Very rude, also threatening! I texted the number on the side of his truck to tell him its a violation to park in a disabled parking spot. Location Waffle House Ft Campbell BLVD. Then he went on a verbally abusive rant. Someone a day before told me about him parking there with no plate or placard, so I guess he assumed it was that person. Seems quite unhinged and aggressive. Needs to not be so rude and abusive towards females. I don't drive a Avalanche, Subaru!

Been a resident for several years off and on and I'm still a resident but in a different park called New day estates as I bought and paid for my current home in 2021. I have to say it's a great place to live. The only reason why people complain is because they was probably evicted and left the homes trashed. James is a great landlord

I lived here for 5 years renting to own my trailer. As soon as I paid it off lot rent was raised by $75 the trailer was a fixer upper and needed WAY more work than was stated. Most of the outlets didn't work. Roof was leaking and getting worse. Refrigerator didn't get cold. Hot water heater didn't work and kept breaking. Fixed it twice and replaced it once. Still doesn't work. They only mow your grass about once a month. Sometimes even longer. They shut water off to work on the pipes CONSTANTLY and do not give you any warning. The landlord called humane services and LIED TO THEM just hoping they would take my dog for some reason! He said dog was trapped outside in a fence with no food and water when he clearly had both and is over weight. I was home at the time and could have helped the dog if he was actually concerned. He then told me I wasn't allowed to have the dog as per my lease but that was not true and I kept him for 2 years while this guy threatened to have me evicted. All lies. I signed. My lease with someone else and had already had the dog 3 years when he decided he was upset about it. Landlord also busted pipes behind my house that were spraying the back of the house. He left them that way and said nothing! I got home to no water pressure and had to fix the pipe with what I had. There is something wrong with their sewer system. It is always backing up and they're constantly working on it. For some reason the landlord seems to be living/ sleeping at the office at night. I would not advise anyone to live here! It is "cheap" compared to some places but do yourself a favor and pay $50-$100 extra each month for a liveable house! I am actually paying less now per month and have everything I need. Everything works and no roof leaks! Landlord is great and actually helpful here!

Dont move here! We were taken advantage of because we were desperate. The trailer is not level, the power shuts off if we plug in a space heater (no heat or air). And there are leaks around the doors and windows and this is the nicest they had available. Some he called move in ready had holes if floors and walls. There are no floors just pieced together sub flooring with soft spots everywhere. We paid $2200 to move in and $1200 a month rent to own. Had a contractor look at it and he said this place is not worth $1200 nor is it worth sinking money into to fix it up. He is shady. Literally was adding his personal fee to the deposit for "his time spent showing the places". Literally took 6 groups at the same time and you got 5 minutes to look before he moved to the next trailer. Many of the major issues were intentionally hidden.
