I came here to live for work very nice sounding people friendly faces but they just want money, make sure you read all of thier paper work very well before you sign anything I’m stuck paying for a membership until 2027 I made it very clear I wanted the shortest term possible and when you try to call them to cancel it they will transfer you 20 times and you will eventually make it to an automated message telling you can sign up to be on a call back list they are not going to call you back. All the public utilities barely work(crack in the shower floors,temperature adjustment did not work in some of them, and the washers and dryers do not work sometimes) the lawncare services won’t weedeat either it was a very unflattering experience overall. Make sure if you are living there you don’t go from 30amp to 50amp because you will not be able to switch spots. A certain amount of electricity was included in our lease but we ended up going over that amount every month somehow(we could only run one ac unit because they wouldn’t let us switch spots) and we’re still being billed for electricity after we left and took our camper for some reason. Tank emptying services also didn’t empty tanks all the way I’m not sure if that’s procedure but on average they only drained half. Good place to vacation but I do not recommend living there.

This place is a dump, to put it nicely. Restrooms are nasty, stall doors have no locks. I wouldn't even wash my dogs blanket in the laundry room. Plus if you want to take a shower, make sure they are not filling the pool because then there is no water pressure. Access to the lake is very limited. Our site # was in the 180 something. Very long trek to dumpster and restroom. I think people who pay money for a membership at Thousand Trails are really stupid using this park as an example
JP AUTO PAINT WORKS
I rented one of there cabins. The air conditioner was old and couldnt keep up in the room. Wasps and hornets roamed the room...i reserved it a few days agead of time. Paid the money and then upone arrival they asked for 100.00 deposit for the cabin. I dropped off stuff and left for 2 hours came back and immediately checked out. The managers answer was youll get your deposit back ahortly...it at this time has been 6 days....stay away from this place. Its a minimum failing tourist trap.

The RV park is very large and spacious. We had a view of Lake and it was very nice in the morning and evening. The RV spots were very large and alot of room. We saw a deer, rabbits and alot of red cardinals in the trees. We had a great experience!

This rv park is very nice if you stay on the sewer side. Right next to the lake and large sites. The non sewer side seems crowded like many other sites. The park is huge with lots of open spaces. It is quiet and we enjoyed our stay. One of the better parks in Texas. Wish there was some activities done by the park. There is no washing if rv or vehicles. With the proximity to the lake and all the recent rain the pests of mosquitoes was abundant. We would come back for sure!

This place has a lot of potential but bathrooms need a good cleaning. Could be a lot nicer/cleaner. Also had someone's German shepherd attack my dogs that were on a leash. Overall just too many bad to even consider returning again.

THOUSAND TRAILS GIVE THESE PARKS SOME MONEY!!!! The staff were great especially Robert. Great guy getting things done! The staff also put on an amazing Thanksgiving spread the Saturday before. 🙏🏻 $$$$$ Thousand Trails…..

Great RV Park! ABSOLUTELY LOVED seeing all the deer!! Took lots of pics!! Wish the brush was cleared behind our site as I peeked through & could see the lake... Roads need repairs, extremely bumpy in RV. Ranger Rob was so friendly & full of information!! Check in & out easy! Great pool & amenities!
