Gaslight Square Mobile Estates
Overview
Gaslight Square Mobile Estates offers a peaceful and established setting for RVers visiting the El Paso area. Unlike many open-desert parks in the region, this community is known for its abundant mature trees, providing much-needed shade in the West Texas heat. It functions as a hybrid mobile home and RV park, which creates a stable, residential vibe that many travelers appreciate for its quiet nights and neighborly atmosphere. It is a reliable choice for those who prefer a lived-in, community-focused environment over a transient highway stop.
Location & Surroundings
Situated in Canutillo, Texas, the park sits in the scenic Upper Valley region, just a short drive north of El Paso. This location offers the perfect balance of rural quietude and urban convenience. Travelers benefit from quick access to Interstate 10, making it an ideal jumping-off point for those exploring the border region or those heading further west toward New Mexico. The surrounding area features a mix of local farm stands and modern retail developments, reflecting the unique culture of the Rio Grande valley.
Amenities & Park Features
The park provides the essential comforts required for a stress-free stay. Guests can expect full hookup sites including water, sewer, and electricity (30 and 50 amp service). The grounds are well-maintained, featuring wide roads that can accommodate larger units. On-site laundry facilities and professional management ensure that long-term guests and overnight visitors alike have their needs met while enjoying a secure and clean environment. The pet-friendly policy also makes it a welcoming spot for those traveling with four-legged companions.
Nearby Attractions & Things to Do
There is plenty to explore within a short drive of the park. Shoppers will love being close to the Outlet Shoppes at El Paso, which features dozens of designer brands. For outdoor enthusiasts, Franklin Mountains State Park offers incredible hiking and biking trails with sweeping desert views. Families often enjoy the nearby Western Playland Amusement Park or the seasonal fun at Wet n' Wild Waterworld. Additionally, the cultural sites and dining of downtown El Paso are only about twenty minutes away.
Who This Park Is Best For
This park is an excellent choice for travelers who prefer a tranquil, residential atmosphere over the high-energy environment of a tourist resort. It is particularly well-suited for extended stays or for those who need a reliable, big-rig friendly base while conducting business or visiting family in the El Paso area. If you value shade, silence, and simplicity while being close to major city amenities, Gaslight Square provides a comfortable home on the road.

We decided to rent to own a mobile home here about 5 years ago. The buying process was good, I recommend you seek outside financing if possible! Do not be surprised if you have to wait for your title and the taxes to be paid after paying off your home, after speaking to neighbors this seems like a common practice. Maintenance staff is respectful and hardworking! They really make this park enjoyable and are always friendly and professional. Management is inconsistent. They have tried to hire new employees several times, currently you will find Jessica and Araceli as an office team and they have proven to be rude, problematic, unpleasant, unprofessional, loud and hostile together. To current residents, potential residents, and guests. Last year when Yazmin left the company and Araceli took her place is when things started to go downhill again. Most of the residents here would agree with me….the rising cost of space rent ($600) and attitude from office personnel has definitely encouraged many renters to look around and take their homes elsewhere. Most of the good reviews you see are solicited and from friends and family of the people who work here or new comers who don’t know any better yet. Fortunately we do not have to interact with management often… we get along with our neighbors, and pay our lot space on time. If you’re here as a prospective renter or buyer, I would encourage you to look at all the reviews. Be prepared when your water is shut off several times a yr from water leaks and pipes bursting. They also don’t test and monitor the water like they are supposed to. I am not even sure it is safe to drink! Be prepared for notices and double standards when it comes to cars and yards. They don’t want more than two cars parked outside your home but they are okay with that ugly maintenance truck outside the office without tags or a windshield. Crazy that they want to hold you to a certain standard but fail to meet that standard themselves. Be prepared for the weeds, pot holes, speed bumps, trash and debris around the premises and playground. There is huge dead trees all over the community and over the homes that they rent and sell, they are going to become your responsibility if you move here please be warned!! I recommend you have maintenance tend to any trees on the lot before you move in or rent/buy. The community has a huge stray cat problem, you will hear constant cat fights, and see sick and dead cats in the streets. Please refer to photos by visitors! I wish they would bring back the huge dumpsters for residents to use during the spring time. This was a great way to help keep the park clean and motivate residents. They need clean the debris by the park… if you are going to expect residents to keep their areas clean please set the example!

Went in to get information for my mother. Met with Jessica Jaramillo who was very friendly and helpful. Very professional and answered all our questions. She was very knowledgeable and took the time to give us a tour of the property. The mobile homes we toured looked great!

I’ve made the biggest mistake of my life moving in here. This place and the people who live here and in the office are unbelievable. The office women are very mean & uncaring. The rules are very strict & ridiculous. I wanted to improve the lot my trailer was on but all I got was grief. I’m grieving the loss of my husband too. Don’t move here no matter what !!!! My lot is clean, my neighbors don’t care about their lots. There has to be over 100-150 cats that roam around the park.
