I have been at the RV park for year now. I love it!!!! So peaceful and clean. The manager is Jackie. She is great. In the winter she refills our propane. Having it on site is ideal. If we run into any problems, she is the first person with suggestions or phone numbers of someone who can help. This park is the BEST around!!!.

Hi. I would like to tell everyone how much I am enjoying this RV park. I am here full time and don't forsee looking for or moving to another place. It's quiet, peaceful and lit up just enough at night to be comfortable but not to much to hinder sleeping. Jackie the women that runs the place is the best. She goes out of her way to make this the most pleasant stay wether you are short term or long term. They also have there own propane station. If you're looking for a place to be comfortable and not drain your pocket book It's here.

Jackie the manager is friendly and is always willing to help others. Jackie is one of the best managers!!! She maintains the property.You have any questions she’s the one to go to. The rentals are perfect size and nice kept! You will be glad you made the choice to stay here, it’s beautiful and the sunsets!!! Wow!! Must go to place!! Definitely worth the money!!

First let me say that the Manager, of this park, Jackie, is first class, always very nice and helpful. A nice, safe, clean, friendly, homely park to stay with your RV. Full hookups and WiFi. Propane and laundry services onsite. Always clean restrooms and laundry area. Some concrete sites, mostly gravel sites. Pet and family friendly. Close to Waco. I have loved living here and plan on staying as long as I can. This doesn’t feel like an RV park, there are 2 tanks you can catch and release fish. I have enjoyed watching the turtles in the evening as I walk my little dog.

The best RV Park I’ve been to in a while. i spent about two weeks here. They gave me back partial of my deposit because I did have used electricity. I just saw my account credited today! They have very nice Facilities and I would highly recommend anyone needing a stay here to come here! The best management over all of Texas! You’ll be pleased! (Edit: Yes, in your Google maps you’ll see train tracks. The train horn didn’t affect my sleep! Even though the trains come thru 5 to 6 times day/nightly. At night the trains don’t blow hard.. during the day that’s a different Beast. Anyhow... wish I Knew about the trains before getting here, either way... I’m stay here again! The best Atmosphere in RV camping! Worth the stay if your not sensitive to the train horns.). (Edit 2: you get used to it)

We are giving this place three stars. Let me start with the positives. You can receive packages. Neighbors are nice. Able to have bikes, toys etc outside. They have a laundry area, we used one single time. Now the negatives. Lawn care not kept up with. Cockroaches all over outside. They are literally running around everywhere on the ground! (And yes they WILL get inside-YUCK) Wasp nest after wasp nest after wasp nests in their trees and all. Train plows through very very often. The speed limit is there but not enforced. People drive through very fast. Sewer smells all the time.
