Let me just say this. ^ most of the reviews unfortunately are people that are getting discounted rent living there. but I’ll be honest … I’ve lived here for YEARS and these are not only MY PERSONAL experiences but the neighbors I’ve had within the past few months experiences as well. The owners live out of the country most of the year which unfortunately leads to TERRIBLE management. We’ve had 7-8 rental managers just between the start of 2025 and currently !! Between Haleigh (current) and Danielle those were the WORST managers the park has seen . You won’t get your mail on time, or at all. the laundry facilities most of the time are out of service and quite frankly nasty as hell. Not only that, 10/10 SOMETHING if not multiple things in your space or of your property WILL be damaged or stollen . Then to top it off they’re going to charge you WHATEVER they feel like NOT what you sign on your lease !!! Don’t get me wrong, from the outside looking in this place looks like a family friendly place YOURE WRONG . Drugs, thieves … the park used to be so quiet and nice . The rental manager picks and chooses who should get discounts on their rent while she steal power and water from the lot beside her while she gauges everybody else’s rent bill ! She doesn’t manage the park or the sites and INSTEAD allows her family and children to use park equipment like the golf cart for example as a ride around toy for her children . If you have any problems or issues you won’t be able to get in contact WITH THE EMERGENCY NUMBER for days , She will have you sign a set of park rules that she will expect YOU to abide by, keep in mind that completely excludes herself, and her family members. You can easily take a drive through the park and see for yourself 😊😊the empty lots speak for themselves. So do the people who have been here for YEARS that are up and leaving . It’s sad because I’ve grown to love the area but the owners are more worried about money then their park being ran professionally. Thankful we left a few days ago, time to move on!

I absolutely love living here. Super kid friendly! There are always holiday celebrations and activities. The park is well maintained and Haleigh is always such a pleasure to speak with. If you want to enjoy the beach it’s only about a 20-25 min drive!! I highly recommend this park for your next weekend vacation or long term living!

RV park accommodates both long-term and short-term residents also offers bath house and washer and dryer accommodations include a kitchen with stove microwave refrigerator and cabinet space for preparing larger meals the landscaping includes a koi pond

We had a very enjoyable 4 month stay at Magnolia Farms Rv Park. It is clean and well maintained. The management is attentive to our well being and safety . I would definitely recommend this park for anyone that wants to be in the country atmosphere and have lots of amenities close by.

It has a clubhouse and showers club out of the full kitchen, so you don’t have to try to cook in a small camper every day

We stay a month here and enjoyed our stay. We found the park to be clean. The clubhouse is nice, had a full kitchen, the shower were hot and large & clean . The staff was friendly and helpful. They have a few community events. The lots were level and decent in size. Thre rent was reasonable Town and propane were 15 min away. Cute town with everything you need. We would come back. A happy RVer

Extremely poor management, rarely are the managers on site, wooden patios are broken with holes and loose or missing boards, fenced dog area has been overrun with weeds for a year, when asked to fix any issues management will tell you what you want to hear if they even answer or respond, the female Kay is a straight up bully, will talk about other guests to everyone thinks she's a big dog talks down to people like they are 2 just rude as rude can be. The club house looks more like a druggies flop house with little to nothing more than a card table, nasty broke down couch and the showers are full of mold and soap scum, no one cleans them. There are zero rules enforced, witnessed 3 different dogs running free while there is a strict rule about them being leashed Kay and Tom do nothing but bully and belittle people. The company they work for has been involved in a few big legal lawsuits for their substandard practices and wrong doing of tenants. Stay away from this park unless you want to be around roaches and druggies and treated like a piece of crap.

I was at Magnolia Farms RV park 2 or 3 years ago. The park was pretty well maintained, the restrooms were clean and the laundry was clean and well maintained. The management most of the time had fun activities like Taco Tuesday, bond fires, and community holiday dinners. But Jennifer and Jeff would cater to certain campers And Jennifer would talk about people behind their back. Jeff wasn’t any better. They even had the audacity to evict people without giving them a written notice, per Alabama law. All l can say that if Jennifer and Jeff are still the managers, watch your back.

Excellent WiFi for streaming/working, small campground not too many neighbors in a rural setting with quiet streets. Laundry facilities onsite and bath house. Only 25 minutes from the beach and other attractions making it close but quite.The manger Jen is very friendly and helpful!
