If you like “fancy”, this place is not for you. This is a small no frills rv park filled with friendly folks and a very friendly accommodating manager, Adrian. It is a community! It is the least expensive park in the area. We plan to be back next winter.

Super nice park with plenty of shade and reasonable prices. Manager Adrian is a very busy man making sure the tenants are safe, respected, happy and have what they need. We lived here for a year, we had no problems. The only reason we moved is to be closer to church and family. I would highly recommend this park, they make you feel like family.

Was here at J5 for the winter. We couldn’t have ask for nicer people. Manager Adrian was was the best. Very helpful and always working to make things better for everyone. He was number one. Dee in the office was so helpful also. Took care of all of us. Winter Texan are just one big family. I am so happy to have came back.
