We loved our stay. We were in our travel trailer and had a nice spot, the caretakers were very friendly and super helpful! Its literally just off the 1!

We booked a spot with our van for a month after we had to vacate our home. We were immediately ostracized for putting up a shade structure and cooking outside. EVERYONE had something to say. We were made to feel unwelcome... we were hassled at the pool by some man watching my wife on a camera pointed at the hot tub. The laundry room smelled from Cigarette smoke wafting in from a nearby resident. And finally we were kicked out after my wife and i had an arguement due to the stress of homelessness and the negative vibe at the Park. Bay Pines kept our money after they kicked us out and told us not to return. A WHOLLY NEGATIVE EXPERIENCE. If you want to be scrutinized and be the talk of the park because you dont live there...by all means stay at Bay Pines. But i warned you

Was hoping our return visit would not have the same miserable managers running the place even further down. The park is in terrible shape with the roads torn up and so many vacancies. I understand why when they raised the price 400.00 a month to make up for the loses the office manage has created over the last 4 years. Owners should be looking at mismanagement on her part for bad occupancy rate since she is the only one allowed to book monthly people. Her ability to read people like the hooker that was here and the family that fighting with police coming to a but dial were choice. People have complained it took too long to get an answer for a reservation and had to make a decision to make other arrangements. I have never seen more full time people year round than ever before. I was told the previous management tried to limit less than half permanents to reduce rates and that this management choice not to handpick new tenants and let people sell to whomever they want. This also included spaces that the park should have take back for in an outs after they were 20 years old. This place is empty for a reason. Nice that the owners decided to refinish the pool after years of fiberglass getting in to people's skin and eyes. For the price, we will be staying where there are more amenities and better shape parks in the area. Not worth the value. Not worth being around the miserable managers, maybe they should retire or does the owners mind financing the office managers retirement fund for chasing people off and make others around them miserable. Not worth watching the maintenance another terrible maintenance guy being a sloth. The owners should about how the previous management team were successful and why it worked. Covid had nothing to do with bad manners, bad judgement by the current manager as to why you have very low occupancy before alienating those who have been loyal and respectful to the park.

This park has really went down hill, now they raised the prices so crazily high and you don't get anything for it. Roads are terrible, electricity is only 30 amps and the running of the park has slacked so badly I don't know why they keep the management team. If your not on good terms with them then you don't stand a chance. First they can't even fill up the park and we have watched as permanent spots open up they give them to people they are friends with or give them to the lazy maintenance guys family. He sure gets alot considering he spends more time smoking on his deck while everyone else works. Also crazy rules, if you have pets dont come here. And they tell you NO electric heaters allowed but you can look over at the maintenance guys patio and see it running, and it looks like the assistant manager is using one outside in front of her rig. This park has fallen to ruins. I feel sorry for the other long timers who don't stand a chance cause of prices and favoritism.

Positives: location was great, staff was friendly, laundry room was nice and clean and very reasonably priced. Negatives: RV spots are very tight, website says they have wifi but they absolutely do not, which is a major issue for me as I work remote and specifically choose campgrounds that have wifi. If you have Tmobile you will be ok as there is a tower close by, but it's false advertising to not remove that from the website. Also, and this is a big one for me, they are "dog tolerant" NOT dog friendly. Dogs are allowed, but they basically are not allowed anywhere in the park except one tiny area all the way in the back corner. They are not allowed on the grass or anywhere on the side of the street inside the park. They expect you to take your dog across the street behind parked cars in a tick infested non mowed area. It's really ridiculous. I'd appreciate honesty on the website, because we definitely would have chosen a different location. We would not stay here again.

Just spent my time here as I have for years. This is the cleanest and well maintained park youll find. Management team is the greatest. They are very strict on rules but you have to be. Bathrooms are dated but very very clean, Gayle and Paula keep them spotless and they keep a mop handy so if you get water outside of the stall you can mop it up instead of tracking it through the bathroom. The pool has been redone and looks gorgeous! And stays nice and heated. The park stays raked and spotless, Brian and Jeff makes sure everything is trimmed, raked and repaired. Not sure what the other guy Donny does, all he seems to do is ride around , talking , working on his truck that is parked in storage, yet they don't let others park there but employees get to do things others cant, and he spends over half the day on his deck smoking with his wife. He is almost as bad as the guy he replaced. Lazy, lazy, If you need him you'll find him there. Other then him it's the best park you'll find, dated but peaceful. See everyone next year!

