I have been living in Citrus Valley for 8 months and I have never paid more then $60 of water. I have never live in a place where the management only want to take the money from the few tenants that are left. My water bill increases by 3 time more. This is just ridiculous 🙄. I would love corporate to get in touch with because I know that I am not the only one that is upset.

I am very sad and angry at this time right now. Manager Daniel Olivarez gave me alot of turn arounds about my deposit he mentioned it was approved left me read and told my husband I would receive my deposit and nothing yet. We did not receive the deposit as told and he called but he mentioned our home was very dirty and with alot of damages which is not true. I am very upset and sad with my busy scheduled i made everything right and left the trailer in excellent condition. Update : 7/25/25 almost a moth I moved out no deposit no deduction letter to start the process with Justice of the Peace. Very in professional I will be letting know as much people I can to never ever rent there homes!

Horrible experience once we left. The Manager made sure to let us know we left the unit in very good condition yet after 3 months we have not received our Deposit or a list of defects if any. We have attempted to contact them countless times and they are never in the office they also do not return calls after a voicemail is left. Texted the manager several times and always said that she needed to ask her husband what happened with the deposit. Attempted to escalate to higher and got no response and nothing after voicemail. Have given them our forwarding address multiple times and nothing has come in. I urge you all to avoid this place at all costs. I see them answer to reviews here yet not to tenants who have left and are asking for what is theirs. It has gotten to the point where we will be moving this to court. Note that after we told Sandra we would take it to court if we do not receive the deposit she stopped replying.

I don't recommend this place at all. Yes the neighborhood is good, pacific. But management is HORRIBLE. They are very rude and never solve anything. There's ants, mold, and toilets keep running water constantly, then they charge us a lot for water. And don't fall for kindness from office staff, they have 0% kindness. Never in my life have i ever dealt with management like this. Mind you our rent payment is on time EVERY month. I would really want for someone higher than management to reach out to me.

Came to visit a Friend that lives here. She loves living here. She says its very peaceful. Her neighbors are very friendly people. It has a Swimming Pool and a small library that you can check out books to read.

Best place to stay in McAllen!!! Love the citrus trees all over the park and a lot of the people that live there have been staying at that park for over 20 years. They have built their own little community. Everyone is really friendly. The manager Mario is a very sweet, nice individual always attentive to everyone's needs. I highly recomment you will not be disappointed. I will continue to come back.
