Not very good all the lots flood when it rains not fun

Only stay here if you don't value your safety. We stayed here for a few months, but left after we were attacked by a guy that the onsite managers claim they are trying to evict for not paying rent for more than a year. He attacked us last weekend, and it wasn't the first time he's attacked someone in this park. The managers didn't even come check on us over the last week, and they still haven't fixed the water connection to the neighbor that was broken in the attack. The maintenance manager left early to watch a football game than focusing on fixing things. Let me not forget the fact that the guy who attacked us had called the old maintenance manager and tried to find out how to turn off the power to the entire park. The current maintenance manager was informed of this by the previous maintenance manager. He was informed the power box doors were wide open but he said he would deal with it later because the Seahawks game was on. Later never came. Thankfully a neighbor screwed the door shut so that the crazy guy would not have easy access to the power grid. On top of that, the park is overrun with stray cats, kids play all over the place (even in your space, under your vehicles and RV, and they don't listen when you tell them to leave - insurance issue or lawsuit waiting to happen!), and most dog owners don't pick up after their dogs. Oh, and don't forget the bathrooms don't have soap, sometimes don't even have toilet paper, and you're lucky if the shower has hot water. You're super lucky if the restroom floor isn't covered in feces (yup, you read that right) and if the toilets aren't clogged. Do not use the washers and dryers - people put feces on the machines and usually the machines don't work. The managers care less than the owner about the tenants and how it is ran. The managers avoided us for the last week. But hey, they don't do credit checks, background checks, or make you show proof of income, so anyone is welcome - ANYONE. Most of the tenants are supposedly in the eviction process (according to the managers)... but the maintenance manager told me he was delivering 2 week notices to several people who were still there after 2 weeks. And expect to see the cops there at least once a day for domestic disturbance/DV. And one person apparently calls the cops because of the ghosts in her RV. Even the cops have said this is the ghetto of Monte. It used to be nice and a great place to stay when it was under the previous owners.

Watch out for all the potholes. And big ones at that. Mud hole. not kept up. Two out of 4 washers work and dirty. I give it a 01. Manager is nice but owner must not care what gets down

Gotta give ‘em 5 because Mike the manager is very helpful and kind. Friendly full-timers here and when we had an emergency repair on our vehicle, we were able to stay overnight and it was walking distance to the mechanic and groceries.

We went for the hiking vs the camping. It is a swamp with a nice board walk through a good deal of the trail. There are clouds of black gnats everywhere there is shade. The park is open and there were kids having an awesome time. In all it is pretty nice there.

The keepers living here give off a weird vibe. Like your intruding. Maybe its just the way they have there house. Camp grounds are all open to other campers. If you like privacy when camping you might not like it. Awesome playground. And beautiful River.

The manager, Mike, is so helpful and nice. The neighbors are all pretty cool. Clean and quiet but for the highway. But it's not bad at all. Love hearing the train also. Close to the lakes and shopping.
