Oh.. they're just over here breaking pretty much every law outlined in A.R.S. Section 33-2105: "33-2105. Terms and conditions of rental agreement; notice, removal

A. At the request of either the landlord or the tenant, a signed, written rental agreement shall be executed. The rental agreement shall be executed in good faith by both parties and shall not provide for the waiver of any rights given to either party by other provisions of this chapter. The rental agreement shall be for a specific period and: 1. Shall include:

(a) The amount of the rent. Rent is payable without demand or notice at the time and place agreed on by the parties.

Unless otherwise agreed, rent is uniformly apportionable from day to day.

(b) The amount of any security deposit.

2. May provide that the landlord may charge a late fee of not more than five dollars per day from the due date of the rent

until the rent is paid if the rent is not remitted by the sixth day after the due date."

ITS ILLEGAL TO CHARGE A LATE FEE FOR ANY RV RESIDENT THAT HAS STAYED LONGER THAN 180 DAYS ANY SOONER THAN 5 DAYS AFTER INITAL RENT WAS DUE AND ALSO ILLEGAL TO CHARGE MORE RHAN $5 PER DAY! So glad I left this place!!!

Awesome place if you are looking for a home for your fifth wheel. Looks super cozy and always clean. While I was there I didnt notice any of the bad "activities" that come with rv parks.

I just moved in to this park two weeks ago and everything has been great.  The ladies in the office are friendly and accommodating.  The workers are always out and about keeping the grounds well-maintained and groomed; I think I will stay for a while as it already feels like home

Our RV site was great.
Park WiFi could be improved. Placement of RV dump on site could have been located better but it works. The dump spot is right by your neighbors picnic table.
Pool and hot tub were very nice. Spacious area.

We only stayed one night, with a late arrival and early departure, as we needed a place to sleep before going to the airport. It was a last-minute reservation on our part, and the staff was very friendly and helpful. They had good communication. We were able to get a pull through site for our 30 foot class C RV. It was easy to get in and out of our site as well as easy to drive through the RV park in general. Super clean bath house with soft toilet paper. It is next to the highway, so you do hear the highway noise, but other than that it was quiet.

My family is staying here for a few months and when I initially read the reviews I was a but worried after my first few weeks staying here I enjoy the park. The amenities are always clean the sites work well and the office is nice and accommodating. The planes flying over can be loud but only when outside and are a nice site to see especially for kids during the day. Inside my rv is not loud or busy at all. Overall 10/10

It’s a working persons park. Lots of long time residents as well as folks from northern states working construction here. No idea what the 10 old criteria is about as half the rv’s are older than that. Very friendly staff. Good location for access. They keep it pretty clean. Septic issues seem to be ongoing. VERY loud 24/7. Right next to the freeway and on the approach for the busiest private airport I’ve ever seen. I’d only stay here again in a pinch as we didn’t get a lot of rest during our month long stay.

While the park itself isn't too bad, the office staff have a tendency to be overly judgemental to some guests and have outright lied on several occasions.  If you don't mind having your rent raised every month, or paying extra for vehicles and or trailers and then being forced to move them without a refund of your money and your water and or electricity being shut off randomly throughout the day with no warning or notice,  and having to go through water filters every month because of how bad the water is, and water pressure changes that ultimately damage your rv, then this is the place for you.    There is also a pretty serious stray cat issue, which the park deems as "wildlife", thus dissolving themselves of any responsibility for they damage they cause.  ie : your RV and anything you have outside being sprayed by the "wildlife".  And the free wifi that hardly ever works.   They DO encourage all the petty tattling and petty behavior you can muster up however... It's a fun drama filled wannabe resort.

I've been here a couple of months now and for my first time RV experience, it has been great.  The facilities are cleaned daily,  i can do my laundry on site,  its dog friendly and we feel safe here.

Also Deer Valley  RV Park is very close to everything i need for medical and shopping needs.

