Nice park, very friendly customer service, needed some maintenance, mowing, and the pool wasn’t open…which was a bummer.

The people in the RV park are very friendly and there are plenty of activities to choose from if so inclined. The sights are close together but ample length. The biggest drawback is the constant noise from the interstate. There are also a lot of cigarette butts thrown around. Adults should know better!

Had a great experience staying at the park for close to a year. Always had a good experience when inquiring about concerns. Staff was helpful and spaces were clean and safe.

Last April we bought a mobile home from this park that was moved from another place. It was late getting here so we were unable to make sure everything was hooked up and working properly. When we came back this year, we found that the water had not been hooked up to the hot water tank, the electric had not been hooked up to the hot water tank, the air conditioner did not work, and the furnace was not hooked up, Back door would not lock as it was broken and the stove was not hooked up to gas. We had paid the lot rent through the summer and up to when we got here in advance. We would’ve thought the staff would’ve made sure all these things were ready when we got here, but they did not follow through. They have since fixed most of these issues while we are here now. Also, the new skirting was torn up from the lawn maintenance crew. It is the lawn maintenance crew that they hire. They said they will not fix it. I would have thought that they would be responsible for the people they hire? The reason why I did give the place a two star rating was because we enjoy the residence here. They’re all very friendly and helpful. Lots of activities. See attachment. Tim M

We stayed at VIP La Ferias Breezewood Cove Park. The property was well kept, simple, and overall we felt comfortable there. The maintenance crew did a fantastic job keeping the grounds and laundry trailer clean. We enjoyed the palm trees and escape from the midwest winter. A few things worth mentioning: -At some point during our multiple month long stay they began advertising plots in the park for sale, and planting mobile homes for sale on the property. This began to draw passerby’s that were not guest at the park. Didn’t necessarily cause any issues, but did make the park feel less secure than it felt at the beginning of our stay. -They require a TWO WEEK notice of vacancy for monthly stays. I understand the curtesy of giving a notice but two weeks… feels like a silly expectation considering a huge benefit to RV life is the flexibility. Thankfully they did negotiate with us on this policy because it would be impossible to give them a notice with my husband’s line of work.. but just a heads up. Their goal seems to make this specific property a space for permanent residents.. not travelers. While we enjoyed this park, the other two parks seem to have a bit more to offer, especially for those looking for a campground experience!

Rate ($16/night) based on a 5 month stay including first time discount and electricity. We stayed in the East Park. Perhaps our all-time favorite park!! What makes it so great? The people. There are a great number of folks who return year after year (that should tell you something right there) and they made us feel SO welcome despite it being our first time there. Amenities/activities include high speed internet/cable, 2 beautiful pickleball courts, pool, whirlpool, shuffleboard, horseshoes, cornhole, billiards, darts, a craft house, poker, hand & foot, dominoes, ice cream social, card bingo, golf outings, holiday dinners, pot lucks, and more! Mix of mobile homes and RV spots, pretty well segregated. Our sire was level grass with concrete patio, plenty long enough for RV and toad. In town shopping includes all 3 “dollar stores”, Walmart about 10 minutes away in Harlingen and a great Walmart Neighborhood Market about 20 minutes away in Weslaco. 2 nice disc golf courses within a 20 minute drive. Less than an hour to SPI or Boca Chica Beach. Outside the park the local residents are friendly and polite – it’s such a nice atmosphere here. A little road noise, especially in rows A & B and be prepared for wind (but that keeps the bugs away). Our mindset is to stay at different parks when traveling and especially for winters, but this one is special - we truly want to return here in the future.

We so loved this place Gwen, Cheryl and the whole gang made us feel like one of the family. Everyone but my husband and I that were there were Winter Texans but they included us in all their activities. We would recommend if you have the opportunity to stay there do so and tell everyone Randy and Holly say hello and we miss you.

Beautiful RV park. Everyone is so friendly, the park is extremely clean and lots of activities to do. Will come back again!

Very disappointed, here almost a month grass and weed eating was horrible, maintenance people very friendly Office never seen or spoke with except the last week. We love going to pool never kept clean. Our thoughts was to stay the winter but no welcome signs allowed no dog pen and I might add didn’t need staked couldn’t even put on our cement patio. This place could be great but needs new fresh blood it’s stale. Could be a great place but owners need to do a big turnover

DO NOT STOP! New management and they are not friendly. We stayed a short time recently and they never mowed the grass or trimmed grass around our camper. We noticed the entire park was this way except a few homes, guess they paid for it. Grass was over 8 inches. Also we didn’t use pool because it was dirty on the bottom looks like they never vacuum. Want return!
