I stayed here for three days. The park is quiet and has mature shade trees.
Very inexpensive compared to the large chains. The restrooms were very clean! And the laundry facility as well. The staff was very accommodating and responsive to my requests, I would say give this RV Park a try. It's rare that you get this type of treatment from the KOA's and Sams parks! And it's close to many different styles of restaurants. Teds Steak house and some Mexican places as well.

WORST LODGING EXPERIENCE POSSIBLE. Wouldn’t recommend to anyone who wants a stress-free stay. Never got to use the property, never got a refund. Will update if the property ever responds to our messages. If you want the full experience, it’s below:

My wife and I booked a tiny home reservation and never got a welcome email with the access code for the property which should have been the first red flag of how this experience was going to go. When we arrived and found the office closed, we saw there were signs on the door to call an after hours number for help, which we did with no answer. When the call went to voicemail, it said to text the number and someone will respond back, which after texting, also received no response. There were 3 different numbers for the property and we reached out to all of them via call, text, and even messaged the property through our booking provider (Expedia). (Side note, have booked through Expedia before and no issues for other properties we’ve stayed at)

We talked to a couple of other tenets at the property and they all said that the property was horrible at communication and good luck getting ahold of them.

At this point with the non-responsive property, we had to find another place to sleep for the night. The day after we received an auto generated email asking us to take a survey about our stay and still have not been reached out to from anyone at the property personally.

We would love a full refund because we didn’t get to lodge here, and will update this review accordingly if the property reaches out to us.

We stayed in one of the yurts after spending a week in an expensive VRBO in Ouray, and we were nonetheless impressed. The yurt has AC, a fan, water bottles, coffee, clean sheets, and a dome to see the stars. Access to it and nearby bathroom were electronic and convenient. The bathroom was perhaps the cleanest I’ve seen in a campground. We would love to stay longer if we didn’t have to go home to TX. Highly recommend!

Our first time reserving a tiny house at an RV park and it was hand down the most comfortable night of our trip. Had everything we needed AND a babbling brook right outside the door. They were very accommodating with our late check in too. I wish we had stayed longer.

I was skeptical to book because of some past reviews but I sure am glad I did! Megan was so helpful!! She fixed a date mistake I made, put us in a site she knew we would fit in and was so accommodating and kind. Yes the spaces are a bit narrow but plenty long to fit us. The campground is close to the Black Canyon of the Gunnison NP and close to all amenities you need in town. The bathrooms, showers and laundry were some of the cleanest and nicest I have seen and we have camped at 100's of places. It is under new management so maybe that is why the past reviews do not reflect what we experienced. . Campground is simple but perfect for our needs. They could not have been nicer.

We had to alter our plans due to flooding on wolf Creek Pass. So we reached out to these guys and ended up in the coolest little yurt. The first time I have ever stayed in one. It was very cute and cozy.

We just needed a last minute place to stay for 2 couples. Stayed in a tiny house. It was very accommodating. Unfortunately we were in and out before had a chance to really enjoy everything to the fullest, but we loved that it was right next the the river. It was quite relaxing.

Great stay! We chose a yurt and it was very cozy, right by the creek! We ran into town for some food and had a nice evening while passing through on our way to other adventures. I did notice patrons not following the leash pets rule, and while we did follow the rules, we were a little leery of other dogs approaching us.

Just know before booking that the Creekside Cabin is tiny and does NOT have running water… (which may be fine for some but not for me).
The bed is uncomfortable and lumpy.
The location is in the middle of town.  And the “creek” is a milky, yucky looking water.
There were multiple dogs running loose. (I guess from the permanent residents that stay here).
I personally was not comfortable at all here.  The facility is clean, though, and the lady on staff was friendly and listened to my complaint.

Bug Infestation- Do not stay here!
My family stayed in the Black Canyon Cabin. Office was closed when we arrived. As the evening progressed, we discovered a bug infestation. Flying bugs. Beds, pillows, walls, floors, windows; in every room. I swept the entire cabin floors, finding hundreds of dead & living bugs. We purchase essential oils, essential oil plug ins, & citronella candles to attempt to fend them off. I wiped the walls/windows with disinfectant. They kept coming in abundance. This was after a day of traveling. No one got much sleep. We woke to bugs on the beds/pillows/floors/ walls. We were out before the office opened, due to my daughter's swim meet schedule. That evening, there were more bugs, but less than the first night. We discovered many were entering through the windows, so we taped what we could. There was remnants of previous tape that had been removed. More cleaning that evening. The bugs seemed to slow with the taping, but were still getting in. We made sure to not open any windows or leave the door open. The front door does not close completely- seemed a security concern- not sure if the bugs were entering. The "enclosed" porch had numerous rips and tears, many large openings. See pics for details, all taken after the clean ups. Aside from the bugs, we cleaned up hair on the linens, in the fridge, & throughout the cabin. Linens had blood stains. The day we left, the manager asked "how were the bugs"? She stated she did not think they should be renting it and was aware.

**8/01/25**  although I find the response that it was bug season unacceptable for renting out an infested property knowingly, I appreciate the eventual response from management to commit to doing better and mitigating future issues, as well as refunding our stay.  Best of luck.

Stayed overnight: June,2021
15 minutes away to the Black Canyon of the Gunnison National Park. One of the owners recommended us which viewpoint was the best to see, restaurants to enjoy, and other things to do. He's funny and truly willing to help. Their mini golf gave us some entertainment while waiting for our time to check out.
Overall, if you’re looking to see the Gunnison National Park, this is the great rv place to stay.

Great location and fair price, but needs work. It has all the workings to be great. A large, shady lot, decent size sites, beautiful creek runs through it, and great little tiny houses and cabins. 1 mi from historic downtown Montrose, 20 mi to Black Canyon, an hour to Telluride and Ouray. But only one set of bathrooms, which are old and not super clean. Laundry room is also small, only three washers and dryers. No other amenities. With some work and upgrades, and better marketing, they'd pack this place. That said, we enjoyed our stay, and have no major complaints.

The owners and manager are great folks. They run an extremely clean and safe park. Right on the Uncompahgre River. Very nice park! Highly recommend.

Stayed in the 'Sugar Shack", it was cute, clean, and quiet with just the sounds of the river. Had a great stay!
