the park help us find a back in that wasn't too soggy from all the rains. The park is small and clean with a fabulous green belt park right next to it. Water/electric only. She saved us from staying at the $95 koa or the flooded campground across town. Would absolutely stay again.

Excellent experience staying here. Booking the reservation was seamless, to include a contactless check-in. However, we were kindly greeted by the owner upon pulling in. She even adjusted our site to make our maneuvers simple and guided us to a perfectly parked position for hooking up. Water, sewer, and electric worked as expected. Internet signal strength was excellent. Dog park is large and even has a shedder-scraper to help keep the dogs groomed. The park is very clean.

Friendly owners. Good location far enough from the freeway to mute the sound and close enough to town to get to every place quickly. Level gravel sites that are well-maintained. Reasonable price. Wifi was too weak to pull up even one site.

SUPER hospitality!! Owner responded to my phone messages; friendly and welcoming and VERY informative about local area. She met us at entrance and led us to pull through site. Sites have easy access electric and water (even in winter!). Snow was cleared. Very easy site access and pull directly on to street to depart. She keeps very clean and safe park. Wifi works too. Quiet and peaceful for good night sleep. HIGHLY RECOMMEND!! Definitely our first choice for traveling through the area or visiting the Colorado Springs/Denver area. BEST value for sure. Thank You for great stay!!

If you're looking for a quick overnight (like we did) or you need a temp home base while working in the area, this is a great option. There are no amenities whatsoever, but the 100% gravel sites are flat and clean, and utility connections are are in great shape too. There's no front office, so you just pull into your site, and leave the next morning. Super easy!

We stopped yesterday for an overnight at Trailing Edge and couldn't be happier. The owner, Cindy, met us at the entrance and escorted us to our spot and made sure we were hooked up. She is a delightful woman. The site was level, the location offers easy on and off to I70 and it is in the center of town so no problem getting a drink and a bite to eat. We highly recommend Trailing Edge and will surely stay again as we pass through. Thanks Cindy.

Cindy is a great host. The place is really nice and well level spots. It's pretty clean and nice looking. Full hook up. Really like this place. The only down fault is that there are not bathrooms and showers and shaded spots. But will definitely come back.
