Palm Harbor Estates in Mesa (AZ) is a very clean and well maintained mobile and RV park. This is a family-friendly park, which are hard to find in the Phoenix area. This park is for longer stays. There is a pool, laundry room, and clubhouse for guests. It is a gated community as well. Highly recommended!

Edit 4. I had planned to stay long term but ended up only 3 months. The good....cox cable internet and a pool. Power is not meterd thru the park but thru the power co and they had it on in 20 min with a $200 depostit. Water is not bad. The not so good. First you can not use flex sewer pipe, you must hard line in. I was not prepaird for that but now all i use is hard line and hate the flex tube. The first month i was there i was told the rent will go up $200 so moving back to casa grande RV park and driving to mesa was again cheaper. Then add to that they had constant construction on every home and pavement. They tore the roofs off and after a storm blew all the insolation and construction trash into my spot....i got busted for the clean up!.... i threw all the trash i to an open windo of the place it came from lol. Mail is in lock boxes ran by the post office and you have to pay for a key at the post office. Just got to expincive and way to much construcrion. Took 17 days to get my deposit back too. You pay for power, water sewer and trash on top of your rent. Several things they did allow like trailers in your space was a nice bonus but they ended that. New management new rules, higher rent and added fees...i split. I pay 700 a month now as of jan 2025 in casa grande..water sewer and trash included!

The Office at Palm Harbor community is Awesome..Has always been very friendly helpful and tries to accommodate it's residents and has maintained our community and holding it up to higher standards ..Kid friendly and safe and even safer with our new security gates going up and hopefully still in the making a community park to make it that much better for the kids. MANGER Has always been fair in their requests and nothing ridiculous as we all hear in the news about HOA's. Great staff great residents and good community .Keep up the great work Mrs Brock!

This is a great place to live in. Everyone here is extremely friendly. Rita the manager was extremely helpful when I got attacked by a dog. She seemed like she sincerely cared about my well being. The handyman here work hard, you never see trash around the road. This place is always cleaned. And things here are always up to date and fixed. They are very nice people and are ready to help.

Great location, quiet community and affordable! We found this park by sheer luck when we were desperately looking for rv parking during snowbird season. We were pleased to see how clean the entire park is kept. The roads are nice and wide for any rvers who are curious. The pool is a nice luxury to have in the desert. The sites have nice big concrete pads so you can enjoy spending time outside. It’s very quiet here and centrally located so any shopping you can imagine is within 15 minutes. For the outdoor lovers, lots of hiking options are within 20 minutes as well as the Desert Botanical Gardens. Rita in the office as well as all maintenance staff were extremely kind and helpful. We had a minor water leak and they had it fixed within the hour. I would highly recommend this park as it’s a hidden gem for rvers who want or need to be near mesa/Tempe/phoenix but don’t want to deal with unreasonable rates or only 55+ rules. Highly recommend it and we would stay again!

19 pages of rules, some of which are legally shaky The remodels they are doing had roofs, windows and doors removed and left exposed during several good monsoon storms. Several houses were just painted over without replacing rotting siding. Old skirting was removed and new skirting put up without addressing Falling insulation and sagging and pinched ductwork. If you make any complaints to the office about issues in park, they force you out. Buyer beware and have your own inspections done prior to closing Update: after receiving reply from owner, they have not checked their records, otherwise they would have found i lived in the park from 2018 until I was told through text that I might receive a 10day notice in October of 2022 to vacate as the lot was needed for a new mobile. The packet is not the same as other parks, which I had to look for on short notice and found one. I'm leaving this up so everyone can make their own independent assessment.

Update! In a few months time, there’s already New Homes and Remodeled homes along with the new streets and renovated clubhouse! This is definitely a Premier Community for families! 😃 Tonya is a very nice manager and very professional! Excited for the updates coming soon and still affordable!

Great place to live until the snow birds or winter people come to town and then it gets packed and is loud and people just walk through your yard with no respect whatsoever