I took a side trip and had no reservation booked in the Morro Bay Area and everything was full due to the mid-state fair. I googled random places and found Bay Pines. The pictures looked cute and let’s face it, It was Bay Pines or the side of the road boon docking. Ms. Sonia answered the phone and was the sweetest lady ever! she told me to come on down, she had a spot! I showed up with little to no expectations and what a beautiful surprise!! She put me in spot 72 which is on the main corner as you come in the park. I was hesitant but, didn’t really have any other options. I checked in, got settled and took my dog for a walk around the perimeter. Bay Pines is one of the cleanest, friendliest, quietest parks I’ve ever stayed. A lot of the people seem to be full timers and their spots are meticulously clean. There was no traffic on my corner coming in and out of the park and despite the pool and hot tub also being a few feet away, it was silent. The park has a small playground and dog park again meticulously clean. I don’t write many reviews as I believe when you pay for something, you should get it however, I can’t not write a review on this park. The park is a beautiful gem hidden in a quiet beautiful spot yet easy to find, right off the main road. Despite the fact I can camp in State Parks for free as a Veteran, when I come this way again. I will definitely pay to stay at Bay Pines Travel Trailer Park. If you decide to stay, be sure and say hello to Sonia- She is one of the nicest ladies!!! I was greeted like family last night and I’m going to be bummed when I leave today. Thank you Bay Pines!!! If I could give you 10 stars I would! Edit: ( I was driving a 31 foot Class C by myself and was able to back into the site with no problems and I’m “ a girl” 🤪) although I didn’t use the laundry room it is available and again very clean and well lit)

Staying in the area for the month. Staff and management were very friendly and made our stay very enjoyable. Grounds are clean, park is quiet and close to beach, stores and shopping. Full hookups and site was comfortable for our 37’ class A.

Positives: great location and clean. Front desk person was nice. Negatives: The park is older therefore there is not enough space for big rigs (35ft 5th wheel) to back into spot. Patience! However it’s hard to be patient because permanent residents are all out watching and criticizing and reporting to management if you happen to cross over onto their space while maneuvering to get your rig lined up. Bad experience and we are seasoned RVers. Cameras everywhere, creepy. You are constantly being watched. We had to park on the street outside of the park because there wasn’t enough room for our truck even though they advertise that there is enough room for 2 vehicles. There is if you have 2 small vehicles that you can angle in. We won’t go back.

We've been coming every Summer for many years and for the past 3 its been going down hill. The managers is a pair of grumps. They are rude to everyone. When we came in this summer the other office worker was checking us in and the manager came down and glaired at us. The other day we were all at the pool and we heard the male manager screaming at one of his employees. We heard lots of profanities and she left in tears. We are all going to write letters to the owners asking for change. The rest of the staff is great, good assistant mngers and very helpful maintenance guys. And still clean pool and bathrooms . Just very stressful

We come every year but this year has been terrible. First off the manager and assistant manager teams were great. The bathroom crew as always is spot on. Clean clean! But the other maintenance guy is rude and down right dirty looking. It was the 4th of July weekend and he never took off his ratty house slippers. He was cleaning the pool in sweats house slippers and a cigarette hanging out of his mouth. You can hear him swearing constantly too when he talks to anyone. His spot looks terrible too and it sits on the first row so everyone has to walk past it. The owners need to be made aware of him. But other then that we love it here, quiet and clean.

Stay away. Staff very rude. They have cameras everywhere and micro-manage. Monthly rate is cheap for $635 but not worth it in my opinion. Watch out for a hidden camera few feet above your head in their tiny hot tub. And watch out for the crazy lady who works there who literally runs after people telling them to pick up after themselves in pool, etc.