DONT WASTE YOUR MONEY HERE! I stayed here for quite a few months while I was working in the area so I definitely have a good perspective of this park. So lets start here, spots were small and a lot of them not level, any rain what so ever and half of the Park was under water. Consistent problems with sewage and anytime we would contact the office nothing was ever done or we were treated if we were the problem instead of having maintenance actually come look at it. Once we asked maintenance on our own to look at it, it was finally taken care of. We watched other people leave their stay early because the sewage was backed up and management wasn't communicating that to maintenance.  Water being shut off atleast every other week. Laundry machines breaking and because they don't own the machines it's basically impossible to get any money back when they break because the company who owns them doesnt awnser the phone. The office is awful at putting any mail in the mailbox when you set one up. (I had to go ask for my mail everytime so what was the point of the mailboxes in the first place?). The location while convenient not placed in a good area, tons of homeless, junk yard right next to the park with dilapidated rvs and junk sitting on the road leading up to it. Gun shots almost everyday. There was a stand off between police and a suspect right behind the park with a helicopter flying over head for over an hour. Located right next to an airport and I've definitely been woken up from planes flying too low to the ground. Electric was insane and my entire deposit was taken to pay for the electric we owed that month... 300 for one month of electric when the box was literally falling over. But we were told there's no way that could be the reason we just used more. Definitely used it the same amount we did the entire time. There was no consistency with the rules of the park. Tons of people had stuff packed behind their rvs. I wouldnt even bring my dog the the dog park because it was always gross from people not pick up after pets. We had a neighbor jump sewage all over the ground due to improper placement of their house and they just left it there. I called the office and they told me they would contact them to get it cleaned up. It was 2 MONTHS before anything was actually done...... there is no excuse for management let sewage sit in their park for 2 months. There were flies everywhere couldn't even use half of our area because there was other peoples sewage all over the ground. There was absolutely no follow through from management and they can't even be bothered to leave the office. Had anyone checked in to see if they had fixed the issue after it was brought up to them the first time they would have seen they didn't do anything to fix the issue. Instead I had to to call again and then finally they got them to put lime powder on it. We didn't even get an apology from management when we should have been given a discounted rate since our rv smelled like sewage inside from that for the first 2 months we were there. (I would literally be embarrassed if I dropped the ball that badly with a guest) I could go on but you get the point.
Main issues: dangerous area, poor management, overpriced for everything stated above.
I wouldn't recommend staying here any longer than a one night stay on your way to the next destination and even then, if you can avoid it, do!

They said the pool was heated.  That is absolutely not true.  You should see the faces on even kids as they jump in!  They jump out fast!  My hubby swims in pretty cool water but even he wouldnt swim. The jacuzzi was foamy.  Facilities (bathrooms, showers ect, are great

We just checked in today, but wanted to jump on and immediately and let the world know how awesome Rocio and Taylor were in the office.   Being under 55 years old, we struggle hard to find a place to stay in the greater Phoenix area.  We have been trying to piece together a month long stay, and found Deer Valley for our first week.  Upon check in, the ladies worked hard to rearrange site assignments and were able to get us  more time.   After more conversations, they are trying even more to work out how to get us a month long space.   We cant say how awesome it is to have staff members greeting with smiles, pleasant & happy attitudes, and really trying to help us out.  Thank you ladies!!

Place is very clean, they just installed WiFi that works great.new pool and spa, bathroom and showers are immaculate. They have security that drives the park at night. there dog park is awesome and it has a doggy washing station. I highly recommend this park.

What a beautiful place I will say. Pool, community center, laundry amenities and proximity to gas stations and other stores, make this a great place to park your RV.

This is a outstanding park. The  managers Jen and Jason take very good care of the park. They understand people and the working people. With all the upgrades this park is wonderful for people to stay  fulltime or  part time. I would recommend this RV PARK  to anyone.

Owner and Staff are fantastic! Watching the improvements in the park is so encouraging. We are going to love our stay! Brand new laundry room, pool, and showers. Lots of great people staying here.  Laid back atmosphere which is so important to us.

This place has been great since the first day my husband and I arrived.  We are here for long term. The ladies in the main building are very professional, accommodating and friendly. There’s been quite a bit of renovations being done all around the campground. It has come along quite a bit these past couple of months.  Pool and hot tub are almost finished…. Looking forward to that. The campground is peaceful and quite at night. We like to sit on the patio and watch the stars and planes. Great location especially because it’s next to I-17. Has many shopping areas and restaurants all near by.
