Rancho San Manuel Mobile Home & RV Park
Overview
Rancho San Manuel Mobile Home & RV Park offers a peaceful and well-maintained retreat nestled in the foothills of the Santa Catalina Mountains. This community-oriented park provides a blend of long-term residential living and welcoming spaces for RV travelers seeking a quiet home base. Visitors often appreciate the quiet atmosphere and the stunning vistas of the surrounding Arizona desert. It serves as an excellent stop for those looking to escape the bustle of larger cities while remaining close enough to essential services.
Location & Surroundings
Located in the historic mining community of San Manuel, Arizona, the park is situated within the beautiful San Pedro Valley. The elevation here provides a slightly cooler scenic high-desert climate compared to the lower desert floor, making it pleasant for evening relaxation. The park is surrounded by rugged landscapes and wide-open skies, offering guests a true sense of the rural Southwest. The local community provides a friendly backdrop with small-town charm and easy access to local grocery stores and diners.
Amenities & Park Features
The park is designed with practicality and comfort in mind for the modern RVer. Guests have access to full hookup sites that include water, sewer, and both 30 and 50 amp service to accommodate a variety of rig sizes. The roads within the park are paved, which helps keep dust to a minimum and provides easy maneuvering for larger trailers and motorhomes. For added convenience, travelers can utilize the on-site laundry facilities and benefit from the pet-friendly policy that allows for walks through the quiet neighborhood streets.
Nearby Attractions & Things to Do
Outdoor exploration is the primary draw for those staying in the San Manuel area. Just a short drive away, guests can visit Oracle State Park, a designated International Dark Sky Park perfect for stargazing and hiking. The world-renowned Biosphere 2 is also nearby, offering fascinating tours of its unique closed ecological systems. For those who enjoy trekking, the Arizona Trail passes through the region, providing miles of scenic pathways for hikers and mountain bikers looking to experience the local flora and fauna.
Who This Park Is Best For
This park is an ideal fit for long-term travelers and snowbirds who prefer a residential feel over a high-turnover resort environment. It is particularly well-suited for outdoor enthusiasts who use their RV as a basecamp for off-roading, hiking, or birdwatching in the San Pedro Valley. If you are a traveler who values a secure, quiet, and no-frills location with majestic mountain views and friendly neighbors, Rancho San Manuel provides exactly the right balance of utility and tranquility.

People near to me broke into my place several times and was stealing my belongings . They stole all kinds of stuff clothes . Even coins . So cheap they stole packs of toilet paper . They would wait until i went away to come into my home .

Hubby and I have been here a little over a month with a few more days left. When we arrived, I think we were the only non-permanent residents on site. Everyone has been super nice and management has been actively cleaning up the park. It looks a lot better from when we got here. I would definitely come back here again. The only thing that I have to complain about is how COLD the bath house is, and how long it takes for the showers to get nuke warm. (Waited as long as 15 min before). Also, we stayed here through the month of December & January so I've been told that could affect the water. Idk I don't hold it against the park. I'd recommend this place, and I'd definitely come back if we find ourselves in the area again.

This is a nice quiet place to bring up your kids. Here in the park we have new management. That has taken the park and brought it back to life. Rob the manager is a very understanding man that has a family of his own and understands what it takes to make a park like this work Thanks Rob for all you do for us...
